Property Ratings at Ramblewood Apartments
This is the first time I've felt compelled to leave a bad review & the first time I've reviewed an apartment complex I've lived in. But this has been such a terrible experience all around that I can't warn enough people in my life to avoid moving here. The story is long but to make it short: we were heavily mislead at move-in, our apartment was not at all what we were told would be and then we were basically told we misremembered what we were told. We have had many issues beyond that including car gone through, packages stolen, dumpsters are gone through on a daily basis. This is not a safe or quiet environment. We are counting down the days to move out. We have tried to reach out to management 3+ times and the manager has just blatantly ignored us entirely and the other staff has either had a bad or dismissive attitude. At this point we don't care to be in contact with anyone anymore because the lack of care has been made loud and clear and it has been exhausting trying to get any points across. I am not sure why they respond to everyone that leaves a bad review that they take complaints seriously and to reach out because if you do reach out, you get either poor treatment or get totally ignored. It's been beyond disappointing. The only plus here is the maintenance team, which has always been nice. But that is the only bonus. It's worth noting I have lived here in the past before management changed, and it was an entirely different experience then. I had a great experience the first time around which is why I recommend to my husband that we move in here. Biggest regret ever. Please look elsewhere. There are many other options at a better price. Save your peace of mind.

Absolutely love it here. When I first searched up the apartments online, I saw some bad reviews and thought there might be something wrong. However, I went ahead & signed my lease regardless. Very reasonable rent price and very friendly staff which is something that is so important to me. Neighborhood is very quiet and the maintenance team is very quick to respond to any emergencies you might in your home. Lastly, I absolutely LOVE the location. So close to so many things. Mall, Costco, Walmart, Aldi, etc. it’s very walkable! If you’re hesitant about Ramblewood, I encourage you to come and check them out!!

I'm in my 3rd floorplan in 4 years. After searching GR this is the best square footage I've found for my money. Due to age of property the heating system isn't always adequate (baseboard hot water heat) and wall unit AC doesn't always cool sufficiently. The floorplans are very unique. I've had no issues in my current home with any neighbors and I love the wooded views! Maintenance always shows up promptly and addresses the few issues I've had.
I've have been renting here for 8 months and will never satu here again. We've had roaches our entire stay which pest control is a joke and won't handle so I bought my own bait and traps. Rents over priced, apartment does not look like the pictures. Also they never clean under any appliances between renters.... under my stove is horrible... so is the fridge... and the dishwasher... shower had mold in the grout...
Ramblewood has residents pay $20 for assigned parking in covered carports, yet won’t tow others that park in a residents spot.there’s signs posted to call maintenance.unfortunately nothing gets done .I’ve had others park in my assigned carport on several acassions and yet I still get charged.not only do I get charged for parking that I’m not able to use On a continuous basis I also have to walk a far distance.At one point for approximately four months there was no lighting in the parking lot it was pitch dark and it took several months like I said four months at least for them to do anything about it
The one good thing I had to say about this place when I moved in: 'at least the water pressure is great'. Sure enough, they just installed low flow everything. Tub so tiny I cant even use it.

I am sorry that you are not satisfied with this savings program. Regarding the tub, all of our apartments use a standard size tub that meets all needed requirements. I haven't even considered to move in because my first impression about the management team was garbage. After getting quotes and looking at demos, I was not impressed with the style of the homes. Also, I live 40 minutes from the Grand Rapids Area, a rep from Ramblewood calls me to say that he has my license. I was furious considering I was back home, 40 minutes away riding dirty. Very unprofessional!!

The location is nice, down the street from shopping area and near the expressway. All apartments aren’t the same. Some are outdated...seriously outdated. Mine has flat paint(horrible) I like to clean baseboards and walls and you can’t do that with flat paint. Doors are cheap(looks like from the 80’s) some apartments have suffered flooding during the rainy season. Patio doors are extremely old and should be replaced. Mine leaks when it rains and during the snow storm, the inside panels were covered in ice...indoors. Master bedroom not insulated properly(freezing). No central air, had to purchase a air conditioning unit for the bedroom. If you’re lucky enough to get an updated affordable apartment, you will enjoy. I will not be renewing my lease. PROS: Spacious apartments Laundry facilities in building (kinda creepy though) Storage space Beautiful trees and a trail nearby Gym (a small yearly fee) CONS A lot of dog poop Parking fees Outdated apartment Speeding in the complex(need speed bumps) No sidewalks (have to walk in the street) Need key to get in building (god forbid you loose it) you’re stuck outside and waiting for someone to enter Not sound proof (if pets or kids live above you, a lot of rumbling and barking) I know it sounds horrible but over all, it’s not a bad place to live. Just make sure patio doors are up to date and no flat paint on walls. The office staff is nice, a few upgrades to all apartments and this could be one of the best communities in the area.

