Property Ratings at Radius
Radius moved me into a moldy apartment!! I told the leasing agent when I moved in that there was mold in the apartment and they gaslit me and told me it wasn’t mold. Their version of “fixing” the mold was spraying Clorox and painting over it. My mold specialist that I had to hire with my own money because radius refused to hire one said that wasn’t an approved way to treat mold. The specialist also said that a normal home has mold in the 10’s and that my apartment was in the thousands. I spent every other week getting sick and having intense symptoms such as brain fog, depression, anxiety, and gut issues. All because radius refused to help me. DO NOT MOVE HERE
I've been a resident for exactly a month today!!! More than happy about my space and this building! Especially gratefully that my power remained on during hurricane Milton!!!
I've been living at Radius for over a year now, and I couldn't be more pleased with my experience. From the moment I moved in, the management team has been exceptional—always responsive, friendly, and quick to address any questions or concerns. It's clear they truly care about their residents' well-being. The common areas are always spotless, and the attention to detail is impressive. Whether it's the lobby, hallways, or outdoor spaces, everything is consistently well-maintained and clean, which really enhances the living experience. I would highly recommend Radius to anyone looking for a luxury apartment in downtown Orlando.
Moved in at the end of September!!!! I looked for places for weeks and nothing felt right until I stepped in radius. Kale and geo were absolutely amazing, friendly and informative. I am so excited to move into my apartment. This place is a steal at the price and size of the apartments for being in the heart of Orlando. You can tell the staff cared for its residents, as I was touring kale knew almost every resident by we passed on first name basis. And mostly everyone we passed look actually happy to be there and I take that as a very good sign. Also they have actual fun community events every month!!!!!
Great staff, place, amenities, and location! Easy process from first tour to signing lease and moving in. Don’t hesitate to call Radius Orlando home!
This building has a mold infestation and multiple units have been affected. The management team has been completely negligent and done nothing to fix this and just try to cover it up. Would NEVER recommend for anyone to live here.
Having to select a new place to live while clear across the country in California was nerve wracking to say the least. Kale was UH-mazing in helping me get everything set up electronically. Once here, I fell in love with my new neighborhood and new living space!
Radius is where me and my family can relax and enjoy the sun and also the amazing view. I love the fact it’s pet friend as well. This is more then an apartment it’s my home.

Great location and amenities! The staff is friendly and helpful. The units are very modern and have a great layout. The layout really makes you have the most of your space. Highly recommend!
The staff is good. They answer all questions within a timely manner in person and email. The halls are fairly quiet after quiet time so no loud noises disturbing sleep.
Living at The Radius Orlando Apartments has been great! The location is super convenient, close to downtown, and many places to eat and shop. The pool and gym are awesome, and the apartments are clean and modern. The staff is friendly and quick to help if you need anything. I’m really happy to live here!

Just moved in!! Absolutely love the place!!! Kale is Fabulous. Met the maintenance guy on the elevator today great guy forgot his name, but he welcomed me to the property and already told me if anything he got me with any maintenance issues. Great Great star to my journey
I have lived in Radius for a year and just re signed for another! Living here has been an amazing experience. The leasing office is always available for questions or concerns. Kale and Gio have been an amazing help during our time here. They are very organized and knowledgeable when it comes to anything we need. Everyone who works here is so friendly and helpful. Whenever we have a maintenance issue they are at our door in minutes and always fixed the problem immediately. Radius has security here all the times which makes us feel safe at all hours. I will say depending on the floor and how close you are to the main streets you could hear cars passing through and music but other then that everything has been perfect. Everything is kept clean as well. Radius also always has fun events going on and we love it!
Move in process was smooth and Giovanni has been a great help every step of the way! The complex is clean and the tour was very informational. Very pet friendly as well!

Everything has been so great at Radius! The staff is amazing and the location is unbeatable. All the businesses downstairs are great as well. We love our apartment and the whole experience living here. One suggestion is to upgrade the grills and maintain them better but other than that, Radius is still five stars in my book.
Giovanni and the leasing team have been absolutely wonderful with the whole process. I can’t wait to see what new adventures we will have here!
Very nice apartment and staff and amenities, wish the dog park was kept cleaner but that’s a problem from fellow residents! It would also be great if there was a spot to sit and get out of the sun with the dogs

I am having a great experience in Radius. Cleaning, garbage service, silence, well located, the garage is easy to access and parking, kind staff.
The move in process was smooth and easy. The staff is fantastic. The amenities are gorgeous. Close the ODT. Building is clean and bright. Garage is fantastic.
I like it here. The Patience my leasing agent had with me was the reason I stayed and signed the lease. I was debating but they really knew how to handle my situation and fixed and addressed any errors or questions I’ve had since coming here.
Friendly staff always very accommodating and always willing to assist. They also provide an app that makes it very convenient for work orders and rent payments.

My wife and I have been here 2 yrs and resigned for another. Since Ram Partners has taken over management, there has great changes for the better. The staff is also more engaging and we will throw get togethers every month. If things stay as is, we will be here for a while.

Great location, clean, quiet, and the amenities are nice. The office staff has been easy to work with and made the move in process smooth. There’s a lot of security doors so having your fob with you is almost always essential

Best location downtown. Near the nightlife, near the food. And everything you need is inside. The view of downtown is amazing from my apartment and even at the pool. Its a vibe.

Lovely apartment, amazing amenities, superb location, helpful and friendly staff. Move-In was seamless, loading dock is really close to the moving elevator which made things really easy.
We went to the event that they hosted for college football. The entire staff really took the extra effort to make the residents feel like they are special. We’ve been residents for a few weeks now and really can say we haven’t had a bad experience yet. Come live with us!
I moved here and the move-in process was great. Kale is a great leasing consultant! The amenities are great and for this apartment to be downtown it is actually pretty quiet at night. I love my new apartment!
The entire team is wonderful! It really feels like a community. Gio really hit it out of the park from the beginning. He made the application process, move in, and entire transition as seamless as possible. The entire facility is beautiful and we have amazing amenities. No complaints here
Not a very dog friendly place, first staff have continuously left un-registered pet notice on my door when I have provided it to the previous management, resubmitted to the new management, emailed, and brought a paper copy of documentation. Neighbors constantly complain about animals and make it not a very dog friendly place to live.
It's easy living here at Radius. You never have to leave the complex but you are right in the middle of everything if you do. It's a bit pricey but you definitely get what you pay for here. The gym could have a bit more equipment but other than that everything has great.
Since I opened the door to ask about the Radius Orlando I fell in love with this community. Great attention. Good services . Helpers!! They have all we need and more!! That’s why I am a new radius resident. Thank u
