If your looking to move in here.. don't unless it's your only option. It's been nothing but bad things since I've moved in here from the dumpster outside my building being lit on fire to nobody cleaning up after their pets. And now a tenant in my building moved in with bedbugs and the entire process has been nothing but a headache. They sent out a letter stating there was a week between appointments so I figured I'd keep things in bags for the week then they tell me DAY OF the second appointment they had a "typo" and they wouldn't be back for two weeks!?! So now I have 3 weeks of my apartment being in bags and when I asked what they would do about this I was advised I'd receive a call from management and instead get a chain of emails stating it's not their fault and if I'd like to break my lease I can. So I get told I'm SOL or to leave. VERY POOR SERVICE!
After being told we would get our entire security deposit back in our move out inspection (I believe his name was Jason) because we handed our keys over 2 weeks early, and left our apartment virtually spotless they decided to keep nearly the entire deposit for "rent owed" For 2 weeks we didn't even have access to the apartment, yet still had to pay for it. Legally we are responsible per our lease, yes I understand that, however we were told differently in the inspection and believed we were being done a kindness for our intense efforts to leave the apartment better than we took it. If you are looking for a place to live with any kind of decency at all.. I implore you, absolutely do not choose Raintree Island. Every year they would raise our rent $170 a month. They live up to "island" because they will absolutely leave you feeling deserted. ---The property manager responded to reiterate the fact we were responsible for the full term of the lease as it was some sort of new information. Clearly she did not actually read the review. The point is we were told differently by a member of their staff. Management in this complex needs to do better in so many ways.
To start off, there is no security so good luck feeling safe. We’ve had creepy neighbors, weird knocks and someone jiggling the doorknob in the middle of the night which could have been but we wouldn’t know because there’s no security to ensure safety. We live on the bottom floor that is essentially underground and we expected to have big but not like this - they get in from absolutely everywhere. The windows are very poorly sealed and insulted so bugs get in from there all the time. Not to mention, we just have holes in the walls that no one ever bothered to seal and the doors look like they’ve been chewed on by a dog. In the winter, because of the poor insulation and thin window panes, it is almost impossible to keep up with the bitter cold and it gets unbearably humid in the summer. I wouldn’t recommend this place if they paid me.

This place is awful. The management has changed two times while I’ve been here…I’ve been here for 2 months. The staff is rude and unhelpful. The photos are nothing like your apartment they only show the renovated ones. Crime happens here constantly. I see the cops here weekly. It’s awful I absolutely hate this place. If I could give a negative star I would.
We thought having community internet would be fine. Unfortunately, you get locked into one provider (Spectrum) and in this apartment complex's case, you have no access to the router/modem. My wife and I frequently have our connections drop - during Zoom calls and other work related instances. Spectrum customer service has a dedicated line for these "community" internet services and they're of no use either. Stay away if you anticipate having to work from home.

I lived here for 2 years here but I always complained that it's little older apartment but when I moved to luxury apartments ( autumn creek ) then I realized that management and staff in raintree island was so nice and helpful. I totally recommend this apartment. *For it's price it's worth. *Close to narure , my kids used see rabbits and dear :-) * Leasing staff were very kind and accommodate specially one name pinky not only during signing the lease but also during when you are moving out. * Management is good and responsive * Maintance is fast. I have all good things to say. Except they should replace washer and dryer ole one in few apartment.
I moved into this complex to be close to my parents home nearby. Everything is very old and run down. Plumbing is bad. Workmanship is shoddy. It took three years to get my air conditioner fixed. It would run constantly and only keep the temperature down to 78 degrees. They finally replaced the original rust bucket. Now my electric bill has gone down significantly, thank God. The rent has gone up by almost $50 this year because of all the "upgrades" the new owners plan to install. I don't have one upgrade yet. Why am I paying for a posh apartment while I still live in a dump from 1975?

I live in what is suppose to be a smoke free building, i complain to property management and so has others about the one tenant thats doing the smoking, and nothing has been done !! Dont waste ur time

Lived here for just under 3 years. We liked our apartment, found maintenance to be pleasant and respond in a timely manner. Amenities of pool, playground, gym and dog park are great. The only reason I am giving a poor review is the office staff. They are terrible. We frequently found no one could answer simple questions and we received attitude when we went to the office. Everytime we tried to address issues we were treated as though it was an inconvenience and problems were never resolved clearly in hope we would just go away.

I lived in this dump for 1 year. A month after moving in I realized how run down the apartments were, how shady most of the residents are, and how unprofessional/untrustworthy the staff is. Neighbors complain about the change of ownership and lack of response from maintenance and office personnel. If you can find any other reasonable housing for yourself and your family please choose somewhere else!

If you're a young professional looking for an apartment to call "home", this might be the worst place in Western New York to do it. Upon signing the lease, i mentioned that we had a cat, to which we paid a deposit, which is very common. We also stated that we were looking to get a dog in the coming months, which we were told was absolutely fine as long as we let them know and didnt bring in a restricted breed outlined in our signed lease agreement. Roughly into our second month, our bathroom and kitchen sink both started to plug up and overflow almost daily. The drainage wasnt caused by anything in particular, but when we would brush our teeth every morning, the sink would just fill with water and we would have to wait for the water to drain before we did anything further. Aside from the awful drainage, our dish washer also decided to overflow and spill out all over our flooring. The mechanic came out to fix it within a few minutes of our after-hours call, which was amazing, but he wasnt of much help, unfortunately. We also had an issue with our refrigerator in the first few weeks. We spent well over $150 in just food, only to have the fridge freeze all of it. The apartment in the summertime was sweltering, often leading to outrageous electric bills. We could run the air conditioning as much as we wanted to keep the temperatures below 77 degrees, but we certainly paid for it. In fact, we found that the apartment would be around 77-78 degrees everyday regardless. The neighbors we had on our floor were courteous and quiet, which was awesome after a long day of work, but the people below us were party animals. These people would literally party until the early morning hours of the work week. When we called the office to let them know, they told us there was nothing they could do, and to call the police department. They advertise that the buildings are in fact smoke free, but they most certainly were not. People didn’t really obey those rules, and when the office was questioned about enforcing the rules, they basically said there was nothing they could do. When we decided to get our dog, they informed us that our breed was restricted per our signed lease agreement. After reading through our lease, we discovered that there was no such verbiage in our lease, but instead they sent us a clip art word document that outlined breed restrictions (that just so happened to include our breed).