You do have this option at time of move in to chose a recently renovated apartment or the classic option. With 1188 apartments, it will take us some time to get all of them renovated. Upon other things their allowed dog list is very limited. They say it's a dog friendly place and are welcome but it seemed they only favored a few breeds. For example we wanted a husky but was told it's on their allowed list. We asked why but never had an reasonable explanation. They had recently installed a caged dog park but when it first opened it was just dirt and mud. There was a bit of trash and poop already. Ended up moving out and we got a husky.

We do have a list of restricted breeds, however it is similar to most neighboring apartment communities and are in place for our residents safety. We have had the dog park amenity for many years, and on occasion it does get muddy, particularly in the early spring after the thaw. I can't speak to that much since I just moved in, but my move in experience was fabulous. Amelia in the leasing office was so helpful. I was in a really tight time frame for needing to find a place and move in and she helped me along the way with out draining my pockets. So far, I would highly recommend. Easily the coolest looking apartments in the area for the price. High loft ceilings, crisp paint, fresh carpeting, and a very open and welcoming layout. I haven't been here long but my apartment itself is enough to ensure my stay at Ramblewood will be well worth it in comparison to most of not all of the other places I've lived at in the area. The one thing that is really nice is the kitchen, though it looks small there is storage space everywhere and while we're talking about space I haven't ever seen more than 2 closets in an apartment, now I have 4 and one is a massive pantry like area underneath the stairwell in my home. Happy to be here. Love the community for how it looks and I love my apartment that I found through this site.

Not the greatest experience. In the 3 1/2 years I've lived there, the screen door has had to be replaced multiple times due to an un-level patio door. The windows freeze shut in the winter and form ice on the INSIDE due to poor insulation. I've had water leak from the ceiling in the bathroom, destroying the bathroom floor, then had to pretty much beg them to fix it when the fault had nothing to do with anything I had done. I've had a leak in my bedroom ceiling where mold formed on the ceiling. When I put in the service call for it, I'm not sure if they actually treated for the mold or just cleaned it up and painted over it. Then, there is this moving out issue. I am a U.S. Navy Veteran that currently works for the DoD. I prefer renting to buy because I like to be mobile for my career. I am scheduled to transfer to another command (out of state) at the end of June, but my lease is not up until August 1. I've been a good tenant, no problems, no complaints, and paid my rent faithfully. In March, I went into the leasing office to ask if they would work with me to end my lease one month early on July 1 vice August 1. I asked 'What can we work out?' The response was that I would only end my lease one month early by paying two months rent. Why would anyone ever do that? I'll just pay the July rent, keep my key, and you can get the key on August 1 through the mail. So, I'm going to pay a month's rent for a place that will be empty. They don't get to move new tenants in that would more than likely pay more rent than I do and I lose a whole months rent for no good reason at all except the companies refusal to be flexible. What a way to treat a veteran and a DoD public servant. When and If I return to this area later in life, Ramblewood is surely crossed off my list of potential apartment homes. I wouldn't recommend getting into a leasing situation with this company unless you thoroughly read through your lease and negotiate your lease clauses before signing. A lawyer review is recommended. That's the lesson I've learned throughout this experience.
Living at a rented property is always something and living at Ramblewood is not different in any way. On one side, Ramblewood has a reasonable staff that comes around in every other opportunity to do the community parts cleaning. They clean the laundry facilities, they clean the outdoor stairs, the parking lot... And now that they just had sold the group, they also power cleaned and painted all the outside walls of the building. They even replaced the first steps of the outside stairs that was already harmed by the weather. These are all god things. Reasonable. The Ramblewood apartments can be found all the way into the woods, near a really sweet all-across-the-city trail. That's a plus. It is a really silent community most of the time (and you will understand why only MOST OF THE TIME later) and our neighbor can be very friendly WHEN you see them. On the other side, the apartments are divided between South and North units. In another words, half of the units are located above 44th St (so as the pools, gym, leasing center, etc), and the other half at South of 44th St... That being said, I would add that sometimes it can be an inconvenient, specially if you do not have a car. Harder to get to the free pool, to the free gym... So you might just wanna turn the youtube on and work out online. Anyway, other than that, if you are a very ruled person, and if you get picky if someone else is not following the rules, so then you might have a problem, because Ramblewood staff do not respect their own rules. I have lived in the South units for a year and the PLUS that THEY offered us was that that whole community were smoke free. It turns out that every once in a while when you look out of the window you might see someone smoking and, worse, a lot of half ended cigars on the ground as well. Want something even worse? The workers they send to work in whatever they need down there, they don't seem to mind if they smoke of not, because they do and there's no one else there to make sure that it doesn't happen. And I know that they don't really care about those not that little details because german shepherds are not allowed at all at any unit and, guess what, there was one right above our apartment being locked in a cage on the balcony for a couple of weeks making huge noise and when they got the news, they did nothing. It just seem unfair to be the only one who is really willing to follow rules, even if they are not the most beautiful. Thank you and good luck.
After so much time settling and being comfortable in one place for 9 years, to move to Ramblewood Apts has been amazing for me. More space for almost the same same price, in addition to the added bonuses (gym membership), attentive and accommodating staff, peaceful atmosphere, etc. I'm happy here and feel at home, which is something I had not felt in a while. Love it!

