Borrowing its name from the shopping plaza it surrounds, the Patterson Place neighborhood extends south along I-40 from Durham-Chapel Hill Boulevard. Heavily wooded with plenty of open green space, this neighborhood feels somewhat rural -- but it is only about eight miles southwest of Downtown Durham and roughly three miles northeast of Downtown Chapel Hill. Residents can commute from Patterson Place easily to Research Triangle Park, less than 15 minutes away.
The Patterson Place shopping plaza provides everything residents need, from groceries at Kroger to shoes at DSW to pet supplies at PetSmart. Durham-Chapel Hill Boulevard is lined with shops and restaurants, and the popular Southpoint Mall is a few minutes south, providing a wide selection of stores, restaurants, and a movie theater.

Property Ratings at Realm at Patterson Place
To begin, I’d like to express the absolute disapproval of the front office staff. I would personally recommend that the front office staff pursue other working options as opposed to a position involving customer service as this is not a strong suit. They were really nice in the beginning when we got in the door, but upon receiving the code, signing a contract, and going into the apartment we quickly realized that it was all a mere facade. We’ve attempted to talk with staff and even lantower management but have been unsuccessful in getting our concerns heard or tended to. The Lantower website states, “WE FOSTER OUR TEAM MEMBERS BY PUTTING OUR PEOPLE FIRST”. In my opinion this business model and overall practice/transaction is a fraud. Lantowers Core Values are as follows (but they don’t seem to matter here at Realm Patterson Place) 1. CUSTOMER-CENTRIC - The customer or tenant is nothing more than a number that is to pay rent according to their contractual agreement. The staff are quick to give “friendly” reminders that rent is due and micromanage tenants about things like the trash can being placed outside too soon, but will not manage the property with care. Multiple tenants have made appropriate requests about fire ants, ROACHES, and other pests with no avail. To say they are customer-centric is rather offensive to our intelligence. 2. PASSION - Realm is passionate about one thing: MONEY - The ledger proves it. The charges are incredibly hiked. The charges like Smart-Home Technology & then amenity fees for things that are almost ALWAYS broken or inaccessible is fraud. (The printer was broken. Odily’s way of fixing it was to just remove it from the business center.) The Pest Control fee is an absolute joke. Let me remention ROACHES. 3.COMMUNITY - The community is more of a bunch of disgruntled tenants that talk about such a poor experience. If that be the case then yes we have a solid community. 4.TRUST- Realm CANNOT BE TRUSTED and neither can the grounds. This place is a high target for THIEVES. Our vehicle along with other tenants' vehicles have been robbed. Bicycles have been stolen and various other things. (If you need police reports please let me know) What did Realm do? NOTHING - They proceeded to tell us that they don’t have security or surveillance cameras due to the fact that it deters more tenants from believing it's a safe place to live. WELL, IT’S NOT! Etc.

The recent rent increases with lease renewals here are completely unreasonable and seem to be based purely on greed, and not "market changes" (as they have stated it). Look elsewhere, as you'll find much more competitive pricing at other apartment complexes. My increase was $380 then bumped down to $300 after filing a complaint. This is still a completely unreasonable increase for a good tenant who always pays on time. I also know of at least one unit that has been vacant for months. So what is the motivation here besides greed? I have heard from other tenants that the increases have been up to $500, which is an insult and completely laughable. On July 1 (right before the long July 4th weekend) they announced that the pool will be closed until further notice, which was just another slap in the face. There was no reason given for this closure. Not only was the pool closed, but they chained off the entire outdoor area with the grills, chairs, and tables. I was going to wait to write my review for Realm until I move out, but this closure was enough motivation to do so now. Other than these major cons, the staff here is friendly and maintenance is responsive.
I moved in Feb 1 It was a bit overwhelming with all the different portals for me but I had some great assistance from the managers. All is good so far.
Just moved out of town but lived here for 2.5 years and loved it! Great staff and maintenance team. Highly recommend and special shoutout to Odily and Kendra for being so helpful and wonderful all these years! Lovely community.
From the moment you move in you are exclusively a check every month. Fees are hidden into your monthly bill and when you choose not to renew your lease. Don't expect to get your security deposit back no matter how much you have taken care of your apartment or much you clean when you move out. The office staff is rude and not helpful. You are spoken to and treated like you live in a dorm. You will receive multiple automated phone calls and emails every week for any apartment event, issue, or notice. It is so annoying over time. I do not recommend living here if you are a working adult. Amenities are typically closed, broken, or not maintained. For example - I lived there for a little over a year and the grills were closed for all but three months. The pool and pool deck aren't cleaned on a daily basis. Trash is left on the pool deck for days and skimmers are not cleaned regularly causing a build-up of leaves and other items (ex. bandaids) in the pool itself. Things in the apartment were constantly breaking. There is always something that needs to be fixed. The maintenance staff is great! Always polite and fix things in a timely manner. Overall, yes it's an okay price in a convenient location. If I could go back and know that's how they treat residents I would absolutely look elsewhere. They're great at making a first impression, but it's all a facade. Rent somewhere else
Stayed at these apartments for a little over a year. When we did the walk thru, they said everything looked good but then they kept money to replace over 4 year old carpets. Maintenance that did the walk thru even complimented me on how good the apartment looked. So, if you do stay there, make sure to take pictures of move in and move out. I have a feeling this is not the first time their residents are paying for them to replace their low quality carpets.

