Radiant Fairfax Ridge

We have a serious mold problem in our unit that is causing health issues and management just denies it. The management at this apartment complex is the worst ever! Stay away!!

They raise rent at least 10% every year. Packages get stolen. Walls are thin - you will hear your neighbors talking & walking. Tiniest & loudest washer and dryer. Expanded parking fees, and added a tech fee? No updates to the units. Holding company is really greedy. Management is fine I guess.

I’ve been at Radiant for a little over a year and have no complaints. I live on the top floor, which we pay more for because my family knows that in any building you will always hear noise! so if you’re trying to avoid/control hearing footsteps, loud noises, etc., consider getting a top floor apartment. In addition, the staff is amazing. Maintenance is great and the office employees are always so nice and know us by name/apartment when we come by. By far one of the best apartments I’ve lived in.

If you don't mind occasional package theft, numerous false fire-alarms, and potential vehicle vandalism, this spot is perfect for you and your family. The staff can be fairly nice is one pro.

I will never come back to this place. Package theft is a major problem at this place.

The staff are friendly and courteous! The maintenance staff-Cleon and Delonte are knowledgeable, responsive, and pleasant to work with!

Modera boasts luxury but this property is very poorly maintained. The lobby, common areas, and halls are dingy and never clean. The landscaping is haphazard - grass is always overgrown into the sidewalks. In the winters, maintenance staff seems to have trouble salting the walkways as a preventative measure, which is incredibly disconcerting as that could easily result in an injury and therefor lawsuit for Modera. The water in the "fountain" fixture in the main lobby has a nasty smell and a yellow hue to it. Elevators never work so I hope you enjoy taking the creepy, inconveniently located, outdoor stairwells to get around. The pool is also a joke, make sure you see it before signing a lease here. There is nothing "luxury" about this property and it has everything to do with how it is managed.

I had a terrible experience living here. Leasing office staff, namely the manager, Tanya, was inattentive, condescending, and overall just frustrating to work with. For the duration of my lease term at Modera, I called with several concerns and these often went unaddressed or ignored. The area is unsafe as there are frequent trespassers and break-ins. The maintenance staff here is also slow and does a poor job of tending to issues within units, which comprise cheap fixtures and poor amenities that break or are closed more often than they seem to work. These apartments are incredibly overpriced for their worth. Recommend saving yourself the hassle and just signing a lease somewhere else.

Nice place, location and staff

Although it has only been a month since moving in to Modera, I have loved every bit of it; from the layout and decor of the apartment, availability of parking, to the pleasantness of staff all around. The noise impact is minimum and I often don't hear my neighbors unless I'm walking through the hallways. I've had a few (minor) maintenance issues and they were speedily resolved. There was recent leak a couple floors above me and they worked fast to make sure I wasn't effected. I love that there is a package room with a locker system for deliveries; however, the courier doesn't always follow directions and you sometimes have to go to different locations to find your package, that isn't on Modera at all, though. I'm excited to see what the property looks like as we head into warmer weather and I'm able to enjoy some of the other amenities. I have not made use of the club room or business center, but I often see other residents taking advantage of the perks. The pool is not deep by any means, but I've never found that to be the case at any communal property, it does, though, look a bit on the small side so I'm curious to see how busy it gets. The location of Modera is ideal to me as I love the close proximity of so many stores and metro stops. Office and maintenance staff are always a joy to work with. All in all, I'm really happy I chose Modera and have loved everything about it. It was the best decision I've made in the past couple of months. I hope to continue living here for as long as I can.

I love the place.

The team at Modera really made the difference when choosing a place to call home. They were engaged will telling me about the features I could use and answered all of my questions. And that attitude didn't end after move-in. I love the clean and well-maintained buildings and that they are smoke-free. The building accessibility is excellent as well. Modera Fairfax Ridge had what I was looking for but also threw in some of their own bells and whistles to make it that much more special.

These apartments are the best, most beautiful, most comfortable, everything is there, a gym with a lot of exercise machines, a yoga room where you can dance, a club room with many televisions, a beautiful fireplace where you can sit and read a book next to a sofa and dont only, comfort in your own home, top-level security, the apartments are spacious and comfortable. I would call this apartment and this location Fairfax Heart

I have lived in the smaller building since it first opened! I LOVE LOVE LOVE it here! Yes you hear noise (its apartment living!). I have had minor issues the maintenance (Cleon and team) fixes right away (which is difficult because my dog is not a fan of people in the house when I am not) but they always manage it around my schedule! I am a new resident at Modera, and have been leaving here about a month. I really like it here. Good neighborhood, close to most of everything, very good schools, management and staff are excellent, specially Tania.

Community is based in a very convenient location

I love living at Modera Fairfax. The front office and maintenance staffs are always responsive to my requests. In short, they are welcoming in every way. I also like my fellow tenants. The facilities, which are top notch, are modern and include excellent gyms, meeting rooms and underground and above ground parking.

Excellent location. Clean, quiet, secure community to come "home" to every day. Responsive, respectful staff who always greet you with a smile and are attentive to your questions and requests. Highly recommend this community.

They are always ready and willing to listen and find solutions to any situation

I'm always satisfied with Modera Fairfax they're always very polite and everything is in close proximity so I have no problems other than good things to say about where I live.

We are living here 6 month . And we are happy there . We like our windows facing the courtyard and we dont hear any noise from the street. The school bus stop is nearby. We also like the club room a lot. And finally, delicious coffee during office hours is a nice bonus )

After years of living in homes or townhomes I relunctantly decided to find an apartment. My daughter was in her last year at George Mason University, and Modera Fairfax Ridge is only 10 minutes away. As with any apartment setting you will have some noise issues from tenants. However the management here are diligent in taking care of noise complaints. Three years later I can certainly say that I really like this apartment place. The office persons are extraordinary and the maintenance guys are excellent at their job, and also very nice and friendly guys. The lead maintenance guy looks out for tenant safety and monitors any issues that may take place when people are driving carelessly Or loitering on the premises. Also, My daughter and I feel safe here.

The Modera staff members (in particular Julianna) are completely incompetent. It is VERY LOUD in my building and I continuously complain about the noise overall the past several months. Nothing has been done about the noise issues from my neighbors. Also, for as much as I am paying to live in this apartment, there is NO security on site. Every apartment should have security, that should be standard practice. So, if you are looking to move here DON'T. It's way overpriced and the Modera staff are completely incompetent.

This place is amazing! It's within walking distance of Dunn Loring and great movie theaters and restaurants. The common areas and patios are beautiful, using eclectic inspiration and some local art pieces. It's perfect for a small family and young professionals.
