During the period of changing to new elevators, I expected 3 out of 4 main elevators to run because they are changing them one by one. but the fact is, 40% of the time only 2 elevators are working, 40% time only 1 is working. Waiting time exceeds 5 minutes during busy hours. They planed that the high-side freight elevator will be replaced by "the end of May", I guess in their calendar today is May 70th because there is still no sign of finishing up. Water are out once per week in some cells. I think it's because they have to shut the water off every time they get a new washer. A/C are out twice per month. I don't know why that happens though. Perhaps the A/C system is old and not in their "building update" plan. The rent seems to be cheaper than other luxury apartments in Arlington, but be aware that the amenities is much higher because each floor share the bill. People tend to use much more than their need in such circumstances because the charge will be high no matter how much water/electricity/gas they use. Not to mention this apartment is not at a convenient location at all. I'll be staying in VA for less than 9 month, so I still have to bare with this building for a while. But I'm so eager to move out.

It has been challenging for the community as we are undergoing renovations throughout the community. As you mentioned, due to the lack of service from our elevators, the decision was made to replace all six cars, and undergo a modification. As for the water shutoffs, like you mentioned, these are necessary for the renovations of apartment homes and installation of washers and dryers in all the apartments. The air conditioning and heating is challenging when you live in a two pipe system where you are not able to control the a/c and heat as you'd like. We do our best to provide a/c as early as possible but with the fluctuating temperatures it can be challenging. I've been a resident for nearly 2 years. I have a dog. I pay a monthly dog fee. The dog park is small, old, poorly maintained. Although there is lots of roof space, the dog park is very small. The artificial turf is torn, well worn and smells bad after a light rain or in the hear of the day. There is a sprinkler system that's intended to clean the turf but it hasn't worked in the time I've been a resident. If my dog rolls on the turf when playing, I give him a bath. There are not obstacles or climbing toys for the dogs. Only fake fire plug to pee on. I was told a resident reported the condition and was told the irrigation system was off for the winter (its on the same water schedule as the pool). Management did not seem to address the fact that it was broken. And I guess the park only needs cleaning 5 months out of the year? You'd think they'd make it a point to clean it before they shut off the water and would have discovered for themselves it was not working. Management has promised the turf would be pressure washed and checked for repairs. That did not happen.

Dive into the ultimate thrill ride of apartment living! From the perpetually broken elevators that provide your daily stair-climbing workout to the 'great amenities' like personal saunas in every unit (courtesy of the perpetually broken AC), this place is a rollercoaster of excitement. Maintenance keeps things interesting with their gaslighting that overwhelming gas odors are normal, while the built-in morning alarms (malfunctioning fire alarms) guarantee you never oversleep. But wait, there's more! Management excels at prioritizing superficial improvements to justify rent increases that exceed inflation, all while the parking garage remains a constant hazard – broken, unsafe, and with sewage flooding - yet payments keep climbing. If you're a thrill-seeker who enjoys living life on the edge (both literally and figuratively), welcome to your new home! In all seriousness, I have never been so excited to move out of an apartment. To be fair, the only redeeming qualities of this complex are the price, size, location, and noise insulation. If you are in a bind and are okay with all of the preceding complaints, then this is a good deal. However, there are several complexes in the surrounding area that offer comparable rates with apparent better experiences. And it’s clear that management is aware of that - they asked on two separate occasions if there was any possibility for us to reconsider vacating our unit. Maintenance is very responsive to minor issues, but they have frequently tried to convince us of what may be gas leak is normal. there have been several alleged security risks that the complex has allegedly refused to acknowledge. The fire alarms present a major safety issue. They malfunction so much that most resident ignore them, which will be extremely dangerous should a real emergency occur. If management spent time addressing these complaints instead of focusing on superficial and unnecessary improvements like rebranding and remodeling the lobby, this apartment would be fantastic. Until management refocuses their priorities, I cannot in good conscience recommend this apartment to anyone.

I have lived here since 2020 and I have now had enough, they increased my rent last year by +10% for no new amenities and the same old falling apart crap. Frankly this place needs to be torn down and rebuilt by a company that will actually manage and maintain it. The leasing staff leaves a lot to be wanted from their attitude and response time. Front desk staff is amazing as is the maintenance staff but the “management” side of the building (if you could even call it that) is incredibly inept.

Dogs constantly barking on the sun deck multiple hours a day every single day until midnight, you will not be able to take a rest or sleep regularly, and when you wake up there won't be hot water or the fire department will be pulling people out of the elevators. It's the worst building I have ever lived in.