Location is great. It is really easy to pay rent and utilities. Its just one bill, except for electric. Don't have an insect, maintenance, or security problem. The stairway to my building is loud when people walk up it though. As far as price is concerned, I think its a bit much. I'm in a one bedroom for 670/mth, washer and dryer are shared for a building. Utilities are around a hundred for me. A studio is only 40 dollars cheaper with less square footage. It would be great for someone with a roommate, but I live by myself and wish it was cheaper to do so.
This is the perfect building if you want a quick walk to the Kent trail, Restaurants along 44th street, and nice woodsy area. The common areas aren't far. There is a gym, indoor and outdoor tennis courts, outdoor pool/ They keep them nice and clean & the staff there is always helpful. Unlike other apartments in this area, it is close to everything, if youre willing to walk :)
I moved into a studio on the south Ramblewood in 2009 of July. I rented a studio, garden level, and I pretty much moved in with nothing. I lived there until 2013. I started paying 450 a month. I thought this was an awesome price, and it was. Until they started raising rent 30.00 - 75.00 every year. In 2010, they started charging for parking because that absolutely makes sense (no, not really). I figured, "I'm renting an apartment from you. Shouldn't I be given a parking space because I'm renting?". By 2013, I was paying 590.00 for a very, very small studio (I had enough room for a bed, a very small computer desk, and a small table with one chair for eating dinner). That's just the apartment. Over the last few years, I experienced flooding into my apartment, snow being somehow plowed against my door. This happened repeatedly, a few times to the point that I had to dig myself out of my own apartment. The trees and bushes outside had enough spider webs around them that you could have spun yourself clothes. That happened during the summers of 2010 - 2013. When I left in 2013, the spiders had manifested into something from a Kthulu-based nightmare. What did landscaping do with the venomous spiders? They sprayed them in 2012, which forced all of use in the Woodlake Court district to have to have our windows closed shut in order to prevent the gases they were spraying from causing us to die from asphyxiation. When I left in 2013, I gave them a one month notice. No one said anything to me about a two month period notice needed, but when I moved out, I was charged my rent plus my rentx4. As well as a cleaning bill. Overall, my rent of 590.00, plus parking, plus third-party utilities, and a "membership fee" some some strange sorts (evidently, I was a part of a cult? I wish I had been notified of that) became 2,300.00. They didn't waste time collecting and took me to court two months after I moved out while I was making payments on my overall bill. Unfortunately for them, I video recorded the guy who "checked" me out when I was leaving the apartment. I also audio and video recorded what state the apartment was in, and it forced them to drop the 2,300 to 1,700. My advice? Ramblewood is like the ice cream cone van that drives around, playing that really cute music in a nice neighborhood. The candy is tasty, but if you take the candy, you're going to wind up being sent through more nightmares than a Stephen Kings movie.
I was really struggling to find a community that would accept animals, be reasonable with price, and allow a quick move in time. Even though Ramblewood is understaffed, the staff that helped me continued to be very pleasant and work with me as much as she could via email if not phone. Ramblewood has two pools and includes work out activities and classes for free! They have a very nice dog park and the community is great to walk in. I do not make a bunch of money, so being able to have many options here of studios, 1-3 bedrooms, 1, 1.5, 2 bathrooms, lofts, etc. I am very happy here and I feel very safe. I am living on my own and am a female. I recommended this place
Me and my family live in a 3 bedroom apt very big it would be nice to get rent for life we have a family of 6 plus we could use it to get heaters for this winter . I say to any renters who read this don't rent at ramble wood the customer service is awful. They charge a d Nicole dime you to death in fact you have to pay a fee to park your car in the parking lot which is by the way where you live . There pools are dirty or closed always. Stay away!
