Property Ratings at Quebec House
Great location! Units are spacious but can be a bit old. Management changed a couple years ago and my experience has been getting worse ever since. Management only cares about collecting rent on time and is focused on renovating older apartments so they can charge higher rent post-renovation. Maintenance tickets are not addressed in a timely manner; you’ll need to follow up multiple times to get them resolved. Management is not transparent with communications. There was a series of car break-ins on property earlier this year and management did not notify residents after the first incident. They waited until several incidents later before sending out an email to all residents. I actually learned about the car break-ins through the resident listserv before hearing any news from management. Residents asked for cameras to be installed but these requests were ignored. Many residents report problems with pests and humidity control. The latest problem is that management is closing half a parking lot for construction but refuses to provide us details regarding construction duration. I used to really like living here but that’s sadly not the case anymore.
Location is great, and the apartments are nice for the price. Management has taken a nosedive since new management company has taken over. Maintenance takes days instead of hours and some of the people in the office forget that the tenants are their customers. Front desk is very good as another reviewer said!
I am a long-term resident and I’m only giving this poor rating because of the relatively recent change in management. The front desk staff is stellar, and they clearly care about residents. I wish I could say the same for management, which changed during the pandemic. They really only care about clearing a rent check, and not about the safety of tenants or the quality of their maintenance. It took over two months from the time I submitted a maintenance request for a dark spot on my ceiling to be assessed. It ended up being mildew, which is easy to get in a humid environment, but -two months really? Management has poor communication at best, negligent at worst. They have refused to address tenant concerns about safety, and will not send out a message about recent car break-ins on the property. Are the break-ins their fault? No, of course not. However, instead of alerting residents that this is happening and to take precautions, they ignore it, and pretend that nothing happened. It really is a shame because this is a nice area, close to the park, but many long-term residents are frustrated by managements poor handling of recent incidents, and many are looking to move out. I’m sure someone from the property management team will respond disappointment that this has been asked my experience, but they could fix these issues very easily if they chose to - but the clearly won’t! I won’t even get into the illegal marijuana dispensary that was operating out of an apartment that management effectively ignored for MONTHS!
This property has great proximity to both Rock Creek Park and shops/restaurants/metro. You get the best of both worlds! The building and grounds are well-maintained and I've always had fast, friendly service if I needed to call maintenance. My interactions with the leasing and front desk staff have all been positive. I would highly recommend!

Quebec House is a great first apartment if you are new to DC. I lived there for 3 years in a studio in the North building (and during the pandemic) and overall I had a very positive experience. The building is well managed and clean, staff is very friendly, and the apartment itself was a good size considering it's a studio. Repair requests were always addressed in a timely manner, and I found the COVID protocols were safe and prudent (e.g., regular cleaning and mandated masks) without being heavy-handed and too strict (e.g., forbidding visitors). There is plenty of on-street parking because the road in front of the building dead ends to Rock Creek Park, plus Quebec House has a parking lot you can use for free. Also, I found move-out to be very easy and hassle-free. If you stay longer than a year, your lease becomes month-to-month, and all you need to do is notify the leasing office you are leaving 30 days before your move-out date, which can be any time (it doesn't have to be at the end of the month). I appreciated that flexibility. Regarding the amenities, Quebec House has a dog park that is very popular and well used, nice rooftops, and during the pandemic they put lots of benches in the front lawns so people could get outside. Pre-pandemic they would also have little parties for the residents (like an Octoberfest and a Holiday party), which were actually well attended and I thought was a nice touch. The one negative is that the style of the building and apartments is pretty plain (built in the 60's, not much character), but everything else is so convenient it's worth the trade-off in my opinion. Also as other reviews have noted -- unbeatable location! Overall, I'm glad I chose Quebec House as my introduction to DC.

While the property is in a gorgeous location, nested right beside rock creek park, the management is untrustworthy and prone to stiffing residents. In short, I was moving from out of state and only had time to view the property once and the particular apartment I was looking to move into was unavailable to be viewed. I was told 1) The apartment would be north facing with a view of Rock Creek park. 2. The move in specials had been changed recently so the leasing agent would reach back out to me to tell me what the most up to date ones were. I received an email a short while later saying my application had been accepted and I would receive a month of free rent with my new lease. With this in mind, I signed the lease. Fast forward to move in day, the management says the offer was extended by accident, and despite me having it in writing they refused to honor it saying "it is not a legal document." Frustrated, I walk up to my room only to find it on the wrong side of the building, looking at the road instead of Rock Creek park. Although management at least acknowledges this mistake, the only consolation they offered was for me to move again to a more expensive apartment (not at reduced rent) in a few months. In short, the management blatantly lied to me about the terms and had no issue stiffing me even when I had written documentation of the offer. I will be moving out of this complex as soon as possible.

I have been a resident at the Quebec House for over 1 year and would recommend it to anyone. The apartments are quiet and well-maintained, the building and amenities are nice, and the location close the metro and Rock Creek Park is great. Bonus points for a management and maintenance team that is incredibly kind, helpful and responsive. We've had some issues with our appliances, which is to be expected for any apartment building, and every issue was resolved in under 24 hours.

