Property Ratings at Raintree Apartments
Not only are there bugs here. The majority of the people that live here are filthy. Dog poop everywhere. Bugs come from other tenants and one spray is given. Maintenance is nice and friendly but management is distant and has poor communication. Was charged for a payment that did not go through and was sent a notice to vacate in 7 days for it. Currently waiting for my lease to be up to leave this place as soon as possible. Location is great too, but other than that the price for this place is wayy too high for what it is. Internet is awful as well, you mine as well get your own. Expected major improvements for such a solid location but haven’t seen anything worth staying for. The late fee pushed me over the top since I have been here for a while and have paid everything on time. I would have appreciated a letter that my payment did not go through or even a simple phone call. The roaches here are terrible too this needed its own section. In the closet in the room in the kitchen on the balcony it’s so nasty it’s crazy. I reported it and was told it would be dealt with when the next spray is done but has yet to be done after about a month. I don’t blame maintenance they are very friendly and just work here but i do blame management. Not happy nor satisfied with my stay here and patiently waiting for this lease to be up so we can get out and not get charged more fees. By the way I never owned an animal in my time here but the people who do have then are very inconsiderate with the loudness of the dogs and the poor treatment of being kept inside 23 hours of the day just to let them poo 3 feet outside on the grass that surrounds the outside. Last remark, no working dryer or washing units do not even bother. Had a lady give me a rundown my first week. You’ll have to keep your laundry drying for about an hour and a half to get it fully dry if your lucky and the washers you’ll have to wait in line for if you even bother most people i notice go across to the suds and duds to get it done. I wish someone left a detailed review like i am so here this goes now.

Hard to understand rent fees car break ins have increased with poor lighting. Some office staff are rude and inpatient. Common areas in poor shape.

They promise you SO many good things about the apartments, but you really get your neighbors windows shot through, no lights or night time security after this issue, they never answer the phones, anyone can come into the indoor pool area and steal your belongings even though they do not live there and office staff won’t kick them out. Apartments are in poor condition when you move in and they don’t do anything about it. Finally way overpriced for an 850 sqf apartment. Need I say more. DO NOT WASTE YOUR TIME!

I’ve read all of the reviews that have been made on this place, and I honestly never experienced anything bad here. I moved out a few months ago and can honestly say I miss it. I never saw a bug in my apartment unless I kept a balcony door open, so it was my own fault. My rent was never too high, my utilities were always the same, maintenance always came to fix any problem I had (which I didn’t have many while living there). The complex itself was never trashy, in fact it was very well kept up with. All the neighbors were very nice, as well as the employees that worked there. I will say though, you can hear a lot from the people beside you and especially if you’re on the bottom floor. That wasn’t a big problem for me, but I know there might be others that wouldn’t like that. I can definitely see myself moving back here once my lease is up at the place I moved to. I loved it at Raintree!
Lived here for 6 months during 2020. They charged over $600 for the small area of carpet that was torn up in front of the bedroom door. Also, during the 2020 period, you get charged for pest control but they never sent anyone out-I called and asked when they were coming because ants were coming all in the house(poor insulated apartments because every pest can make it’s way inside) and they had me go buy something myself because they weren’t doing pest control-but they’ll happily charge you for it. Pools and fitness center were closed, then they opened the indoor pool and there were bugs all over the indoor pool area and in the pool/hot tub. There was also hair and gooey looking stuff floating around. Not worth the pay at all. The added on utilities(water I believe?)are more than what I pay now in a 3 bedroom home. Also, cops are always over there in the complex.

Like most other apartment communities, we did cease entering apartments for non-emergency issues for a portion of 2020 for the protection of our residents and our staff. And yes, based on local ordinances, we did also close community amenities for a portion of the year. We regret that we were not able to make these services available to you; however, those protocols were based on CDC advisement and were in the best interest of our residents and our staff. We are unaware of any complaints being filed on the cleanliness of the indoor pool, but we are happy to look into this now that you have brought it to our attention. I applied for an apartment here and they gave me the run around for a week and finally told me I couldn't get the apartment because I had an address in Lexington at another apartment complex. Never ever have I rented an apartment in Lexington. This was my first time renting.