I was given an older unit with a lot of problems and told that maintenance wasn't allowed to fix them without owner approval. My windows and doors aren't completely closed which makes heating/cooling unreasonably difficult. My window sills and bathroom were "cleaned and fixed" by painting over what looks like a combination of paint and mold/dry rot. The single pane windows rattle violently in the wind to the point of being concerned they'll break. Maintenance leaves work half completed and "doesn't have time" to schedule fixes, nor do they leave notices when shutting off the water in the building. Any requested fixed are treated as huge endeavors or ignored completely and the office staff blatantly lies to people's faces while making bold faced threats if they don't like you. One of my neighbors is a hardcore smoker IN UNIT but the office doesn't do anything but write passive aggressive notes, yet a friend of mine was threatened with at will apartment checks by management for inquiring about getting a dog. Honestly, go ANYWHERE else. They make it easy to move in but you'll regret it.

I've lived here for a year and a half now and have had multiple issues in just the last 8 months. Recently, I was told by 3 associates that I was on a waiting list to move into a re-finished apartment building with all new appliances. About 2 months later, I went back to check on the completion status of the building and I was told that someone was already living in the apartment I wanted. There have been a number of other things I was told the office was going to do that they never did (or at least didn't until I went to bug them several times about it).
I searched for apartments for a good month before deciding on Raintree. As a graduate student I hoped to be in a quiet neighborhood somewhat close to campus. Raintree has definitely given that luxury. The apartment complexes are quiet with no loud college parties to be heard, even if that did happen though there are quiet hours from 10 pm to 8am. Laundry is shared within each building and is 1.25 per a 30 minute wash or 60 minutes of drying. Although I had hoped for my own laundry hook up, there has never been a problem with the washers not being available. The apartment includes heat and basic cable. This is a great deal for this area as we have very cold winters so keeping the apartment are apartment a comfortable temperature won't put a strain on your budget. For the 3 months of hopefully warm weather, the apartment also has central air conditioning. My only complaint is that the electric bill is higher due to inefficient wiring (the apartments aren't recent builds). The apartments are pet friendly but if you don't want to live in a dog friendly building, the office staff will make sure to find the best apartment for your needs. They also will give concessions on prices if you visited at a time when prices were lower and they had gone up by the time you were able to apply to be a renter. Definitely give this place a chance! You'll be right near a lot of shopping areas but far enough away to enjoy a quiet living space.
And I was living at the Raintree island apartments it was nice when we first moved in until they came in and change the thermostat that we could no longer adjust it ourselves . My daughter was about 6 months old we moved out because it was way too cold. When I complain about the situation of the windows maintenance came in and said that the windows were old. a maintenance guys told me to take a washcloth sticking in the freezer and then put it on top of the thermostat and it will mess up the memory of the thermostat so that I can get the apartment warmer for my daughter. For $750 a month it was a rip off
Unfortunately, I have never written a bad review. However, I feel people should know into what they are getting themselves when they move into a Raintree Apt. Signing the lease- VERY EASY! It was a great and simple process. Great upfront discount. Great customer service from the gentleman who walked us around. Unfortunately, we were promised a unit with a brick wall as "all patio units have brick walls" and ours...did not. Security- For almost $900 a month, there should be some kind of security system. Alas, anyone can walk right in and anyone can solicit door to door. **Maintenance- This is the biggest reason I am writing this review $845 a month which does not include water/electricity (a/c) and in less than a year, the maintenance has been here 10 times for plumbing issues and other reasons. At least 3 of those times I needed to call to follow-up the request because nobody ever came by the end of their work day and the order was never actually placed. Tub backed up, toilet mechanism broke, and toilet CONSTANTLY leaked urine from underneath. 4 different people came to fix my toilet...they all showed up at the end of the work day and said (after 5 minutes) should be okay and they never actually fixed it. Our dishwasher backed up and after requesting someone call first, they actually came in and fixed it while my husband and I were in bed! Plumbing is horrible for how much you pay to live here. Quality- Washer/Dryer unit costs a fortune and the dryer takes at least 2 cycles to dry due to how old they are...Closet doors have fallen off every time we move them because the track isn't on correctly, our closet storage unit came completely off the wall because whoever installed it did not put it into a stud, kitchen cabinet door fell off, multiple toilet break/leaks, our secondary closet door was locked shut due to a faulty handle that they had to come and replace within the first week, tub and dishwasher backed up..... Location- Great location, grounds are kept very clean, close to NFB and College campuses, quiet (This is was what made it so attractive to us last year! Great Gym and facilities. All in all, pick what benefits outweigh the negatives...For us, maintenance and QUALITY is CRUCIAL when paying as much as they ask. We look forward to moving.

Access to the complex's community center with a small gym, pool, park, tennis & basketball courts included.
Very nice place w quite neibhboors . There are activities for the people that live in the community. There is a gym, tennis court, pool and a place u can reserve for parties. I lived here 2 yrs and I love it . Maintainance response quickly if something needs to be taken care of.