The Quebec House is a great place to stay when you are new to DC and figuring out the city. Its pretty affordable but dated. Overall, the Quebec is a nice place to live but the staff can be hit or miss.One of the men at the front desk who works on weekdays constantly flirts with woman when they come in/out the lobby. Talking about their appearance and pretending to be so sad if he didn't see their "beautiful face/body" one morning. Made me feel super uncomfortable and you could tell the women were uncomfortable too.

The location here is awesome. It’s a 5 minute walk to metro, there are a couple of grocery stores with in a short walk (Target, Streets, Yes, Giant in order of proximity), plus a couple of restaurants and bars. It’s not U St or 14th, but there are options. Plus those places aren’t that far away. You also have Rock Creek Park as your backyard. The neighborhood is kind stogy with a bunch of boomers who are against every change, which limits the variety of businesses that can come in and the improvements to the neighborhood, but it’s not a bad place to live. The apartments are clean and well maintained. When stuff breaks they fix or replace it quickly. You might need to ask them more than once, but they will fix things once they actually figure out the problem. There are some great front desk folks, and there is the one lady everyone mentions. She isn’t as bad as they make her out to be. Before my dog died, the same lady used to love to say hello and give her a treat. I’ve been here two and a half years, and while I’m considering moving, it’s not because I don’t like the building. If the price is right I may just move to a 1bedroom from my studio. Also, the apartments here are quite spacious. And the roof deck is awesome in the summer.

This is a SMOKING building. I had no idea those existed, so I guess that's on me, but at no point in the leasing process did they disclose that to me. I complained about a cigarette smell coming into my apartment and they did send someone up to caulk my kitchen to reduce the holes for the smell to come in. It has helped some, but second hand smoke is serious, so think about that when deciding to live here. Leasing staff: I'd give them a low rating. My leasing staff was Maggie. I wanted to rent a studio apartment and there was only one available in my price range. I told her I wanted to apply when I did the viewing she told me that the best approach was to go home and apply. So I did, and there was a problem - A KNOWN PROBLEM - with the online portal accepting attachments. Long story short, a few weeks before I am going to move into the apartment, she calls me and says that there has been "a problem" and someone else got the apartment because their online application went through and mine didn't I had to end up renting a much more expensive apartment because of her mistake. General: Lovely location, quiet outside, close to the park. Those a nice parts of living here. Rooftop has wifi which works well for me at least.I bought myself a HEPA air filter- high quality that the company said should last a year - at 6 months it was black and you couldn't see any light coming through- so the air quality here is not good. Front desk: One of the main front desk staff is excellent. He greets people kindly, wishes me a happy day, and is helpful. One of the other front desk staff is a lady who clearly hates her job and is rude. I have perishable items that come and are delivered. It's nice that someone is there to receive these packages. But when I come to get them the rude front desk lady complains that I shouldn't receive perishables if I'm not there to receive them immediately because then she has to put them in the model unit's fridge.Apartment: I have a studio that was renovated so it has an open kitchen. BUT when I moved in the refrigerator was broken BUT they replaced it with a white fridge not a stainless one. I just let that be what it was, but that shows you their general approach to things. My toilet is new, but doesn't flush properly. I've had two maintenance guys from the apartment come and look at it and says it's fine, but it's not. Somehow it lets air into the system so when I flush a big bubble of air comes up which is not what is supposed to happen.

I can't say enough great things about Quebec House. The layout of my studio allows me to section off my bed for some privacy, there's plenty of closet space, and the amenities in the building are unbelievable. Always a maintenance person to fix anything that's broken incredibly promptly (I've had someone come over within the hour on a Sunday night to fix an overflowing sink). The 24-hour front desk concierge is always helpful and pleasant. Plus, the location of the building can't be beat--five minute walk from the Cleveland Park metro in a very safe neighborhood complete with restaurants/movie theater/grocery shopping/Walgreens and CVS. I spend a little more on rent than I'd like to, but honestly it's all totally worth it. My apartment is my sanctuary.
Quebec House has a lot going for it: super close to the metro, full time front desk staff, clean apartments, utilities included. It's really quiet, and a lot of apartments back Rock Creek Park so you see deer and birds and trees outside your window instead of city life. That said - the apartments are outdated with tiny kitchens, and are kind of expensive. Otherwise, I don't really have
I decided to live in the Quebec House for its great location. I love the Cleveland Park neighborhood. It is safe and clean. Has great restaurants and bars. Plus, a movie theater. Great access to metro, Rock Creek Park, and the zoo. The building itself has great amenities. I have no need to pay for a gym. I really enjoy the rooftop. The staff is amazing and nice. The building is well maintained and clean. Free outdoor parking.
Quebec House is a great way to get amenities at a reasonable price. With utilities, fitness center, roof terrace, 24-hour front desk, and first-come first-serve parking included, it's the closest to "luxury" you can get without paying for it. They are currently updating apartments for more of the luxury feel. The staff are nice and responsive and it's in a quiet location just a few minutes walk to quaint Cleveland Park Metro, shops, restaurants, and Uptown Theater.
