Property Ratings at Radiate
I've loved living at Radiate so far--the location is amazing, very pet friendly, secure building and beautiful amenities. The staff has been warm and welcoming from my experience, and I've enjoyed attending resident events and meeting my neighbors. No complaints! :-)
Misled about apartment prices and listings, website doesn't even have correct floorplans. Given the runaround by their management after they messed up. Was told multiple times that they would call to try and make things right, never did. Can't recommend.
Cons: -Garage exhaust vent on east end, back side of Building B. Only an issue for units in close proximity to it, but the vent is as loud as a semi truck engine. It only runs during peak traffic times in mornings and evenings, for about 15 minutes as a time. I live far enough down Building B where it is not an issue for me, but I would not want to live anywhere closer to it. -The walls of my unit chip very easily, like they were only painted with one thin coat of paint. -Thud and stomping noises from the unit above me. -The elevators are slow and noisy. Reminds me of a motel elevator. -Required $25/mo trash valet service: Despite a trash chute room on every floor, they require residents to pay for this unnecessary service. 5 nights a week, the hallways are lined with trash bags which can be unpleasant. Sometimes residents leave trash out on non-collection days so it will be sitting there all day and night. And I often work swing shifts so I am not able to put out my trash in the evening, unless I leave it out all afternoon when I leave for work. -Me being picky: No rooftop patio here. Pros: -Spacious, modern units. I live in a 520+ sq ft studio and have plenty of room (I have a queen bed and full size couch). Full size washer/dryer, deep tub, full size closet plus a linen closet, book shelf built into wall, full size fridge with an ice maker (!), and more kitchen cabinets than I need! All units have some sort of balcony, either a Juliet (like mine), step-out, or full size. -Fantastic amenities! Huge fitness center, one of the largest I have seen in any apartment I have visited! Large work lounge including several private conference rooms. Large social lounge with a kitchen, fireplace, and big TVs. Game room with various kinds of games. Dog wash room. Bike lounge room with a washing station and pump. Large secured bike storage room. 2 outdoor patios with fireplaces and grills. -Giant 3-story parking garage with plenty of full-size spots -Well maintained/cleaned: Custodians clean the hallways and common areas/amenities multiple times a week -Prime location! In downtown Redmond, a short walk to lots of restaurants, bars, and shops and Redmond Town Center, and the future light rail station. Surrounded by a vast network of trails great for walks, jogs, and bike rides. Short distance to the Sammamish River Trail. Very safe area to live in with minimal violent crime and homeless crowd.
Too expensive for the size of the apartment, moreover support for handling things online is very poor. I was not able to pay online for more than 6 months as the system didn't allow me to configure online payments, i had to through money order causing extra charge, and due to this i was late also a couple of times hence had to pay late fees too.
Scheduled a tour and drive 45 minutes to look at an apartment. The leasing office wouldn't answer the call box to let me in. Then called the helpline who paged the on-site people who didn't bother to take me on the tour. Don't waste your time. If you feel like driving around and being ignored. Then this is the place for you
Property management staff is nice and the building seems fine overall. On the 2nd floor, however, noise reverberating from the gym below is a real problem. You can hear thuds from people setting dumbbells on the floor and clanking weight stacks and machines. The noise happens often enough in the evenings/nights and weekends (and occasionally early mornings) to be a real nuisance. There are paper signs saying to "not drop" the weights, but people using the gym obviously don't care/don't realize how much their noise carries. It's often difficult to have a peaceful evening in, for example. Other neighbors (even ones that seem far away from where the gym area is) confirm hearing the noise. Though property management has been attentive to complaints, the owner seems not to care enough to actually fix the issue like installing adequate flooring and soundproofing. Do not live on the second floor if you're considering living here or care about hearing constant thuds most evenings/nights and weekends. The problem of noise makes my review primarily negative.
Exhaust fan that constantly runs outback for their parking garage. Extremely loud, around 70 dbA at 3am. Rude staff that refuse to help in any way. This has been going on for months.
Lots of noises and very poorly built. For this rent you can find a much better alternative in the area.
I moved to Radiate earlier this year. Sabina and Liora stayed in contact with me through the whole process. They made my move so smooth.

Do not live here - unless you want rats as your roommates. I almost never write reviews but I really need to do a PSA for everyone. Just don't move here. In the span of a little over a month since my move in I experienced a mice/rat infestation issue and got my move in date delayed leaving me stranded. I'll start off with the rats infestation: As I'm writing this there's serious a rat infestation problem that's happening, I have not had any good sleep for the past two weeks. The rats squeal, chew and roam the kitchen and bathroom. I informed the building. So they hired an exterminator that came days later who just installed a couple of old school traps. And as usual at 3AM I hear the rats around squealing and chewing and all the traps go off. The noises still continue and there's a bunch of dead rats with horrible smell and others roaming around. There are still much more rats around. As I go through this I'm constantly expressing how terrified and frustrated I am with the situation. Since the beginning, the management has shown near non-existent sense of concern and I've nearly lost my senses from being gaslighted. The management's solution as laid to me as coming from their generosity: "you can break the lease and pay back the 'free' month signing deal". On top of that, the $300 application money was not to be returned to me if I moved out. I asked to be moved to another apartment and match my current rent (given how much rent has went up) and they refused. When I expressed my frustrations they responded with "if all tenants were to do that because of pest problems we wouldn't make money". This is a real quote said verbatim. Again, in every conversation with management there was never any sense of urgency or understanding or compromise. The rats situation was so disgusting the maintenance crew were extremely uncomfortable with the cleanup and initially insisted that someone else should do it. All said, the tone continued to be nonchalant and unconcerned. Don't live here. Beyond the fact that the building may not be well built, I find it difficult to describe the level of professionalism and care displayed by the management team. When confronted with an issue you WILL be on your own. They just don't care - at least that's exactly how I feel.
I toured the apartments with Elsie and was extremely impressed by the amenities at this complex. Couple that with the fact that they are very reasonably priced and are new I was sold. She helped me every step of the way showing me (in person) several floor plans, all of the amenities, the trash rooms, and so much more. Big shout out to her for all of the help! We have lived here for a week now and are as happy as can be! Great property and even better staff!
Pros: Nice appliances and a great location. Cons: Sound proofing is terrible. I can hear every step my upstair neighbor takes, when they flush their toilet, when they run their sink. From the units next to me, I can hear my their tv, their conversations, everything.
Radiate is a brand new building and you can be the first to live in one of the apartments. The units are clean and spacious, and there are a lot of different floor plans to choose from. Michael, the leasing agent, was very helpful throughout the whole process. Right now they're offering a great move-in offer - make sure to take advantage of it before it's gone.
