Property Ratings at Rachel Gardens
There is a lot of issues with the apartment complex including it's lack of accessibility, there is barely any ramps for wheelchair users/mobile users, the only option for walking down on the sidewalk is stairs and the sidewalk itself it's small and narrow so if you have a wheelchair you'll have to use the street . The pool is hardly open, nor is there a sign stating when it will be

We are sorry to read of your concerns and would have reached out to you immediately however, we do not have your contact information. Please contact our onsite office at your earliest convenience to discuss any accessibility needs you may have. We are unsure as to your comments about the pool - as is every year, it has been open on weekends since Memorial Day. The lifeguards are typically high school students and since the end of the school year, the pool has been open daily. Please do not hesitate to contact the onsite office with any requests or concerns. Thank you for making Rachel Gardens your home. JCMLiving Resident Services Team
Have not moved in (yet), but the leasing staff has been flexible and communicative & the exterior and interior of the 1 bedroom apartments are great considering the price of rent. The complex is tucked away, yet close enough to many restaurants and stores. My fiance and I are looking forward to our new home.

Thanks so much for your 5-Star review of our community! We sincerely appreciate the many compliments and are eager to Welcome You Home to Rachel Gardens! JCMLiving Resident Services Team
Moved in a few months ago because of the location to my job (literally right next to the complex on Chapin Road). Everyone I met has been helpful, the maintenance guys have been quick to respond, even when I had flooding concerns with a storm that moved through. The office staff has responded to my emails in a timely manner and have been extremely helpful, even when I made a mistake. Rent price is very well balanced for the value and amenities you are getting (even though some are down for upgrades). I only have a few minor gripes, the bedroom gets very stagnant at night, and needs air circulating, a simple box fan could help, but an installation of a ceiling fan would be ideal. Also, a light could be added in the main living/dining room over the center of the room and not just the one over the dining area. I had to put up a couple lamps to get some more light. Maybe even add ceiling fans instead of lights in the bedroom and living room for air circulation. Also need to get the option to have FiOS in addition to Optimum for more choices in ISP. Definitely a 9 out of 10 and will be staying here for a few years to come. Also will recommend to friends and family if they need an apartment. Can't wait until Summer 2022 and to use the pool.
lot of noise come from second floor apartment as there is no carpet by design and misery is that you can't complaint for day time noise as it is allowed.

Excellent place to live. Really nice apartments for a reasonable price, attentive and quick-acting management and maintenance, and overall a great community of people living here. Can't recommend highly enough

Thanks so much for your five-star review of our Community! We sincerely thank you for your kind words and recommendation to others who are looking to move. We hope you remain happy in your home here!
Constant maintenance issues that they just slap a bandaid on until next time. Example: CO alarm going off, no concern that there actually could be CO in our apartment they just keep changing the batteries and device... maybe that’s not the problem? Also the ceiling leaks, when I rains the water leaks under the door, constantly without hot water... the list goes on. They don’t care about their residents.
We’ve been here close to 10 years. Our fridge broke and we were told we could only get a used one. When I balked about the cleanliness factor I was told to clean it with Clorox. Mind you, I had to clean it with Clorox. God forbid they would do it. They don’t want to give you one of the stainless steel fridges since they are reserved for new tenants in renovated units. Unacceptable. The roof leaked and watermarks stained the upper floor ceilings. When I asked for them to be repainted I was told that until they repair the roof it made no sense to repaint since they’d just get stained again if the roof leaked. Strange logic. Fix the roof and paint the ceilings. Problem solved. We’re still waiting. The wall to wall carpeting is beyond cheap. You could tear this carpet with your bare hands due to them having no pile and no padding to speak of. They are so thin that the tacks protrude through the nap which has caused quite a few bloody toes if you walk around the apartment barefoot. These are just a few examples of how long time renters are treated. I think their game plan is to get you out after a few years so they can add more substantial rent increases for the new teneants.