NoVA renters looking for new digs: don’t let the apartment sizes and proximity to the Metro lure you into The Buchanan apartments in Crystal City. Among the issues we’ve had in the 6 months we’ve been here: I came home close to 9 pm last night to 2 Arlington County Fire Department trucks in front of the building and 6 firemen opening one of the 4 elevator shafts, attempting to rescue residents from an elevator. (I should’ve gotten a photo.) A firemen told me it was their second trip of the day to the building; the building’s freight elevator trapped people earlier. The heat and hot water are out tonight, with no word on whether they will be restored by morning so that residents can prepare for work. (An email was sent to residents at 7 PM last night warning of the outage, “effective immediately and until further notice.”) Water has been turned off for hours, if not overnight multiple times in recent weeks, at least once in a weekend morning with basically no notice. The building has for months been replacing the fetid hallway carpets, but they remain in various states of completion throughout the building—for months! Water bills alone for apartments routinely exceed $200.
Appalled at the fact that this place has a 4 star review on this site, it is one of the worst apartments I have ever been to and that includes Ktown in LA. You don't inform your residents that the floor is slanted (my pencil falls of my desk everytime I place it). Calling a flooring contractor after I move in? What a joke.
I am writing regarding an issue my significant other had with Buchanan apartments from December '15 through July '16. We decided to move into another larger apartment closer to my workplace and we inquired about options for breaking the lease. We were told by several employees that the rental success rate at Buchanan was in the high 90s and that it would be easy to find a new tennant. With this information, we decided to break the lease and expect to be responsible for one months rent while another person was found. If another person couldn't be found, we had multiple friends that were interested in subletting or taking over our lease so it didn't seem like a huge issue. After one month, my significant other visited the office (Jan 2016) to speak with the property manager about whether or not the apartment had been rented. The manager looked up the apartment number on the directory and confirmed it had been rented. He also went again in February to confirm that the apartment was no longer his responsibility. Again, the manager assured the apartment was rented. With this, we considered the issue resolved. Also, please keep in mind that we no longer had access to the online payment portal to see if there was an existing bill (no one mentioned further payment at the two meetings in January and February). In April of 2016, he received an email from Buchanan's bookkeeper/manager Doug. He informed that approximately $8000.00 was owed for back rent. When he called to ask what this was about, he was informed that the apartment complex didn't actually rent the apartment until April. Doug said that he was unable to contact my significant other- which was weird, because he had his email address and apparently was able to contact him through this avenue. We are pretty upset with the outcome of this, which had been remediated by the new manager to $4100. The new manager, Ramine admitted that the situation was not handled well and that he was "surprised". He has been much more reasonable to work with but the end solution is still unsatisfactory. We wanted to make others aware of this situation and hope to dissuade others from choosing this apartment complex. They will wait months, not try to contact you, and then threaten to take action on your credit report if you do not pay. Please don't just take our word for it though and feel free to ask questions if you would like to see screenshots or letters sent between us and the management.
The Property management is terrible. There has been exploding sewer water coming out of my sink numerous times ruining my belongings and property management barely takes it seriously. It took four occasions and chunks of human waste on my kitchen counter to hire a professional plumber to fix the issue. They treat the building like a Class A, 5 star downtown DC apartment complex, when it is anything but that. THIS PLACE IS A LEMON AND I WOULD AVOID AT ALL COSTS!
I have had nothing but problems since I started renting. I have already experienced mold in my bathroom and closet, and I am concerned about mold around the apartment from all of the other water problems I have experienced. I asked them to check for mold and and to try and prevent further water leaks. Other than looking around they really didn’t do anything. So far, they have only re-painted the walls that leaked. I can’t imagine what is behind the dry wall. I wish I could get out of my lease. I would never rent here again. Here is the list of issues that are well documented that I have had to deal with during the first five months of renting: Water Leak in the Master Bathroom Ceiling Water Leak in Ceiling of hallway bathroom Water Leak in Master Bedroom Water Leak in Master Bathroom Ceiling (twice) Hallway bathroom toilet broken and would not stop running Exploding sewage water out of the Kitchen Sink Black substance found on bathroom dry wall where 2 water leaks took place Black substance remains on the floor of the bathroom and the bathroom was never cleaned Water leak in the master bathroom ceiling (3rd time) Mold the wall of the Master Bedroom closet
This is a great apartment! Great space/ size for the price. It's not the newest out there but it's still updated and nicer than most I've seen. Only complaint is no washer dryer in unit - there is one per hallway.
