Property Ratings at Radius at Donelson
We enjoyed living here until the new management took over. Since then our experience has been less than ideal though I will mention that some issues have existed since the previous management company. Aside from management, I think this property has become one of the more "affordable" but still overpriced properties in Nashville leading to a change in the clientele of residents and leading to an increase in crime and unpleasant situations. Below are some of the major issues we have dealt with over the last 2 years. 1. Fire alarms go off at all hours of the day and night in building B for no apparent reason. It happens so often that the firefighters show up in their pajamas to shut it off and most residents don't bother to go outside. When I reached out to management after the last incident I was informed that there was in fact a real kitchen fire which is even more concerning that nobody knew it was a real fire with how often the alarms sound. 2. Upstairs neighbors would drop their drugs onto our balcony and come demand for it back. One time our dog was on the balcony and we found him eating it. When the issue was brought up to management we were basically told it was our fault our dog ate it. 3. Noise complaints to management seem to do little to nothing. 4. There is not enough parking spaces for the residents and it is nearly impossible to have people come visit due to the lack of guest parking. 5. Be prepared for outrageous move out fees & charges Aside from these issues, we did enjoy the pool, dog park, and gym. Our particular apartment was spacious and maintenance problems were promptly addressed by the maintenance team, but unfortunately our community concerns became too much to make it worth staying.

The management is hard to reach. The parking situation is terrible! They are ready to tow your car at anytime. They do not have enough parking spots for their own residents. I would not recommend.

I have lived here since they opened less than a year ago and here are the pros and cons in my opinion. Pros- The staff is friendly. The location is nice. There are only 3 buildings so it is a small community where you get to know everyone. Everything is handled swiftly and professionally. Cons- Safety for apartment B (the gates are never closed; during construction it was promised that the whole complex would be gated but this is impossible when you look at the layout) Parking (not enough spaces especially when everyone brings people over on the weekends and the spaces are small)
This place quickly felt like home. The staff is attentive and friendly. Highly recommend
The owners of this property, Elmington, built, held for a year, and sold similar apartments nearby - Bexley, formerly Novo. Not only does this complex have thin walls and floors like Bexley, it also retains some of the same incompetent staff. It’s bad enough that they seemingly stopped all cleaning until the new owners bought Novo, but their collective inability to get simple things right is stunning. We’re talking things like giving a new resident a “welcome packet” that is literally an empty folder, closing the pool but never following up on when it was reopened, or mass emailing the entire complex a poorly written and passive-aggressive reminder to pay rent. Kayleigh was seemingly shocked that people who had paid their rent were calling to make sure everything was square. Finally, before COVID vaccines were out, these people had an indoor taco party with no masks, which was at least an improvement from how they typically wore their masks with their noses hanging out. So if you’re eyeing Radius, run, or wait a year until they sell to a new company that actually cleans the place.
