Property Ratings at Quiet Waters Landing
The couple below me fight constantly every night and shout at me and anyone else walking by them as they smoke in the stairwell, leaving their ashes and remains everywhere. My apartment is filled with roaches. The lights flicker constantly and power shuts off at least weekly. Repair requests take weeks-months to get a response. It took 6 months for my internet to be turned on and 9 months for AC. The grass outside is full of broken glass, condoms, beer bottles, and dog waste. The neighbors speed through the parking lot and rev their engines all night. I cannot think of anything positive to say- this was the most abysmal place I've ever rented by a wide margin.

°Poor management °Trash overflow and just haphazardly thrown anywhere °Roach and mice infestation °Hazardous issues around grounds...potholes and sink holes that are not filled or filled properly...no warnings Not worth the money or wasting application few...it posted pictures on google and at any given time you can drive through or walk through and see whats going on yourself...(not worth the effort to waste gas money though. The roaches and mice are a big issue because of the trash and property manager not being on top of job. It should be a priority to fix trash issues and roach/mice issues. I actually called and talked with property manager and she asked me to walk HER around HER property and show her...is it MY job? Am I getting a check to walk someone who gets paid to do all this? No. Its lazy management cause if she took the time she can walk from building to building and see whats going on.
Roaches galore!!! Trash overflowed at dumpsters even when dumpsters are empty its just bags and bags of trash sitting around...right in view of rental office...if you bring issues to management the Property manager is rude. They dont take care of the property; pot holes are potentially deadly if a child or adult falls into one...no warning signs or flags to show hazardous...cars damaged from potholes on property streets. Maybe I should be the new property manager cause it seems like im doing her job for her (pot holes not properly filled)...and did I mention ROACHES GALORE!!!...as I was making comments about the roaches one literally came from building onto the sidewalk?? the laundry was like this for two weeks...trash spilling onto floor...hole in the wall with board...another safety issue...peeked in crack and saw beer bottles like maybe a homeless person was back in there. Talked to property manager and she asked ME to walk HER around and show here...like she wants me to do HER job that SHE is paid for. I advised her to simply walk around the entire property and each laundry room and building. Its NOT maintenance problem its a manager problem...lazy poor management.
Pros: This apartment is in a quiet, friendly, and safe neighborhood. It's great living here as it is so close to everything. The manager MC is amazing and ever so willing to help you with anything. Opportunities: It takes a while for maintenance to come fix anything. There were some problems with pests but it has since been resolved.
I would like to say that the property manager Maritess Colville is very understanding. Me an my finance got unexpected military orders and she worked with us to make our move from quiet waters as simply as possible! In addition while we were at quiet waters she did her best to keep us happy and answer any problems we had!
I’m in the process of relocating to MD, so I went here looking for an Apartment. There was so many things wrong with the property, and apartment that’s it’s too long for me to even get into details, the pictures look nothing as when you arrive. In asking questions about rodents or even roaches, and vandalism the manager felt compelled as not to answer the questions or go around it in her own way. You have too, it’s part of a community properties responsbility to be open. On my way back to the office as I was trying to follow the Property Manager in my car, she left me and just assumed I new my way back to the office, although it’s not to far away you wait for the person seeking housing.. All I can say is please do-not move here! There’s so many other developments and communities that are far better and for the price it’s not worth it, so I wish I can give the rating of “no stars”!!! I realize that some places just don’t care because they are going to have so many other people walk through the doors. Do things better and fix up the apartments and property. It’s horrible!