Overall this is a good apartment building. The staff, maintenance, and amenities are competitive with the apartment buildings in the area. One a major negative is that none of the units have washer/dryer in unit. Also another issue is the overall age of the building. The units are pretty nice but definitely need some updating. Can't complain though because the price is, for the most part, lower than comparible buildings.
When my toilet broke last week my maintenance request went unanswered for three days despite my reminding the front desk daily. I eventually fixed it myself. We are in a two-bed/two-bath and have had numerous water leaks in both bathrooms. The apartments across the hall had water leaking out of their kitchen sink and into the hall and the maintenance staff left the hallway wet when they were done cleaning it. Our kitchen sink recently filled with water that smelled like a sewer and the staff has been slow to help us fix it.
I moved in on a special and the apartment was really well priced; however after the second year they went up an insane amount (~$250/mo). I would love to have continued to live in this location but the rent increases were just too much. This was particularly problematic given new move-in specials below what I originally signed for were being advertised.
Ii was transferred to this area for work in 2001 and have lived in this building for about 13 years. The security in the building is minimal, but it does have a full time concierge so you don't have to worry about signing for packages or getting immediate assistance with the occasional work order (I've had 2 in this year and both were resolved with 24 hours). The online rent payment system makes it easy to take care of if your traveling. The pool, billiards room and gym are well maintained (and clean). I think they are trying to maintain the "young professional" demographic and seem to be doing a fair job at it. It is an older building, so there are the occasional headaches with elevator maintanence and boilers. The biggest negative that I can think of (and the reason it didn't get 5 stars) is the fact it's a central air/heat system as opposed to individually controlled apartment units, this equates to a "fair share" utility bill based on the size of each apartmet. Parking us convient, just takes some getting used to and the building is locted in a super central area if you want to take public transportation. Square footage wise it's the best value in the area. (At least as of the last turn I ran the numbers). I'd highly recommend anyone coming to the area take a look!
The Buchanan is located in the heart of Crystal City neighborhood of Arlington. The location is super convenient to the airport so it's a huge aviation building (I.e. Lots of pilots, flight attendants, & mechanics live here). The common areas of the building are kept clean, despite showing a little bit of age. The building offers a very modern gym that provides well maintained cardio equipment, free weights, and a handful of cable weight machines. The pool is large and well managed. It was recently updated and all furniture is in good condition. The courtyard is exceptionally relaxing and has gas grills for all the residents to use. On-site laundry is available on every floor, however it is very expensive to use. There is not laundry hookups in the unit. Maintenance is typically pretty quick to respond to issues, although follow up can be a little longer than I would like (sometimes you must call to get them to actually finish a job).
Great location to the metro and access to the underground walk way is a definite plus. You'll find this building to be older and in need renovations, however, large in size. The main areas of the building are outdated and are in need of a facelift, but I have been told that renovations are in the process of happening this year (laundry areas, recarpeting main areas/paint). They have just replaced all of the patio furniture by the grill/pool area and it looks very nice. A small turf area has even been built for the dogs in the building to play, etc. This building does seem to have a major issues with elevators. Some of them are generally always broken/not working. The service elevator is out A LOT and if it is not broken - they forget to turn it back on after people have reserved it for move in. A major plus in this building is the maintenance and how fast they tend to issues in the apartment. They are always extremely prompt and take action immediately if something is broken/leaking, etc. We've had very limited times where we've had to call them but when we do they are fantastic.
Loved living at the Buchanan! I was here for a one year lease and had zero complaints. The parking garage was a little tricky to figure out at first, but I got the hang of it after a short while. Belinda and Caitlin from the leasing office were always helpful. Got in a bit of a bind towards the end of my lease, but lo and behold, Belinda came to my rescue. Awesome staff, great building, perfect location, and the amenities were all on point. If you happen to swing through the Buchanan, be sure to check out the gym. Can't beat the location either, the building's right on top of a Legal Sea Foods, Bar Louie, and Buffalo Wild Wings. Metro's also super close by. Go across the street, and you can navigate through the underground tunnel that leads to the Metro. Super convenient for those rainy/cold days. I'm only leaving the Buchanan to move to DC. I plan on relocating to Cali soon, and just wanted to have a DC address at least once, ha. As a 21 yr old, the Buchanan was my first apartment living on my own, and I was completely satisfied with my decision. Lease at the Buchanan, and you won't regret!
