The coastal city of South Portland brims with character as it rests along the calm waters of the Fore River. Located between two major highways and situated about 10 minutes from Portland, residents are afforded an abundance of travel options within a relatively short drive. Interstate 295 lies a couple miles west of the town’s center, catering to the industrial area’s work commuters. Interstate 95 is near a local golf club and the Maine Mall, and State Route 77 draws interest from those seeking education at the community college, fun at the beach, or a ride on a pontoon at the marina.
This cozy little town provides a strong and active community presence. Residents take pleasure in the excellent public safety services and its many amenities, such as the vast park system. Parents appreciate the supportive and exceptional school systems, and children enjoy the neighborhood-run activities and holiday events.

Property Ratings at Redbank Village
Not really worth the price, they overcharge for certain amenities depending on where you live and the amenities are not worth the price. There’s a gym, but it’s not open during the hours their office is not staffed which is every average persons working hours so can’t ever access the gym anyways. This was said to be getting fixed but hasn’t been for months now. Landscaping mediocre. Trash dumpster sometimes overflowing or a mess. The doggy bag bins are usually overflowing. The Maintence has had to fix so many random issues in my apt that were found after I moved in and started using things, very cheaply done or poorly made products. However they have a full nicely done office for their staff to work in and out so much money into a gym and a random “boxing” arena that barely ever looks used. It’s not the worst place to live in however not something id be willing to sign another year lease for.
Do not expect to get your “refundable” application fee back. They will say you didnt give them the documents they need and will ghost you.
Rent is way too high! “Amenities” if you can even call it that, are the bare minimum. Construction starts extremely early, between 6-7 am daily and last all day. Businesses get shipments around 1-3 am so theres loud metal crashing! There is never silence or peace and quiet here! I feel horrible for anyone with children, especially babies. I can hear childrens music coming from other apartments, just trying to drown out the constant noise. Working from home is virtually impossible! Since moving in I’ve seen cops searching the neighborhood multiple times. Someone under the influence of drugs walked through my backyard as I was with with my kid! I do not feel safe here!

The rent is extremely high for low quality apartments. Floors are paper thin, I can legitimately hear my upstairs neighbor pass gas. The businesses in the area work 24/7 so there’s extremely loud banging and crashing metal at all times. I have not had one good experience living in Redbank. I can’t wait to move out!

If you enjoy listening to kids screaming and jumping without ever stopping, you’d love it here! There’s never a quiet moment! Working from home has never been more difficult!

I lived there some time ago. It wasn't insulated; which they conveniently failed to mention. The walls often sweat due to the temperature difference. The water heater was garbage. the dishwasher was better utilized as a sanitizer than trusting it to actually wash anything. The basement ALWAYS flooded. But the laundry machines worked splendidly. Gas heat and stove which was a plus... though wouldn't think so when your heat bill neared 300 and the temp never went above 60 downstairs. Only reason I don't give them one star the office worked with me when my roommate decided to disappear on me three months shy of our lease ending.
Property is over priced, especially when you consider that no utilities are covered and you are responsible for lawn care and snow removal. Because of that, most of the grounds are not very pretty. I'm in a 2 bedroom townhouse, which I was drawn to because of the basement, but the basement on my unit is half filled with trash (covered by a fake wall), and all covered in mold. Management says the basement is not made to be habitable. Management is not very helpful at resolving issues. Maintenance takes several days to do anything. Neighborhood is noisy. Can't wait for my lease to run out so I can find somewhere better.
The Redbank Village is an average complex, at a slightly above average price. The rent varies from 1100-1400/ month for a 2 bedroom style. However, for that price you get two floors and a basement, a full kitchen including a dishwasher, and two bedrooms. Maintenance has been speedy and the staff is helpful. The main downside is that nothing is included with your rent: you still pay for heat which can be up to 200$/ month, water, electricity, lawn care, cable/internet, etc. I've heard about them raising rent substantially after the first year, but haven't lived here a year yet so I don't have first hand experience with this. One plus is the fantastic location; you're within walking distance to the mall and a lot of restaurants and shopping.
