Property Ratings at Village Green Apartments
With new ownership come gradually increasing rental rates. Average 8-10% a year. Property shows extreme aging infrastructure, various security vulnerabilities, and property management that concerns themselves with doing the bare minimum or nothing at all. From the outside the property has gone through an update using the lowest contractor bids. After 5yrs the paint is peeling, wood is rotting, and insects are a regular problem. Several apartments have been given various versions of updated floors, fresh interior paint, new blinds, tiny home style stove, and an updated toilet. The wiring is old and the plumbing is horrible. There’s no central air or heat so you are lucky to get the entire apartment warm or cold at the same during any season. When you do a walk through please check the water heater install date, most have yet to be replaced and are 11-15yrs old. Now as pretty as the exterior landscaping can sometimes look it’s deceiving. When it rains it floods in many areas, up to your front door and sometimes inside the apartment. Storm water drains have been covered over by dirt or landscaping and most are plugged up with years of mud. The property has signs posted stating it’s Private Property, but management doesn’t seem to be bothered with non-residents that use the walkways and planters to walk and relieve their pets. Security cameras seem to be placed around the buildings for show as previous crimes have gone unrecorded by any. Residents are encouraged by other residents to install security cameras for private use, update storage locks, and provide personal lighting and/or cameras in carport areas. Laundry rooms finally got coded locks on the doors, but previous residents have shared the code with non-residents so you may get random visitors using them. Theft can also be an issue with them. What used to be a happy little community with residents living here under more affordable times, has definitely degraded. Rents have increased 100% for the $750-$900 range. Residents turnover rates are high with only a couple that have lived here more than 10yrs. If you are looking to rent from CCI at this or any of their properties please ask a lot of detailed questions. Village Green is not a great place for those on fixed income specifically because the property has poor infrastructure and is maintained on the cheap.