Horrible with maintenance request. Front office doesn't care. You get no courtesy calls about such things as loose dangerous gutters and problems that cause great nuisance. Don't care.... Grounds maintenance is horrible. Especially were only residence can see. I just signed a new lease. May have to consult w8th someone on what to do. I have 4 maintenance request for 3 days. It's the weekend now. Someone could have at least called to schedule.
Lived here multiple years with minimal issues. For the past several months my building has had a major German cockroach issue that has not been properly addressed by management or the exterminator company. I’ve just had to deal with it. DO NOT rent from Raintree. This has been a nightmare.
It’s my opinion that if you love your property or family member don’t let them rent from this place. I have had my vehicles vandalized twice. One was keyed all the way down the right side on my truck, and my car tires on the driver side slashed. When my truck was keyed I went by the main office to find out there are no security cameras at the tenant parking or rental units. After going over to the office they didn’t seem to care at all. Today I got back from Christmas vacation to find my car gone before I could pay to get my new slashed tires replaced. Again they didn’t seem to care. Several months ago they sent out forms to identify tenants vehicles, and I listed both vehicles, and not once did they say I would need a sticker for the other, or leave a notice to come by and pickup one. I parked my car in what I thought was visitor parking along the road. When I went by the rep said I should have a sticker, and also because the vehicle was temporarily disabled they could also tow. I told the re that I could not have driven it yet given that my tires were slashed on your property. Needless to say, it’s going to cost me $274 to pick my car up so my insurance company can tow it for free to a business so I can pay for two more new tires because the management doesn’t care in my opinion. That is the least of the many complaints I have with this place and wouldn’t personally recommend it if anyone ever asked. I had to rate it as a one star, given my experience here I wouldn’t rate it as even one star, but you have to rate it as something. My lease expires in a couple of months, and can’t Waite to get out of here. This place is the only place we have rented that I truly hate and had to worry about the care and safety of my personal property.
I paid almost a thousand bucks before I even moved in and they still wanted more money. I didn't even get to see my unit until I moved in and I was told that it had wood floors but what I got was shag carpet. The appliances in the kitchen look like their from the 80's and my tub filled up with water when I took a shower.
This apartment complex is atrocious. Maintenance never fixes anything and if they do, it breaks again. The toilet has sprung a huge leak and it took 3 days to come out. Oh well. Not my foundation rotting away. The tub has a crack in the floor. This happened a few months after moving in. They fixed it after the downstairs tenant complained about water leaking into their unit. It's cracked again and they've yet to fix it. The dishwasher sucks. It doesn't drain properly. It use to back up up into the sink, which wrecked the garbage disposal. We didn't have a garbage disposal for the better part of 2015. The sink started leaking and was pretty much flooding the cabinet. It was to the point where there was mold in the cabinet. The kitchen appliances appear to have came over on the titanic. The cabinetry is dated as well. The main complaint that I have is the price of rent. My rent was $780 when I moved in. Definitely not worth it. The carpet hasn't been changed in years and you can tell it. The amenities are nice when you first move in until you see roaches by the pool each time you use it. The hot tub was broken for quite sometime. They never change the water. It looks filthy. They also allow non-residents to come and go as they please in the pool area. We have a group of people that play loud music (profanity), smoke hookah, cigarettes and drink booze from a glass container by the pool and hot tub. Not sure how you're suppose to enjoy the area when that is going on. My lease expires on the 24th of the month. They charged me my normal rate of $780 for the first 24 days and the month to month rate of $895 for the last 7 days. They gave us this cool online bill pay option for free several months back. They've now started to charge a $19 convenience fee to pay your rent. Seriously? $19 to pay my rent? I'm already paying you a ton of money for a mediocre apartment and you want me to pay you more money so I can pay my rent? Raintree Apartments is money hungry and really don't care about you. They care about your money and will do their best to get it anyway possible. I asked for a 2 day extension on my rent due to some issues with payroll and they laughed. They told me that they would start the eviction process and I can pay them an additional $250 to stop it. They're a joke.
