DC-area commuters love Arlington’s Ballston/Virginia Square community for its close proximity to Washington and its relaxed neighborhood atmosphere. The rental market ranges from charming single-family homes on tree-lined suburban streets to high-rise apartments and condos in the thick of Arlington’s urban action, attracting a healthy mix of residents to the area.
While the neighborhood is mostly residential, the area between Fairfax Drive and Wilson Boulevard is packed with office buildings, shops, and restaurants; this is also where you’ll find the popular Wellburn Square Freshfarm Market, a local favorite for fresh produce, as well as the stylish Ballston Common Mall.
Most of the streets in the area are fairly quiet, giving folks the ability to get around on foot or by bicycle. The community provides easy access to Interstate 66, which will get you into DC within minutes; multiple Metro stops in the neighborhood also help make commuting a breeze.

Property Ratings at Randolph Towers
I'm a 7 year resident and lived through the construction and it was worth it. Dittmar allowed me to move into renovated apt at a great rate - they value their residents. Building maintenance is the best. Building manager is personable, receptive, and takes action on problems. Location is one of the best in the entire DC area - many nearby conveniences in Arlington - many desirable amenities in the building that would cost $$$ outside of building - all this makes the rent understandable especially since I've checked out the nearby rental communities, result: Dittmar gives you the most for the money.

Thank you so much for your 5-star review! We appreciate your valuable feedback, and we will continue to strive to provide a pleasant living experience for all.
DO NOT RENT HERE There is constant construction noise from 8AM - 6 PM, we rented here for a year and the sound never stops. Constant hammering and drilling. It will drive you crazy. Complained about it to management but they didn’t nothing and just expect you to live with it. Save your sanity. Rent anywhere else.

DO NOT RENT HERE Constant construction noises will drive you crazy. All day all week. Hammering and drilling sounds.
There has been incessant construction noise for over 15 months now. Absolutely *DO NOT* move here if you value peace and quiet - there is incessant banging and hammering audible throughout the building if you're fortunate enough to not have them working on your floor at a given moment. Other times you might be unlucky enough to have the hammering and power tools right outside your apartment door. I am not kidding when I say that there has barely been a single day in over a year that I don't hear any construction noise, which has made living here and working from home a nightmare. I am constantly having to apologize for the noise on work calls. I *HIGHLY* suggest you reconsider if you are thinking about moving here, especially if you work from home.
Lived in Randolph Towers in a modernized two bedroom for two years and it was a wonderful experience. Nice features in the apartment, new appliances, flooring, cabinets and a spacious floorplan. We moved in pre-COVID and didn't expect that we would end up spending so much time in the apartment, but it was the perfect place to hunker down. The front desk staff, leasing, and maintenance teams are very friendly and I'm grateful for all their help. The building has a nice gym, an indoor pool, and is super close to the metro. We'd still be living there if we didn't have to relocate for work. Thank you, Randolph Towers!
Location is great, amenities are great, but the amount of interior construction makes the place unlivable. Management, in all their wisdom, decided to start a massive interior renovation project of the rooms and hallways at the beginning of the pandemic. For people who now spend 100% of their time at home (living + working), constant banging, drilling, slamming, etc is audible throughout the workday. If you're considering this place in 2021/2022, I would recommend reconsideration until the construction ends, or you're able to work elsewhere.