We moved to Realm about 2 months ago now and absolutely LOVE it! The units and the amenities in the them are amazing! The staff is very friendly! Kendra specifically can turn someone’s day around with her positive attitude and smiling face! The residents that we come in contact with are phenomenal as well! We enjoy the dog park immensely! The pool and the clubhouse are also well maintained. Such a wonderful community to live in!
THIS USED TO BE A NICE PLACE TO LIVE UNTIL GREYSTAR TOOK OVER AND BROUGHT IN NEW MANAGERS THAT ARE UNPROFESSIONAL AND WHO ACTUALLY WILL LIE TO YOU. THE MANAGERS SEND UNPROFESSIONAL UNSIGNED LETTERS BUT THEN REFUSE TO MEET. THEY HAVE LIMITED OFFICE HOURS AND ARE RUDE WHEN YOU GO TO PICK UP A PACKAGE. ALSO THE BUILDING IS POORLY CONSTRUCTED. THE WALLS AND FLOOR ARE PAPER THIN SO MUCH SO THAT NEIGHBORS WILL FILE COMPLAINTS IF YOU WALK AROUND IN YOUR APARTMENT LIKE A NORMAL PERSON. WHEN YOU SUBMIT WORK REQUESTS THEY WILL REFUSE TO FIX THINGS ON THE WEEKEND.

We have been residents since last summer (2015). After a lengthy search in the Triangle, we settled on Realm, LOVED living here last year. However, this property was taken over by Greystar in June 2016. Had we known what was to come with this change, without a doubt, would have not renewed our lease last spring. Immediately after the take-over, there was an extremely noticeable drop in the cleanliness and overall upkeep of the community. I had to submit maintenance requests for them to clean the workout area, take out trash by the pool, and stock the community restrooms with soap and toilet paper in the clubhouse. They responded with an excuse that they were using a temporary staff, but these types of issues have continued. Community rules for parking, glass at the pool, and visitors in the pool area have not been enforced or addressed by new management. The overall cleanliness and orderliness of the community has greatly suffered. Six weeks later, and at this time (8/14), we still do not have the ability to pay rent online. This has been a huge inconvenience for those of us who are involved in the medical field working odd hours or those of us who travel for work. In 2016, I would not expect a company trying to brand themselves as "luxury apartments" to require me to come into the office during business hours with a check. The previous company had a working resident portal, and this type of feature was a huge selling point for us since the convince of paying our rent online without fees was a HUGE plus. This is no longer the case, and they keep telling us that it is coming "soon..." I got an email recently regarding an outstanding balance. First of all, the email was addressed "Dear Resident," which is impersonal. Secondly, the email was only addressed to one of the persons on the lease. Also, the email did not include any type of invoice, PDF, or explanation. It stated, "This notice is to inform you that you have an outstanding balance on your account of $## for the Month of August 2016." In our day and age of online scams and identity theft, this email seems to disregard any sort of security that I would expect with the amount that I pay in rent every month. Oh, and how should I pay this outstanding balance? I have to come into the office during business hours and pay by check or money order within two days, of course. I am not looking forward to the downward spiral this community is on. Don't rent here.