My apartment may not be the most updated apartment, but it is home. The complex is quiet with a mix of college students, families, and singles of all ages. The staff is kind and responsive, whenever I have had an issue they were quick to get an answer. There are multiple floor plans to choose from, a gym, laundry center, club house and two pools (one indoor and one outdoor). The location is conveniently located between Man O' War and Richmond Rd with Lextran Public System stops near by. In addition near the location are several local businesses that include shopping, grocery and dining.
I've been living at Raintree for the past 2 years. I am mid 30s and live alone. I live in one of the small 1 bedroom units. i pay just under 500 per month. As far as the apartment itself goes: -The cabinetry is somewhat dated. -The walls are textured. -There is only one closet in the entire place(I could use another). -You can hear the neighbors really well through the walls. I shudder to think what they hear me doing. Having said all that... -The place is clean. -I have always felt safe, though I am a male. -The neighbors are never noisy(except during UK games). -The staff are nice and helpful. -There are some attractive little courtyard type areas that are well landscaped. The real attraction to Raintree is the facilities. They have an indoor pool area that is unique in the city(for it's price range). A good fitness room, other apartments in this price range have poor excuses for fitness centers. The location is walking distance to Kroger, various restaurants and gyms. Raintree is great for my price range and has been a good experience.
I've lived at Raintree Apartments for going on 5 years. Initially, I moved into a 2BR with a roommate later to transfer to a 1BR apartment. I live in the larger 1BR floorplan upstairs. My biggest complaint about this apartment is the Heating/Cooling. In the summer, it can get so miserable unless you keep your AC on constantly and in the winter, don't even think about going near your front door or the balcony door. Every year, I have about .5-1" of ice form on the INSIDE of my balcony door. The apartment staff have said there's nothing they can do unless they rip out the entire balcony sliding doors and replace them; which they refuse to do. This apartment is ~680sq ft and in the winter, my electricity bill can get around $150-180. Completely and utterly outrageous. The largest 1BR floorplan is good for ONE person. If you are single, it's great but if you're a couple, I suggest going for a 2BR. The design of this apartment is extremely outdated. They are currently in the process of updating select apartments but they are wanting to charge $70-90/mth extra for this update. After the price increase of updating the apartment, it easily pushes the cost of this apartment comparable to other apartment complexes in Lexington which are a lot newer, nice and offer more than Raintree does. The staff are all very friendly, the community is nice (save a few rude people and pet owners who won't clean up after their dogs) but all in all, I've enjoyed living here. There are ups and downs to every community and I've never felt unsafe here even at night when walking my dog. I got my apartment for a heck of a deal and that's primarily why I stay here. You can shell out a bit more for a lot nicer places but if aesthetics aren't huge to you, this place might be worth a look.
The staff is wonderful and the maintenance staff is very efficient, I have a few problems that had to get fixed but even when it was after hours they still came to my apartment in a very reasonable time for whoever was on call. The place really has a lot of cool things to do once or twice a month and they have plenty of parking woo hoo! I’m very satisfied with my apartment they hold all of my furniture and I ended up resigning my lease because I love this place.
I lived in Knoxville in need of a place to live inn Lexington. They were awesome to deal with since I never saw the place before moving in. Place is amazing and great staff. Will be here a while.
I love it, my wife hates it. The neighbors are awesome everyone is really nice and the managers really take care of the property. The pools are nice but the work out facility does not offer a lot of variety. My wife hates that we can only have 2 cars, she has had her loaner car towed twice. She also doesnt like the size of the apartments.