Thank you for your review. I'm sorry to hear about your negative living experience. At your earliest convenience, could you please reach out to us at 703-525-9000 or RandolphTowers@RentDittmar.com? We look forward to connecting with you and getting your concerns resolved.
The Randolph Towers offers the best of all possible worlds. It is located in Ballston, one block north of the Ballston mall, slightly more than two blocks east of the Ballston metro station, and three quarters of a mile west of the heart of Clarendon. As a result, you can walk or take metro to a tremendous variety of stores, restaurants, malls, movie theaters, local parks and ball parks, tourist attractions, historical sites, universities, the Arlington County courts, library, and other offices, and other great locations in north Arlington (including Tysons Corner, now that the silver line has opened and services the Ballston metro station), downtown Washington, D.C., and Old Town Alexandria. The Randolph Towers has some of the lowest rents in the Ballston area, and the property manager, who is herself a resident, says that Dittmar, the company that owns and operates the Randolph Towers, strives to keep rents reasonable because it wants the residents to live here long-term. She and the rest of the staff are very friendly and helpful and quick to respond to the tenants' maintenance requests and other concerns. It must be admitted that the building itself is one of the older high rises in the Ballston area, so all of the apartments have AC, dishwashers, disposals, microwave ovens, refrigerators, and stackable washer/dryer units, but they do not have the latest amenities (e.g., granite counter tops, stainless steel appliances, hardwood floors, etc.). However, the building currently is undergoing significant renovations, both internally and externally--these renovations include a new common room/lounge area, a new outside courtyard with fountains and gas grills, new mailboxes, and a new business center with state-of-the-art Apple computers. In addition, the building features a nicely equipped gym that includes a rock wall as well as free weights and cardio equipment and an indoor pool that permits tenants to swim laps year-round. The Randolph Towers gives each tenant at least one parking space in its underground parking deck, and it has overnight guest parking in a surface lot behind the building. It also now offers some additional storage units for tenants who need more space. All in all, if you want to live quite affordably in one of the most exciting and desirable locations in the greater D.C. metro area, with convenient access to great night life, eateries, shopping, tourist sites, and more, you can't go wrong by renting at the Randolph Towers!
Randolph Towers offers the right combination of nice apartments, location, amenities, and customer support for a great price. The apartments are a good size, the kitchen looks like it's from the early 90's. I live in a 3 br / 3 bth which is a little over 1400 sq ft and has two balcony's. The apartment is carpet in the bedrooms, tile in the bathrooms and vinyl in the dining room and kitchen. Within two blocks from the Ballston Metro, the Mall, the library, and the park makes Randolph Towers one of the best apartment locations that you can find. Randolph Towers amenities include a business center, indoor pool (great for winter), game room, gym, and movie theater room. In addition, Randolph Towers is updating the common areas including adding amenities like an outdoor patio/grill area Time and time again I've found the front desk to be very helpful with visiting guests, minor repairs, handling packages, etc. Overall I've a very good experience and for the price I've found Randolph Towers to be an amazing value.
One of the biggest perks of Randolph Towers is the size. The apartments are huge and all have large balconies. The best deal is by far a 3 bedroom 3 bathroom apartment (although those can be very difficult to come across). Rent for the 3 bed 3 baths is one of the best deals you can get in Ballston. On the downside, the apartments are very outdated and old for a "luxury" building (just take a look at the appliances and bathrooms and you will know what I mean). The majority of the front desk, management, and leasing staff here are also very uneducated and incompetent. The front desk is pretty useless- It takes multiple people to answer a simple question and the staff are extremely slow. The building management is very unorganized and is one of the worse management staff I have ever come across (I have lived in many different buildings). Unlike most of the buildings around, there is no online system to pay rent, receive an email when you get a package, or enter a work order. Everything needs to be done in person that requires you to deal with the incompetent front desk. The parking situation here is also pretty terrible. Every apartment gets one parking spot. There are a select number of "tandem" spots that fit two cars but they are hard to come across and are very impractical having one car locked in front of another. The garage of very poorly designed with poles overlapping the majority of the small spots. This is the only building in Ballston that does not allow two single spots per apartment. The garage is by no means at capacity (tons of empty spots) so it is very frustrating only getting one spot per three bedroom apartment. Overall, if you are able to get a good deal and don't have a car, this isn't a terrible complex to live in. On the other hand, if you would be paying market rent for any of the apartments ($1,200 or more per bedroom), I HIGHLY recommend choosing a different building in this area. Between the parking situation and extremely incompetent staff, no one should pay luxury prices to live here. This building would be much better off not marketing itself as luxury as it is very far from being a pleasant place to live.
My apartment is EXCELLENT for 3 main reasons: 1) great resident manager (approachable, personable, always ready to promptly take care of any problem in apts. and help tenants); 2) unfailing cleanliness of hallway outside apt. (blush -- cleaner than inside my apt!) and (shock!) absence of bugs in apt; 3) convenient (to put it mildly!) location of building just a few blocks from Metrorail/Metrobus station, grocery stores, public library, and a mall with drugstore, Macy's, multiplex cinema, restaurants, Victoria's Secret, etc. Other reasons I feel so good about living here include a large balcony; regular maintenance checks (to make sure smoke detector, AC/heater, etc. are working); variety of tenants in building (seniors like me, young people, singles, families -- love it when little ones press my floor for me in the elevator!).
Randolph Towers was a good first apartment for my move to the Greater Washington Area. I've been living here for almost a year and will be moving to a more affordable location closer to work, but I have enjoyed my experience with Randolph Towers, overall. It is walking distance to the Metro, so I didn't need a car. Although rent is extremely high in Ballston, this apartment was more affordable than most. The living space is generous and the balconies are giant. The recent renovations look very nice, as well.
The apartment building is nice. Good space and amenities with a lower price. Apartment building has its own gym and indoor pool. The gym is so great and never crowded. There has been lots of construction going on but the improvements are great. I would definitely recommend this apartment building. Sometimes the management messes up billing and leases but is decent at cleaning that up.
We love it here, close to everything. Metro is a few blocks away, the mall is 2 blocks away, and restaurants and shops are walking distance. Every time we're in DC we've always come and stay here. This is our 4th times we've stayed here. We know that there are new buildings nearby, but we're happy here.
