Property Ratings at Red Oak Town Village Apartments
This is my second time making this complex my home and I have enjoyed it both times. This second time has been the most enjoyable. I moved here and this staff was so warming to me and my kids and it was just what we needed. Red Oak Town Village Apartments will forever be in my heart. I absolutely hated to inform them that I was moving out. I thank the entire staff from the front office to the maintenance staff for making me and my kids feel right at home. Thank you again and I pray for great success for this property. T. Pruitt

Thank you so much for your kind words! We are thrilled to hear that you and your family have felt at home during your time at Red Oak Town Village Apartments. We appreciate your continued support and wish you all the best in your future endeavors.
I will say when I first moved in the complex was in much better shape. The gate used to lock and we used to have security on site 24/7. Now the gate remains open and there is no security. The solution, rather than fixing the system in place. I’ll explain further. The gate is controlled by an app and we are forced to use ATT. This is the only way to open the gate as the box no longer functions. Not only does this not allow for visitors to maintain access, lately service has been less than great and there have been many times I’ve come home unable to open the gate. With no security and no after hours number to reach a staff member, I parked my car outside the gate and used the walk in gate to go home. Not okay for a complex that is known as “luxury”. I do feel for the maintenance workers. There are far too few of them for as large a complex that this is. The pool is only open during the summer and is closed weekly for cleaning, though there is a massive wasp issue and frequently large dead cicadas in the pool and may be closed unexpectedly for additional cleaning with no notice. Communication is not a strong point. Trash around the complex and smell of smoke has also become an issue for a non smoking community, which I find interesting, considering our lease states it can be terminated for smoking. If you aren’t prepared for quarterly inspections, you should be and there are many times you will be informed access to your unit is needed with less than 24 hours notice or no specific timeframe for when it is needed. They are good about changing air filters regularly; this is done with quarterly inspections. They are quick to maintain cars that should be towed which is nice so as to not cloud the complex with junk. I think my biggest issue is the fact our rent goes up every lease renewal, but nothing is being done to update our units. With the addition of new complexes in the area that offer far more for just over what I pay here, they are going to have to change something in order to maintain the title of luxury.

I've lived here for 2 years, and I've really enjoyed staying there. My experience with the staff has been very pleasant since day one. The property is well managed. Service requests have been taken care of in a timely manner. The location is awesome: stores and food establishments are close; great school district and close to the highway!

We greatly appreciate you for taking the time to briefly share your experience with us that you had during your two years as a resident of our community. We could not be happier to see that you thoroughly enjoyed your time here, and were met with such great service from all of our staff. Thank you for your time here, and we wish you the best going forward.
The apartments are not bad, however the stove/oven combination is cheap, the oven is not self cleaning and all the cabinets are made of pressed wood. Also, you can't pay your rent on line ahead of time, only on the day it's due. They are able to calculate the late fee of $50.00 into your rent payment, but you can't make a payment ahead of time. I think it's a shady practice to make easy money. You will definitely not receive a "Friendly Reminder" that your rent is due. Also, they are finding "Creative Ways" to make extra money, ie. if you live on the 1st floor you have to pay an extra $15 a month amenity fee, if you have a pet you have to pay $15 a month pet rent. Expect your rent to go up every year. I'm working long hours during the week, but I only have a 3-minute drive to work, so it's convenient for me to stay here, otherwise I would be looking for something else.
The shower leaked during the entire two years that I lived here. They never fixed it despite the many many calls I made. The security is a joke, my car got broken into and it has a security gate. The security guard was more interested in yelling at kids at the pool. When I moved out I hired a cleaning service to come in and clean the apartment. I took pictures after it was clean. They tried to keep my deposit saying that there was dog urine on the floor (I never had a dog) and that the apartment was dirty. I sent them the pictures of the clean apartment and a copy of the bill from the cleaning service and they then said "oh, I guess you can have your deposit." Shady Shady Shady
We lived at Red Oak Town Village for 18 months. It was all good. The office staff is very friendly. The grounds are pristine. All maintenance issues with our apartment were handled most satisfactorily. We had no problems with the neighbors. The location is very convenient to everything you need . . . you can even walk. The only negative was that there were no laundry facilities on site. However, there are hook-ups.
The staff is really friendly and nice. When I put in a request to get something fix, they fix it in a timely manner. The apartment complex is quite and pet friendly.
Customer service is awful, I called at 5:28 and while speaking to her she asks me to call back the next day because they close at 5:30. Same thing happened when picking up a package. We cleaned apartment when we moved- shampooed and scrubbed apartment and still did not get deposit back. Fleas in the yard are terrable, security is worthless..... Again I would not recommend to my worst enemy.
These apartments are fairly nice. My BIGGEST complaint is the water bill. Be prepared to pay an additional $100 with your rent every month. I have been staying there for over 6 months in a 1bdroom apartment about 750 sq ft and have to pay at least $85 for my monthly water bill. The thing is they charge you for your exact water usage (most apartments just split the bill with the residents) AND you have to pay 2 sewer charges on top of that along with other misc fees which will always have you paying a minimum of $75 per month. They wont take your rent payment without your water included. Beware, you are just not resposnible for the rent they "tell" you about..............
I lived in these apartmets for 2 years and I can honestly say I am glad to be gone. The manager is the absolute worst. I came home one day to find a note on my door telling me that I was being evicted for non payment of rent. I had 3 days to evacuate. I looked at my bank account and it showed that not only did they receive rent on time, but they had deposited the check already. I addressed the manager about it and she tried to make every excuse in the book as to why that happened. She had an attitude the enitre time. She finally admitted to the mistake that was made. Then they are horrible about getting you your deposit back without explaining what each charge means. I had to go to the front office just to ask the manager how did they come up with the deposit amount. Again the same manager, could not explain anything and asked if she could take a look at it and call me the next day. But you signed off on the amount and you can't tell me where the charges came from! REALLY! They need to fire the current manager and get a new one who might have a clue how to manage.
If there is ever a need for anything the response has been immediate. I have been very happy living here.
