Our experience living at this complex is the worst. This place is not even worth one star, they only care about your money. I've been living in poor conditions in the apartment for over three months. We have to sleep on the floor of the living room because this place is not habitable at all, but the regional managers and property manager say otherwise. My bedroom gets soaked and wet every time it rains, there's mold on the wall, and bugs. They've “tried” to fix the issue by breaking drywall and repairing it more than 2 times already and putting a machine to dry the area, but I still get water into my bedroom. We've been trying to be patient and understanding, but they don't seem to care about our health, but their rent. Feel free to come and see the apartment that we’re living in, so you know this is not just another bad review. Their best answer is to say that “they've been trying to fix it”, but “trying” at this point is not enough and they don't give us another solution, but to fix it the same way that they already did in the past. Do you think is okay to live like this?

DO NOT RENT HERE!! This place is RAT infested! May look remodeled but these buildings are old with a ton of issues. Unless you want to deal with rats( lots of rats), floods, mold, and rude customer service staff. Take a look at the attached pictures and see the hell we've been though with this company. My car has also been broken into SEVERAL TIMES! After all of this, they still wouldn't let us out of our lease. I set up cameras and there was rats running around everywhere.. we had to move out of our apartment for 2 months because I could not live in a rat infested home! It was so disgusting!

I was a bit nervous at first moving from out of state. From the day I moved in has been nothing but amazing Staff / Management is so professional and helpful. I have lived here for many years now. I have made so many memories with friends and family. I want to personally thank Rancho Del Mar New Management for being so on top of things. My girlfriends back home are moving with in with me next month they're so excited. Thank you :)

Before moving into this complex they told us modifications we’re going to happen. Never did. Then they got bought out and everything got worse from there. We decided to move out, especially since increasing rent, and we were told that our deposit would be enough. Few months later a collection agency called saying we owe a couple hundred dollars. We were not once notified and RDM did nothing to help. DO NOT MOVE HERE!! The neighbors were so loud, wasn’t a clean complex, lies upon lies were told to us too. We wish we never moved here. I have told everyone I know to not move here when they have asked. Do yourself a favor LIVE ANYWHERE ELSE!!

This complex has cockroaches! I have lived in 5 different apartments prior to this and have never once had a problem with bugs. My husband and I are clean people! I went into the office today, only yo be told I can't break my lease over cockroaches. They are coming out to spray tomorrow, but that won't solve the problem. They will run and scatter elsewhere only to return. How disgusting! They run all over my counters, and bathroom, live in the kitchen wall. This is no way to live! I can't sleep without being paranoid a roach is going to crawl over me. I want a new unit!

I moved in just over a month ago, and came to an agreement on the price for my apartment, with the supporting paperwork. When I went to pay my rent for the following month, I was charged significantly more than what was agreed upon. I tried addressing this billing issue with the management desk, and they will not honor our original agreement, they insist that I am to pay these additional charges. The people who run this place are dishonest, unethical, and unreasonable. I truly regret my decision to move into these apartments, and will absolutely not recommend anyone to do business with them. There are plenty of nice, affordable apartments in the same area as these, I plan to move to one of these apartments when my lease is up, and recommend any person reading this does the same. Learn from my mistakes.

this place is beautiful and management is friendly the only problem I have is the long line of dog restrictions, it seems like every large dog breed is band from the property which I don't understand why. Finding apartments here is hard enough with the expense as it is..but to not be able to find a place that don't allow specific breeds makes it even harder. Guys please lighten up on your dog restrictions.

Stay away from this place. It’s very expensive as compare to other communities in San Clemente. They charge fees for everything that include Carpet Cleaning, Painting, and Cleaning even though I return the apartment in a decent condition. They just send you a bill deducting the amount from your deposit without prior informing you. It’s like feeling humiliated when you see a bill for all those charges without prior notification for returning a clean apartment with no move out walk-though and the management is not willing to discuss. There are so many hidden fees which is not included in rent. They tried to trick you, during my stay of 5 months I have notified them twice that you have charge me the same Valet Trash fee twice in a billing statement. Why don't you include all those utility fee in the rent and then tell you the exact amount? The monthly rent is much higher than the amount listed here. So better to stay away from this place.

Okay here is the deal. The apartments are fairly nice, the grounds are fairly well kept, and all in all its a fairly quiet community. However, the management is awful, first off the management changes monthly. There are two guys that have worked there since I moved in, but the one girl, which is the person you deal with the most, has changed 4 times in the past year. The management makes no attempt to try to get to know who lives in the community, I don't expect them to know everything about me, but they could at least recognize me when I walk in the office, and maybe know my apartment number, and I went into the office probably 2-3 times a week. Now lets get to the money, rent is high, but so is every other apartment in San Clemente. Avana however, has tons of hidden fees they never tell you about, like the mandatory cleaning fee when you move out, along with the mandatory carpet change fee, and the list goes on. In the year that I lived there I just felt like I just a check every month, not an actual member of a community. I would not recommend living here unless you are able to get some sort of amazing deal.

Previously had horrible management at my last apartment complex , and coming here and talking with Steven and the staff at avana gave me hope again ! I had a few minor issues when I moved in, and Steven and Oscar went out of their way to address the issues immediately! One issue I assumed they would make me deal with it on my own, but they took care of it no problem ! Thank you all so much !!

The location is nestled amongst hiking trails, dog park, the beach, the freeway, shopping and a nice safe neighborhood. It has a well maintained common area with fitness center, club house, a couple of grills, swimming pool and spa. Most important amenity is they are pet friendly.
