Property Ratings at Raintree
My daughters experience at this apartment complex was honestly not great, but they have no regard for ensuring that they work with good management and accounting companies and she has been waiting months to get her deposit back. Just avoid this complex altogether.
These pictures are manufactured beyond reality. Make sure you tour it first. I got a "newly renovated" apartment that had mold in the freezer, broken drawers, window screens, etc. When we talked to the office about it they said it wasn't their problem. Horrible horrible place. Steer clear.
The pictures are NOTHING like what you get. Showed up to move in there was trash, toilet plusher, and used mops in my apartment. Mold in the ceiling. Disgusting carpet. Torn up old furniture and stained mattresses. No mirrors in the bathroom. Was screamed at by the property manager and kicked off property.
- hot tub is green and probably infested with bacteria - have to park like a block away unless you pay for reserved, - tow and boot constantly - the whole apartment was falling apart - management is trash - even the renovated apartments suck and are nothing like the pictures
There’s lots of social stuff going on. The pool, hot tub, and clubhouse are always open and there are people there most of the time. Most people here are friendly and want a lot of social interaction. The new management has made it pretty clear that they are strictly there to make money, they do not care for the people living here. When I first moved in our AC was broken and I went and talked to them 3 different times before they did anything about it, so it took them about a week and a half to fix it (this was in august so it was about 82 degrees in our apartment most of the time). One of our showers was also broken and took them just as long to fix it. The apartment we moved into was pretty nasty. We finally got it cleaned and settled in and then they told us we were moving apartments, so we are going to have to pack up and move everything and change wards after starting to get settled in. If all you care about is social interaction then this is a good place, but I wouldn’t ever recommend Raintree to a friend or family member. Also they’re bribing people to leave good reviews so keep that in mind as you’re reading ones that don’t fit with the rest lol
Upon moving into the apartment a bug infestation was found as well as mold all over the ceiling of the bathroom. This was after it was apparently “cleaned for new residents”. After complaining to management, they said it wasn’t their responsibility. The previous semester our kitchen sink broke at a different apartment (but still at Raintree) and it took over one month to get maintenance to fix it.
Apartments are decent but you dont pay that much so it adds up. However they treat residents like garbage. They'll give you 12 hour notice to move to a different apartment, and force you to move to a different apartment even if you renewed your contract 6 months ago
The apartments themselves are decent. Very small and old. However the management is not willing to work with their renters. I have dealt with them multiple times about a family situation even confronted them with a doctors note explaining time having to move out. They were unwilling to work with me and are forcing me to stay in the apartment. I’ve heard many different experiences like this from different people. The management is unfair and the people in the office are typically unable to help do corporate usually gets involved.
One of the things that I have noticed living at Raintree is that it’s in a safe location it’s not competing for parking and stands alone. Everyone that is there is suppose to be there so there isn’t random people walking through. I love the storage space and there is always some kind of activity going on between the complex and the wards.
I lived at Raintree for over 2 years and loved it. The apartments were great, and whenever anything broke the maintenance team came within a few days to fix it. No hidden fees, best wards, the amenities are nice, and the grounds are beautiful. Really the only downside is that it is shared rooms but they are a decent size and storage was never an issue. I left to go live with some friends in a house south of campus and definitely missed Raintree's social atmosphere. There was plenty of parking available but you had to walk to a fairly far lot if you didn't get home early enough. Even after I moved out, I would still come and park my car at Raintree when I went to school so that I could take the bus because Raintree is super close to the UVX bus stop and parking is a nightmare at UVU.
I’ve lived at raintree for a year and please just don’t waste your time. The price you have to pay for the apartments is far greater than what they’re worth. The apartments are outdated and need constant maintenance. Since living here, I have had to call maintenance for a broken stove 3 times, a broken dishwasher, broken heater, broken toilet (which has never been fixed) and more. The carpets are gross and the counters are stained and cracked. The rent also changes every month and my roommate’s end up paying more than I do for the exact same room. The management is also hostile and unkind when addressing you and honestly could care less about their tenants. They try and hide all this with social events to boost morale, but honestly these people are money-hungry and heartless.
