We have lived here for 2 years and every year our apartment floods anytime in rains really hard. This is because our balcony is on the first floor and is at a slant so the water rushes in underneath the door. They refuse to fix it and they said we could move but would have to pay the fee still.

Be ready for unexpected fees every month. If you try and dispute them with the leasing office they will threaten a lease violation against you. Incredibly disrespectful and unprofessional.
The property has the capability to be great - excellent location, decently sized foor plans, etc. - but has gone drastically downhill. There are fines for leaving your trash pickup bin outside your apartment, and you're only allowed to keep it out for a two hour window each day. Maintenance takes more than a month for requests (and has for more than a year), and when you call the main line to check in, they tell you to call each morning and they'll see if a maintenance worker would like to add you to his or her list for the day. Maintenance consistently leaves a mess behind - their biggest mess is behind building one where they've damaged several garages. The dryers are subpar, and require two runs to dry a load. The floor plans truly are wonderful, but the rates being charged are not comparable to the same square footage nearby. The apartments don't have any luxurious upgrades that make the price worth it, and the community itself has no amenities past the typical pool/gym/clubhouse. It's in a safe location, but for this price, look elsewhere - you can get a lot more for the same price (or for cheaper).
Upon moving in, it was clear that the staff doesn't care at all (unless you are short on rent due to a clerical error on their behalf). As far as staff goes, it's a revolving door. The apartments are not bad in terms of designs and finishes, but it's all but ruined with a poor property management team and an excess of fees. Trash removal is a mandatory fee of $35 a month, plus they have a nickel and dime approach to utility billing. Garages are $95 a month and pets are $35 a month per pet. Since moving out, there has been radio silence from the property management team. I doubt I will get my security deposit back. Do yourself a favor and skip this complex — it's not worth the money.
Maintenance calls are unanswered, neighbors are very loud, emails are never responded to, staff isn’t properly trained, the list goes on. Basically, don’t move here.
This complex puts on a good show and somehow, some residents have avoided dealing with how it really is. The rents are absolutely not worth it. EVERYTHING in our apartment is very clearly poor craftsmanship, the drywall is stripped so the towel racks will wall off if you put anything on them. Upon moving in, we found cockroaches in our apartment and the complex assured us they never have pest issues (but they have a standing appointment with Terminix), needless to say, they DO have pest issues. The office staff is entirely rude and relatively incompetent.The amenities are nice enough except you might get harassed by security or given incorrect access codes. They'll nickle and dime you any way they can. Do yourself a favor and stay away.
My husband and I just moved into these apartments from out of state. And honestly we’ve loved it so far. We had not seen the apartments before hand and we were pleasantly surprised by how nice and spacious it was. All of our utilities work great and it’s awesome having a washer and dryer in unit. It’s also a very quiet community which we love. It’s located in a great area with a lot of shopping and dining options. So far the staff has been very friendly and responsive. Also, big bathtub is a plus!
This apartment community is very nice. The clubhouse has a large fitness center and movie theater and dog park. My tour was done by Lora, who was very professional and knowlegable about the property. The apartment shown was very clean and spacious. Red Hawk Ranch in very close to I-25, grocery stores, restaurants and trails. Nice community in the heart of Thornton Colorado.
I originally chose this complex because of the fireplace. I didn't choose other complexes that were nicer specifically because of that fireplace, and I know many other residents did the same. However, a while ago the company decided that they would no longer allow the residents to use the fireplaces. Our window leaks during rainstorms. The hardware on the cabinet hinges is made of cheap plastic that is breaking one by one. There is something wrong with the wiring for the lighting; the bulbs in the kitchen and bathroom were replaced multiple times and within a month they are burned out again. The shower handle keeps coming off. The shower curtain rod is not the right length and keeps falling down. The garbage disposal is pathetically cheap and keeps breaking. Within any given few months of living here, I file more maintenance requests than I did over a few years of living elsewhere. The maintenance team is, however, very competent and friendly, and the poor construction quality is not at all their fault. If you have an exercise routine that is important to you and you think that living here will save you a gym membership, think again. The exercise room is CONSTANTLY being closed. Whenever there is a problem with the pool, the after hours access to the fitness center is not available. This summer the pool had to be closed several times for cleaning with fitness access only during workday hours. The HVAC system in the apartments is bad if there are smokers in your building. Every time we turn on the air conditioner our apartment is inundated with horrible-smelling cigarette smoke. They have "valet trash" which they charge $35 a month for on top of the already expensive rent. There are a lot of rules about what the company will not pick up. Often because of this I end up having to take out my trash myself, and the only dumpster is all the way across the complex so I have to drag the heavy bags all over the parking lot. And you may only have your trash can outside your door between 6 pm and 9 am, or they'll fine you $50, NO EXCEPTIONS. What about the people who need to work late/evenings? Another rule is that you are limited to one car per resident. There was plenty of parking before they put this rule in place, so I'm not sure why it's needed. So if you like to exercise regularly, are a non-smoker, work evenings, don't like having maintenance in your apartment constantly, or have more than one car, I would suggest looking elsewhere.
**if you are intending to rent these apartments SERIOSULY READ THIS**These apartments are TERRIBLE. A few days after move in our washer flooded the whole apartment. Maintenance then did not put the carpet down all the way cause it lift from traffic, our vacuum then kept getting caught on it, causing it to lift and shred apart. We had an inspection and explained to them what the issue was and they then told us the carpet would be payed for and replaced. Which that never happened and we were charged for it at move out. During the course of our lease our water heater went out and it took maintenance 2 weeks to get the old one off of our porch, and they threw it off the balcony (we lived on the second floor). The kitchen faucet broke off, the bathroom sink plug rusted and was stuck shut, the chain in the toilet that attaches to the toilet rusted off, blinds in the master bedroom fell down due to the window leaking, the apartments above us leaked and caused a nasty stain on the ceiling. These apartments are awful and the staff does not care one bit. They also never email back or answer their phones. And this isn't just one bad experience, we heard stories from multiple people leasing the apartments while we lived there as well.
This place by far is my best apartment renting experience I've had in 7 years. The management team here is very assertive. Normally with so many residents that gets hard. Not for these guys. If you have a question or a problem it gets taken care of! It's nice to live in a place that's not your own but feels right at home!
I have lived at Red Hawk Ranch for 1 year and am getting ready to resign my lease for another year. The apartments are extremely nice huge pool, dog park, volleyball court, and a well equipped gym! Maintenance usually responds within the hour depending on the issue. We are located behind restaurants and shopping centers but are still a quite community. All and all I have to say I love living here and am happy with what the apartment offers!
