Property Ratings at Raintree Apartments
Better hope you are a heavy sleeper, the walls are incredibly thin, the buildings are close to very busy road. Had upstairs neighbors blaring music all throughout hours of the day and at 3am almost every night. I called several complaints on them and apartment did nothing but "write a letter" to them. First moved in, found carpenter ants flying all over the apartment, spider webs everywhere and their creators. When fall came got invaded by a ladybug army through my patio windows. Cox internet is about the only available wifi and had a repairman come into fix my internet being bad and was told the wiring to the apartment was set up incorrectly and I physically cannot get the speeds that I am paying for unless the apartment fixes the building. Pool and weight room is what you'd expect from a bare minimum amenity offering to raise rent. Complex also had an entire building burn down in a lot so there's that for some precedent risk. Maintenance responds well though. Would not recommend living here unless you have no other option for the area.
I have been a resident here at Raintree for a year and I love living here! Val, the leasing manager, has been so helpful from the time I moved in till now. They were able to accommodate me when I was in a rush to move in. Everytime I call or put in a request to have something fixed, maintenance is there that same day. They are very quick and efficient. These apartments are quiet, clean, and conveniently placed. Highly recommend!
My daughter rented there for almost 10 yrs..when Kelli was the manager and Rod the maintenance man it was good then they got that Kenya Kelli it was terrible.. she was never in the office, she was rude and always saying my daughter’s rent was late and posting eviction notices and late costs on her door.....when I her with my evidence , as I paid the rent she would say oh the program made a mistake. The mold issue in the apt became intolerable...the city and health Dept were called and wrote up infractions still nothing was done after we went to the mayor’s office , the city council and civil court ... my daughter was evicted because I refused to pay until the mold was taken care of. These people , including all members of the Goodman Grp were the most unprofessional people we have ever dealt with..... you can find better places to live...it’s all about making money..dumpy apts that need to be redone and charging high amounts of rent
I’ve lived at this complex for 8 yrs & the last 2 yrs were horrible. I have a bad mold issue Kenya Kelley the manager & corporate refuses to fix. I’ve has the health department code enforcement you name it out here & they’ve sent letters to management to fix the mold again ignored. Keyna is never in the office during office hours if she is she doesn’t answer the phone or return your calls back. Maintenance is a joke the guy is not licensed plus he does not have any certificates so he should not be doing any plumbing or work on issues that require a license to fix the problem. It takes him several times to get issues fixed. This place has gone down hill I’ve never been treated so poorly. I find it very unprofessional the manager is dating a tenant. I feel there’s some sort of embezzlement going on lots of drug activity. It’s a dump not worth your money! Very filthy conditions they don’t paint they don’t replace the carpet nor do they do the standard repairs after a person has moved out. Washer/dryers & all other appliances are beyond old they don’t work.
DO NOT LIVE HERE! This place was fantastic when Kelli was the manager but it has gone down hill since. The maintenance crew took 2 months at one point to fix a hole in the ceiling leaking water. The office staff if rude, ignorant, and completely unprofessional. There is a reason all of the long time residents are moving out. You do NOT want to live in this place.
This place was my home. Now it is just a place where my stuff is at. Kelli the manager is no longer here and that was their biggest mistake. The office is a mess the grounds look terrible and nobody cares! Everyone is moving out from the smallest thing as the mail is overlooked. They don't care about the residents and feel they will be addressed when the time suits them. The new manager is NEVER in the office when I go and need something or to pick up my mail packages. I will be moving out! NOw they have done it and got rid of the best maintenance tech...ROD! Goodluck current residents!
Nebraska Landlord Tenant Act. Move Out Inspection and Damage Charges You have the right to be present at your move out inspection, and it’s always a good idea to exercise that right. By doing so, you will know if you’re being charged for any damages, how much security deposit to expect back, and it will also give you the opportunity to protest any charges you feel are unfair, or to remedy small cleaning or repair issues. Pay close attention to the clause in your lease regarding your move out inspection, as it’s likely that you’ll be required to schedule the inspection in advance. Whether or not you are able to be present for your move out inspection, it’s vital that you remember to give your forwarding address to the rental office. If you don’t, you may never see your security deposit check- or you may be in for a nasty surprise a few months down the road when collections start calling about a balance you weren’t aware of because you never received your final account statement. THEY DO NOT FOLLOW THIS

I am sorry that this happened to you. You are absolutely correct about having the right to be present at your move out inspection. I am sorry that they never notified you about your move out inspection. If you need more details on it there is a new manager in the office who started this month and she would be happy to try and do some research into everything that you were charged for and why. I have just moved into the Raintree Apartments in the last 2 weeks and the few items I noted as being a problem on the "check in" list were repaired within 24 hours. Then the thermostat needed a new battery and it was replaced within a couple hours of my telling the office. Really clean, quiet apartment.

I have written a review in the past about how great this place is. Sorry to say since they got rid of the previous manager customer service has slacked. I asked for a maintenance issue repair on Tuesday and for the previous 5 plus years this would have been handled immediately, but not any longer. I even left a message the next day with my cell number to see when this issue would be handled but no return call or repair. I understand a new manager started today, hopefully things will get better. If no repair or return call tomorrow I may have to ask for the corporate number. Sorry they got rid of previous manager and tied the hands of the maintenance guy. This place is no longer a family atmosphere but a plan old place.

I loved this community. Apartments are beautiful. I love the fact that there are 2 bathtubs and washer/dryer in units. Alot of amenities thats always a plus!! wood burning fireplace very cool. I had a tour with the broadmoar general manager. She was so friendly and helpful. I worked with jennifer in the corp office as well. She is a very helpful and patient employee as well..And yes i am gonna rent one of them..
nice and quiet here no real problems everyones pretty kind of get along and get place nice and place is pretty reasonably priced and office will help if you need something
The apartment community is very friendly and many if them know each other. Parking is not the easiest.
Check this small community out for great living and bring your 4 legged friends if you plan to pick up after them. Real respectful pet owners who try and keep it that way. I love my washer/dryer in my apartment too. When I have needed something fixed, he is there right away. I think you would love this place just as much as myself does.