Ramblewood has been great for us so far. The staff was especially helpful and informative. Our apartment was clean and ready for move in.
I really appreciate that it is pet friendly and there is a dog park in the complex. Neighbors are quiet few disruptions and I feel safe. I don't appreciate that management regularly enters our apartments unannounced. Overall great place to live.
I have had some pretty annoying apartments, and I can not wait to move out of this one. The area is eh, the floorplans are spacious, but very BLEH and overly expensive. The surrounding area is just dirt. No grass, just wooded dirt--so watch out if it rains. I have put in 3 maintenance requests now because our front doorknob constantly falls off and gets me locked inside my own apartment until my boyfriend comes rescue me...and it still has not been fixed. Do not try and call them at the office either--they never pick up the phone. The dog park is just a fenced in dirt pit. No grass, so we only go when the dog needs to get a bath anyways. It has been interesting living here to say the least...
My apartment is every new college graduate's dream. It sits right back in the woods and features its own community. I open up my door wall to a balcony that overlooks a never ending view of trees. Along those trees sit squirrels and woodpeckers, a sight to behold whilst gazing out into the land. My apartment is one room, one bath, and it has a good sized living room as well. The kitchen is not bad, as I am not much of a cook, and the storage is prime for boxes and sport equipment. My favorite part has to be when I go to fall asleep at night, all I hear are the noises of the woods behind me. I don't have to search nature sounds on YouTube and go to sleep listening to recorded sounds anymore, no, because I have the real deal right in my backyard. Overall, the apartment is phenomenal and I highly recommend it to anyone!
I am very happy with my apartment, I have lived here for 6 years. Office staff is always friendly as is the maintenance staff.
I live in the Ramblewood I apt complex here in Wyoming, Mi. The grounds , the building and the carports are showing their age. Everything has that 20 coats of paint look and feel to it. There are lots of minor problems with the fixtures, appliances, doors, etc and the management seems to be either uninterested or incapable of handling them. On the bright side, a new company has purchased the property so perhaps conditions will improve. Probably the best thing about this complex is its location. Just a few minutes from 3 freeways, a large shopping mall, an outlet mall, several food centers including 2 Walmarts, 2 Meijers and 2 Targets, and SEVERAL strip malls. There is a golf course nearby and Kent Trails walking/biking trail runs right through the property. There is an onsite gym, pools, indoor basket ball and tennis courts, sauna and hot tubs. The property is heavily wooded with a large deer population if you like nature. There is also a large hospital nearby with an extensive medical complex surrounding it. A quick note on employment opportunities, if someone in your household is looking for a job, especially part time, they shouldn't have any problem finding one here. Between all the stores, restaurants, fast food, gas stations and small businesses within walking distance there shouldn't be any difficulty. Things to look for when leasing here, Have the leasing agent look CAREFULLY through their listings. My apt floor plan is not typical and did not show up on their website. I happened to get lucky and noticed it while she was scrolling through their listings looking for my original pick. Be aware of any specials coming up or ending soon. Literally days after I signed my lease, they had a free month special. Watch the pricing of a particular apt floor plan closely, they often have multiple listings for the same floor plan at different prices. Be aware that they allow dogs here, if you do not like dogs or are afraid of casual encounters with them, do not live here! You will run into dogs on an almost daily basis. To sum it up, this place is very average. Not horrible but nothing to brag about either.
The place is pretty good. Open, quiet, and far enough away from the roads to cut down the noise from traffic. They have an indoor pool, tennis courts and even a private gym. Staff are extremely friendly and helpful with all of your questions and/or problems!
Good service when we need something, very nice and clean place. Has a very nice pool & gym. Definitley recommend for others to pick for their first apartment. Good neighborhood also.