We are sorry to hear that your experiences in our Community have not lived up to your expectations. We do assure you that we value our long-term Residents as much as new Residents. Our Management and Maintenance Team Members work hard to ensure that all of our Residents are happy in their apartment homes. We would have reached out to you concerning the refrigerator and roof, however, there is no name on your review. If you would like to discuss we urge you to contact the on-site Office at your convenience. Thank you for making Rachel Gardens your home for almost 10-years. Tina F., Corporate Marketing Director
Our air conditioner broke on us 9 times and they make us act like we are stupid and won’t replace it. They’ve been putting a bandaid on it for 2 years. $350 electric bill for two straight months in a small one bedroom apartment. A million mosquito infested place. Maintenance won’t help with anything and treats you horribly. Everything keeps breaking. Getting out ASAP. Stay away!
The neighbors are very nice and don’t get in your face if you want space. They have off street parking so I’m usually able to park right in front of my townhome apartment. I like that I can control my own heating and cooling, I’m very particular about that so this works for me. I also love the place in the summer when we can use the pool, basketball and tennis court, and just go for walks with my dog. The office staff is always great and I haven’t had any maintenance issues yet because my apartment is newly renovated. Overall, I’m very happy living here.
We have been staying here for the past 1 year and yes, it is pleasant to some extent. However, it's pricy as the amenities are limited and for most of them you have to pay extra. There is no gym/fitness center (most apartment complexes in this range have one) and you have to pay for the swimming pool which is outdoor (so in winters you are stuck). Moreover, there is no advantage for rent payers to continue their stay beyond one year - we shifted to a 2 BHK from a 1 BHK and had to go through the whole process of paying the security deposit again (the rules are more in line with what is comfortable for the management than for the customers/rent payers). They give great offers to new customers but forget about those offers if you decide to continue your stay beyond an year. The floor work in the new apartment is bad to say the least - every time you even step on the wood, there is a screeching sound. It's annoying for both you and for the people staying below you. You will get better apartments in this range offering more peace of mind and comfort!
We have been living in Rachel Garden for two years, Everything was fine until we have new neighbor moved in around two months ago. We couldn't sleep well because of their noise from the kids and their heavy footsteps. We have reported this issue and also communicated with them, but nothing get improved. For another worst issue, we have dirty water and feces overflow from our toilet and bathtub, it's really disgusting and smelly. Also, our carpet in the bedroom got wet everywhere, so we need to clean this when we back to work in the envening. This problem happens three times in two months, it make us crazy and definitely want to move out. They cannot guarantee this issue won't happen again so we decided to move to second floor. However, They told us that we need to renew our contract as a new resident and pay higher rental payment, and I believe this is not our problem. now we need to pay our loss and all moving cost by ourself, I am very disappointed with the service.

We are truly sorry to hear about your experience here at Rachel Gardens. Our entire Team works hard to ensure the comfort and safety of all of our Residents. Unfortunately, at times things happen which are not within our control. Your apartment lease explains the responsibilities of the Landlord as well as the Residents. It also requires Residents to obtain Renter's Insurance in order to avoid having financial loss in unforeseen circumstances. Once the issue in your apartment was corrected and cleaned and you still felt uncomfortable to remain in your one-bedroom apartment, we offered to relocate you. You chose an option to transfer to a larger, newly renovated, two-bedroom duplex, which was offered to relocate you. You chose an option to transfer to a larger, newly renovated, two bedroom duplex, which was offered to you at market rate. We hope that this accommodation will make your decision to stay with us more pleasing to you. If we can assist you in any way please call or stop by our onsite office.
Great apartment however it's a bit pricy... Especially when no utilities r included.... You have to pay for ur own water.... Heat.... Gas..... Electricity..... Water condenser fee.....pet fee.....will be moving soon after the least is up....
This complex is located in a very nice locality with many shop rite, restaurants, Willowbrook mall, gas stations, Costco all within less than 15 minutes driving distance. Works best for me as its right next to Parsippany where I work. 5 minutes walk to Rt 46 and there is a bus to NYC. Close to Rt 80 and 287. Apartment also has a nice pool, tennis court and play area for kids.
