Brea-Olinda encompasses the center of Brea and stretches east towards Yorba Linda. The area is less than four miles northeast of Fullerton and is part of the Los Angeles metropolitan area. Known for its great school district, Brea-Olinda provides renters a laid-back LA area with slightly more affordable costs of living. You’ll still find an assortment of hip bars, top-notch restaurants, and well-maintained parks in between the modern mid-rise apartments that have started popping up in the area. Brea-Olinda shines as a unique place to enjoy everything Orange County has to offer. The area’s up-and-coming arts and music scene make it a prime location to explore the cultural side of the community, and Chino Hills State Park to the east makes for an easy escape from the bustle of the city.

Property Ratings at Raintree Apartment Homes
Management needs some work. We moved out a few years ago (2019) so hopefully things have changed since. We've lived at this apartment for two years. After the 1st year of living there, they sent us a notice on whether we would like to renew our lease so we came into the office a little over a month before our lease was to expire letting them know we would like to renew. They told us they will be sending us a new lease to sign in a few days. After over week of not hearing back, we came into the office again to ask when they will be sending the new lease and was told they will send one in a few days. Another week and still no new lease. We visited the office multiple times to ask about the lease renewal and each time they told us they will send it in a few days. After multiple attempts to trying to get the new lease, we finally went in ON THE LAST DAY our old lease ended and demanded our new renewal lease which only took them 5 minutes to put together and asked all residents be able to sign the multi-paged document in less than 3 hours. Another instance was when we asked to rent out a carport (not garage parking) since parking is almost impossible to find at the apartment after 8PM so forget out going out for a late dinner. We went into the leasing office and the manager on duty said they will be in contact with us when one becomes available. We asked 3 times in the span of 8 months for an update but was told we were still on a waitlist, which was understandable. Until we talked to one of our neighbors who told us that they were able to get a carport after only being on the waitlist for a month while we've been on it for much longer. This makes me believe there we were either intentionally left off the waitlist or management isn't keeping track of who joins the waitlist first. When we moved to a different apartment this year, our current leasing office needed to verify rental history and have called and left multiple voicemails to Raintree but we were unable to get into contact with them.
Totally agree with complaints about the AC. Super loud, and doesn’t cool rooms in the apartment other than the room where it’s mounted. Since working from home this is by far the noisiest place I’ve ever lived - musical instruments, barking dogs, seemingly constant construction.
Unless you want to buy your own additional AC unit for your bedroom (like I've seen MANY other units do), the AC does NOT get to my bedroom unless I leave the AC unit on ALL day AND night.

Wonderful people in the office. The complex is awesome. It is a large complex with many amenities. There is at least 2 of everything such as clubhouses so that everyone can enjoy the use of the amenities without being overcrowded! Love this place!
i like my apartment even though it is small. Everything in the neighborhood will cost you extra such as a reserved parking space or a pet so the price you see will surely go up as it is nearly impossible to find parking in the neighborhood between the hours of 6pm and 6am. I haven't had to many other issues other than once a neighbor told me that they saw some employees of the office going into my apartment one day when I was not home. The office had never informed me of this and had no comment when I brought it to their attention . Have lived here for 3 years now.
I have lived in Raintree for about 2 years and haven't had any serious complaints or issues. I enjoy the pool, fitness center and other amenities which are always well kept but not always unlocked and close at very poor hours. The pros : They have a wide variety of units, everything is clean and maintained. Great value when moving in. The cons: Parking is horrid and they make no effort to create any solution to it whatsoever. Even if you want a carport for an additional charge you will be placed on a wait list which I have been on for over a year now. They have a major issue with spiders and fleas, there is supposed to be a pest control agency but I have never seen them. They also claim the pool by the office is heated and that the community is gated however the pool is always freezing and the gates to the complex are broken for months at a time. The office is also very rude when it comes to dealing with any matter that you bring to their attention. In conclusion it is a very nice and clean neighborhood that has a homey and safe feel but there are some flaws regarding regarding resident satisfaction .
Wide selection of pools. Three spread throughout the property. Multiple laundry rooms also on site with special cards to prevent random people from showing up. The property is very well kept. Carports and garages available for reasonable prices. Parking gets a little tight at night, but that's to be expected. Maintenance is on property and responds to calls promptly. Nice little place!
I love this apartment. Quite and peaceful. There are lots of parking space. Good tenis court.Gated door. But if you have visitor, you should go to gate to open. There is 3rd party utility company. And they are too strick. I sent the utility fee by mail. But they received 1day late. So they charged me 5doller......
I moved here almost a year ago after searching for an apartment FOREVER! I finally made up my mind and chose Raintree and I'm glad I did. The area is nice and it is close to my job which is a plus. My main complaint is that sometimes the leaf blowers are out there blowing leaves at like 8:30-9:00am but it's not that big of a deal. I get it, they want to keep the complex looking nice. Overall, this place is one of the best I have lived at and I have lived in 6 different apartments over the years
