For all future residents beware! It is unfortunate for such a nice property to have a bad management team. I do not normally write comments for either a good or bad experience but today I felt I needed to. I was in a very vulnerable state of mind because of bad news that came through of a family member who is very sick that needed me but that did not matter to them. I applied online after business hours on Saturday and the leasing office was not going to open again till that following Monday at 9am. I did get an email that a “decision was not able to be made till I called into the leasing office”. So, when the bad news came in, I needed to hold off any financial decisions because I would need to focus on helping my family member. They had no remorse at all and declined to refund my money back that I would need to help my family member. It may not matter to them but they will never have me as resident.

I just moved in here and it's been the worst experience of my life. They do nothing for you. I didn't have a shower for 2 days because they couldn't come and fix my shower head. Maintenance it's basically non-existent I have written the property management company as well as the lead managers and they do nothing. I've got trash in front of my house consistently, I've got dog poop that's all over the property that they don't care about. The place is a mess there's no cleaning of the hallways it's full of cobwebs and bugs it's disgusting for the amount of money that we pay here it's absolutely unacceptable.

Extremely incompetent management that has changed at least seven or eight times in my three year tenure here. They over work their maintenence to handle major issues that need professional attention. They never take responsibility for the outdated patch work they do on the upkeep of their units. They contractor workers to make repairs based on nepotism not merit. I have lived in two different units giving this complex the benefit of the doubt that the constant issue would be resolved. They are still ongoing every person that I have encountered during my tenure here have had the same issues I have experienced and worst. Air conditioning constantly goes out in the heat of the summer and heat goes out in the winter. Mold issues and poor ventilation throughout their units.(I've lived in a flat unit and two level unit) Pipes flooded in both units at least 5 times in the 3years I have lived here. My kids are finishing school and we stayed because it was the only place affordable and convenient to their school. Now with only a couple of years to go in high-school I will have to move my kids aways from their friends because I can no longer accept this company's poor management and upkeep destroying my property and I have no renters insurance left! Please take head and do not let the sales pitch fool you that is the last time they will make you feel welcome. God forbid if you do try to risk it and something happens you will NEVER get the issue resolved and will be handled rude and treated unfairly! JUST DON'T DO IT!

I love how quite and clean the community is. The leasing office is very nice and the gym is amazing. The pool area is beautiful and all the facilities on site are always clean. I love my apartment, the size and especially my big bathroom and balcony.

Upon finding this place I liked the community and the convenience to everything, however we've had nothing but problems here!! We moved into an apartment with mold in the vents and I had just had a baby who was in the NICU so as you can imagine this was not good!! Management was a joke (new manager every month)...it took several attempts to get ahold of them and contacting the Regional to get anyone to come out and look at all the problems. Fast forward a year and they messed up my lease in their system (new management company) and therefore did not send me a renewal and this has caused lots of issues trying to get out of my lease. The office staff can't seem to get back to you in a timely manner EVER!! I have even contacted the Regional and left messages and gotten NO response from her either. I wanted to like this place and kept giving them chances assuming they were busy and correcting errors from last management but I am seriously unhappy with this place and so thankful to be leaving. If you want to live in a place that takes your money but doesn't respond to any of your needs or issues than this is the place for you. My neighbors have moved out for lack of maintenance help and others are waiting out their lease so they don't get screwed but have mold issues not being taken care of. As my neighbors said as they were moving...makeover is a joke...updating the front of the building and painting doesn't solve all issues.

Update: 6/27/2019: I am going to miss my apartment. The community is looking better each day. I’ve had pics for reference. Older review: I have been living here a year and here's my take: Pricing is fair and competitive. We rent a three bedroom, two car garage unit and pay a fair market rate. Especially in comparison to local competitors. The gym is nice and evolving. Lots of room and equipment. The staff are attentive, quick to dive into and solve an issue. They are developing more resident friendly ideas like brunch and adult nights. Trash valet is nice and collected nearly every day. Parking is ample and there's no need to worry about your guests finding parking. The amenities are charged on top of your rent and you can't opt out of any but it's nice to have cable and internet at a discounted rate. Utilities are high, especially water and electricity. Upstairs neighbors can give headaches but office staff encourages quiet hours and most adhere to it. The clubhouse is small but very nice. As it stands, it can only be used during office hours, but it's use is free. Maintenance requests take, on average, two days for non urgent issues. Management is ok with resident painting, with prior approval. Pool area is large with plenty of seating. I'll most likely stay another year

I am a long-term resident (5 years). The new property management, Tipton, is awesome. Previously it was not the worst, but there was a lot of room for improvement. Under new ownership and management, I can say I actually enjoy dealing with the office and maintenance staff. There is a lot of effort to improve, maintain and fix issues with the property all for the better. The new office staff and management have made a difference in 3 months -- the grounds look better, broken sidewalks/potholes are repaired correctly, maintenance issues I tried for over a year to have resolved have been taken care of. The best was when I had been dealing with repeated toilet backups and the new maintenance personal actually came with knowledge and correct tools (i.e., more than a plunger) -- a real change! The property manager and leasing agent in the office are tops -- courteous, professional, and actually positive...they love their jobs and it shows!!! I would recommend this as a great place to call home -- it is going to get better as they make even more exciting changes! Thanks Tipton!

