The South/Southeast 1 portion of Topeka contains mostly residential homes surrounded by retail stores, restaurants, and huge parks just three miles south of the state capital. Topeka Country Club dominates the northern part of this neighborhood. This part of Topeka sits approximately 66 miles due west of the city center for Kansas City. Travel along Interstate 70 for about an hour to reach Downtown Kansas City. There are several highly-rated schools that serve the area, making this area popular among families as well as the commuting crowd.

Property Ratings at Raintree Apartments
Let's start with communication- they don't. If your apartment/building has an outage, the management staff will go out of their way to avoid communicating with the residents. If the residents seek information, they'll give the absolute minimum and not bother to provide updates. If you ask for something in writing, they'll tell you they'll email you the information but then "forget" and not respond back. Conditions of the buildings, units, and overall property- if you like mold/mildew, you'll like this place. The cracks in the ceilings resulting from leaks and then sewage backups give off that healthy smell. Safety isn't a concern for the management team. As long as it doesn't effect the office, which they never leave, they don't worry about it. This includes when Topeka police pay visits due to being called out. The only area with cameras is the management office. As long as your appliances are functional, they will not replace is - this is regardless if anything about it is broken due to normal wear and tear. (Be prepared to pay in some way when you leave for said "damage.") You don't bother them, they won't bother you. Unless you're late on rent, then they remember how to communicate. They can't bring themselves to issue an email or post a notice on the affected residents' doors if water in the building or electricity is going to be temporarily shut off due to work. It's a nice surprise to go and flush one's toilet and find you don't have running water. Boil it down - management is unprofessional and since taking over this complex property has gone downhill fast.
Constant bug problem, doorframes fell apart within a week of living there and they wouldn't repair them. Was trashed when we moved in and they took our security deposit despite leaving it in better conditions. Whole experience was disgusting
Online pictures are incredibly misleading. Walked into my apartment on moving day and was hit by a heavy odor of smoke that has persisted for three months. Lawns never taken care of, building is run down and grimy. Had numerous break ins into the cars parked outside the building. I will be moving the second my lease is up.
This place has a lot of issues, constant bugs, a constant stench of weed, the office ladies are pretty incompetent, if you want to move into a bigger apartment they're gonna charge you $400, and then when you move out they're gonna nickel and dime your Security deposit. All in all this was an awful renting experience and I would not recommend anyone move in there
