Property Ratings at Lansdowne Grove
I lived here from aug 2023- June 2024. At first I loved it. It was small but I appreciated not having carpet in any room but the bedroom, and it was quiet. Then my neighbors moved in above me and I quite literally heard everything single thing they did. Footsteps, their tv, even them talking. The floors are incredible thin and I got used to just sleeping with my headphones on. In the middle of my lease they switched owners/ companies and we needed to start paying our rent in cash or a paper order which I wasn’t a fan of. Once they switched I never heard from my landlord again and had no access to any apps associated with my apt. Also not to mention I had found roaches on more than one occasion and I consider myself a tidy and clean person. Overall; live here for the price. It did have nice amenities but the sound of hearing my neighbors do everything drove me absolutely nuts.
1,I see many have posted about "pests" being in the apartments. One review even stated "infested" which I can honestly say, not true. In the basement area, in a completely separate part of the building you have to go outside and walk around the building to get to. It is a nonresidential area...I did see one roach in the laundry area. in the month I have lived here. I immediately reported it and days later, the exterminator was on site caring for the space. FYI...the exterminator comes on property monthly. No issues with pests becoming roomies. 2, I have recently moved in with my daughter. Of course, there were bits of things needed upon move in, like changing cabinet handles, cleaning fridge coils (or something like that) to make it colder, repairing a small tear on the floor. I can say, I have been met with nothing but professionalism and focus in taking care of this. 3. The maintenance guy even helped my daughter at one time to move something heavy in the apartment. The parking is never a problem. 4, The dog area has been well cared for and offers bags and garbage in the area. 5, The laundry conveniently takes cards, not coins. 6, Finally, the pool area was clean and rarely "busy" with patrons. But there are parents and kids in the community but no issues with nonsense and noise. 7, Will update if things change.....
We haven't had hot water for months before, the management is practically non existant, the complex got bought out by a new company w zero heads up and now they are telling us we have to clean everything out of our kitchen and bath, take our 2 cats and get out of our apartment for 2 to 4 hours in the middle of a work day because of a roach problem that we do not have in our apartment. So that means me or my wife are going to have to show up to our job late and hope the cats don't get into any poison after we leave. This complex is nothing but problems and "management" doesn't care. Our building smells like weed 247, they can't keep the hot water working for long and now this owner switch and being put out of our apartment for2 to 4 hours possibly for an unknown amount of times because they said they may have to do it again with zero compensation. Stay away from this place them will lock you in with a lease that is very hard to break and very expensive.
I am providing this review to give every and any prospective tenant an honest and sincere account of someone who has been gone through the hell I and many others have! The reason I have stayed as long as I have is for convenience of work commute and affordability. Also, I believe in honoring my commitments including the lease. However, I believe every renter has the right to know the complete truth before making a decision to rent from a legit property management. As such, the following.. The pool was shut down over a 1/3 of the summer months last year for a variety of reasons. This year it has been shut down for almost 2 weeks. Very disappointing for an amenity that can even hardly ever be enjoyed. The property grounds-the landscaping is of course kept in good condition near the office and entrance. However, the rest is lack luster. One of the dumpsters is constantly overflowing with trash everywhere around the area. Much of the grass and area near buildings has eroded and is just clumps of dirt. There is constant trash and litter all over the grounds. The doggy poop stations are typically overflowing. Cigarette butts everywhere, pizza boxes, dirty diapers etc… NO HOT WATER for 4 months!!!! During the dead of winter this year, multiple units were without hot water of any kind for app 4 months. There was an issue with the water heaters, water lines etc. The only compensation was: tenants were offered to walk in the freezing cold to a vacant apartment in the complex to take a warm shower or bath. This had to be coordinated, and mind you, this was a communal shower/tub as multiple people were using it. Communication and updates were scarce and typically had to be promoted or initiated. In the interim and end, there was absolutely 0 compensation of any kind!!! Tho gas and water are wrapped up as part of the rent expense. Even when I attempted to call and email the regional manager, my efforts were ignored completely! Finally, the property manager on site said that the corporate office had ruled that there would be no compensation to the tenants affected! Ironically even as of a week ago, I came home from work to….you guessed it, NO HOT WATER again! And again, no communication or advance notice from the property management. Pool closed again! 2nd time this summer so far!! This time due to some act of vandalism or mistreatment of the pool area! I have come home to a smell of a severe gas line leak. So severe, it instantly made me nauseated!

I LOVE living at Lansdowne! Chanda the Property Manager and Sandra the Assistant Property Manager really cared about my experience, made me feel welcomed! They both answered all my questions throughout the moving process, and Sandra showed me a great apartment! I've been telling all my family and friends about my awesome experience so far! I'm glad to call this place home!
So far living at Rand at Landsdowne has been great! Maintenance gets to your issues quickly, the office is very responsive as well.
The staff here at Ran at Lansdowne actually care and want to help you no matter what the situation is. If there is a maintenance emergency after hours they have a very prompt response time. Most importantly they treat you like family not just a tenant. Through these hard times given the pandemic that we have gall been experiencing not once have we felt alone. -Ty
The manager’s here are absolutely awesome. Whenever I need help with anything they step up to do what they can. Very appreciative of them and the maintenance.

Old management used to charge extra for utilities based on their own calculations for yearsssss but when Rand took over this place that was one of the first things they changed. Our utilities are now the same no matter what and we don’t have fluctuating bills, I now know how much my rent is every month. And maintenance plus the office staff are 5 star rated! Rand also is controlling parking with stickers for residents only which the prev management did not do. Such great improvements in such a short span of time. I really like the quiet community here

Before I start, let me say we have not been late on any of our payments to this company or the company the current owner bought the property from. Any time this place can find a way to charge you they will. They do not accommodate for their residents, they do not play niceties, and they WILL charge you more than you signed a lease for at the end of the day. There is not enough parking, and the apartment has had constant leaks since New Years (although I will say the maintenance crew is top notch, they have responded to each call timely). They recently upcharged our lease and now they seem to be changing the rules day by day. Just make sure you MAKE them explain to you the rules of the property if you want to take a gamble and rent out a sub par apartment.

Came home to no a/c. Because of our great management, there was someone knocking on the door from maintenance while I was on the phone talking to the after hours staff. Less than a half hour from first call to complete fix!! The after hours people I talked to were very friendly, and the maintenance supervisor was very polite and explained what was going on. So grateful to the folks who manage our apartments!!! Makes it great to live here!!

Aside from a decent pool, The Creeks on Lansdowne has little to offer. Its other amenities are lackluster, there are no community events as was promised by the leasing agent, general upkeep is poor, and the office staff is devoid of personality. The rent is much too high for what is being delivered and there are no utilities even included. Also, the "free wifi" is terrible.
I've lived at The Meadows for 3 months now. The duck pond is beautiful and the area is great, however the office staff are not friendly and tend to not get maintenance requests into the maintenance staff. My air conditioning has gone out twice (Yes, TWICE in three months), and each time it has taken over a week for them to fix. Overall I would not recommend this apartment to others.

The space was small and efficient, but I feel like it may have been a bit overpriced. The inside door to the bathroom doesnt shut properly, the doorknob fell off, and the oven door always scrapes on the sides of the cabinets when it opens. The road nearby actually isn't too loud. All in all, my experience was adequate but overpriced.