DO NOT MOVE HERE!!! 2 weeks ago property went under new ownership and management. The new management are very rude and judgmental. I have lived in the same apartment for a couple years now and loved it. Not any more. They do not care about their residents just numbers. Once lease is up I will update more specifics
Living close to work was a huge plus when renting at The Ranch at Ridgeview. I even referred a coworker to the R of R and she and her husband signed a lease there. That was the last referral I will make for that apartment complex. When I was getting ready to move out, I went by the leasing office multiple times asking if someone would walk through my apartment with me, as I would like to clean and take care of anything I could and not be charged for something like oven cleaning. There was construction going on in the leasing office so I was patient and understanding when I went multiple days in a row and no one was available. I cleaned the apartment and asked if there were any possible charges that I needed to think about or be aware of and I was assured that "we don't charge for things like that". I went ahead and turned in my keys and asked one last time for someone to walk through with me so I could fix anything that I might be missing. I was assured there wouldn't be any issues. A week and a half later I get the $250 fee for tub resurfacing, oven cleaning, and carpet cleaning. I went in to discuss this with the manager and staff member that I talked to every time I dropped in to schedule a walk-through. I was asked, "He's new, so are you sure you talked to him?" and offered nothing but a "sorry you're upset". Completely unprofessional and disappointed in how it was handled. I was paying up and moving out, so what did they have to lose? I would not recommend this apartment complex.

Truthfully, it has been the WORST decision my family has ever made. We have only been here 3 months and are already DONE!! When we first moved in, literally not even a month of living here- police were called out 3 times to the complex! One night, we heard 5 gun shots, but of course they didn't find anything. The next day 2 men were literally wrestling outside my door, in which 8 Plano cop cars showed up! Then my husbands car was broken into. There are teenagers/young adults constantly outside very late at night, pretty sure for the one reason to break in to anyones car that they can. No one ever picks up after their pets- SO GROSS. We submitted a service request March 30th about our bathroom floors leaking water- they came out and told us there was nothing they could do, because concrete is under the vinyl flooring. THEN this past Monday our upstairs neighbors water heater busted, resulting in our apartment flooding 50% & it all started with our bathroom flooding AKA our leaking floors were more than likely a sign of the water heater leaking WEEKS ago! They told us that a dehumidifier & wet vac would clean up the apartment just fine and no molding would occur, however we requested for our walls to be opened up for proof that there was no water damage inside resulting in mold months later- come to find out there was already mold in the walls from forever ago- BLACK MOLD. We reached out to the city inspector who came out and was shocked that they never even pulled up the flooring in our bathroom to check where the water was coming from & has requested for them to cut out 1 ft. of drywall all over our apartment where the flooding occurred which again is 50% of our living space. They are refusing to move us into a new unit because they think its perfectly fine for us to live in our unit during this reconstruction, despite us have a 1 year old baby girl & pets. They haven’t even attempted to remedy the situation. Instead they have become defensive rather than caring for the health and safety of their residents. Plus, are they going to prorate our rent for the 2-3 weeks that we can’t live there, highly doubtful. Are they going to reimburse us for the 7 shop fans blowing 24/7 in the unit to try and “dry” up the water that was no fault but their own, highly doubtful. We are in the process of pursuing legal actions, but PLEASE for the sake of you and your family/ loved ones DO NOT MOVE HERE, OR ANYWHERE OWNED BY CAF MANAGEMENT.
Really liked what saw online and went to get a tour but they didn't want to show us any models. Decided to apply any way but after sending some one to pay they went back on our agreement and demanded more money to apply. We agreed then they took the check. The next day though they called and said they don't accept checks and that they wanted even more money. None of which added up to what we were told and their story kept changing. They didn't accommodate us since we were out of town and acted way too shady. Decided to go somewhere else instead.
I love living here! It’s quiet, my neighbors are friendly, and the staff is there when you need them. Not only are they there, but they also make you feel special. I have never met an apartment complex who will remember you by name and give you a smile right when you walk through the door!

I love the space of my apartment and the location is great. It's a quiet community. The new gym is amazing and the pool is beautiful. The staff is great. I have lived in other apartments where the staff was rude and didn't care about the residents so this is a breath of fresh air. This is a really a great community to call home. I have lived here for six months now and am loving it. It's a quiet community and low key. It's just five minutes away from Stonebriar Mall. The office staff is always attentive to my needs and maintenance is quick when I need them. Great job by all!

This is a quiet and safe gated apartment community. Our kids have classmates that go to the same elementary school. The school bus stops at the front of the lease office for pick and drop off, very convenient. Plenty of parking spaces near apt units, plus many units with a garage. The gym was renovated with new equipment this year, the pool is cool in the Summer. The leasing staff (Alexis, Alex, and Jennae) are great, they greet you with a smile and take care of you. The grounds are kept clean and well maintained by staff. We recommend this place to be your home, it was a wonderful place for us and our kids. Thanks to Alexis for taking great care of us.
Have lived here for about 6 months and regret every moment. Management is awful. I am a night nurse and was never given ANY notice of construction on my apartment. So loud I could not sleep and had to call out of work so I didn't risk the lives of my patients the next day. HATE THIS PLACE! Pool is gross. Gym is small and nasty.
This complex is perfect. I have lived here for a little over a year and a half, and being a college student I love how close it is to the community college. It's right near a huge mall and shopping area, close to some HIGHLY rated schools! All my neighbors are incredibly sweet and considerate. Never have any issues with cops or anything (it's not a rough neighborhood) and is very safe for kids. Would recommend to anyone looking for a quiet area near lots of entertainment and who have kids of any age.
These apartments are nice and quiet. However, they do have a down side. The appearance is nice, but sometimes you have to constantly call the office to get things done. There are not many dog trashcans, so people don't bother to pick up after their animals. If you're looking for a nice look and quiet community, but don't want to walk in the grass, this is a nice place to live. The only amenities they have is a fitness room and a pool.
It is a very nice style Apartment complex. I suggest it to anyone.
