Property Ratings at Reed Row
Reed Row is a beautiful building in a super fun area of DC. The amenities are great and the apartments are really easy to feel at home in.
Reed Row is in an absolutely fantastic location, and the building is nice. The actual layouts of the apartments are a bit odd and have very poor storage options. I live in a one-bedroom which definitely not big enough for more than one person (closet small, bathroom small, refrigerator small). As other people have said, the management here does not particularly care about the residents. The Assisstant Property Managers try their best to interact with the residents, but the Property Manager goes out of her way to not interact with anyone who lives here. The garage door is constantly broken, and the lobby's ceiling is leaking with the property management telling us that it will be fixed "earliest 2022". The building is nice, but poorly run.
New management has come into this building and the experience has tanked these last 6 months. They don’t actually care about it’s residents — they blamed my husband and I because another car was parked in our spot! That mind you, we pay almost $300/mo for parking. Zero accountability on the building manager’s end. Not to mention, lots of people who smoke indoors and loud dogs. Find a better deal elsewhere!

Location is great, leasing office is non-existent and rarely answers emails, amenities are rendered useless during COVID but no rent changes (of course), paying for 'service' that doesn't really exist. For the rent you pay here, you can get a much larger and just as nice apartment anywhere in the neighborhood.
This is a beautiful buildin, with an incredible location, but lacks the management and staff needed to make it worth paying so much.
What I love most about living at Reed Row....the professional and friendly concierge and leasing office team, my gym is in the building, I can grill on the rooftop with a view of DC's skyline, and the modern decor of the building's common spaces. Not to mention my beautiful apartment with hardwood floors, floor to ceiling windows, stainless steel smart appliances, abundant storage space, large walk-in closet, and the sleek design of the bathroom. AND I'm in the heart of Adams Morgan!
Management is absolutely awful. If you want to live in a place that is run efficiently and fairly, look somewhere else. Ever since they changed management, the leasing office is unavailable and unwilling to help. Constant inconveniences have been incurring without any resolution or ownership of mistakes. If you have an issue needing an immediate response, do not expect to hear back via email for WEEKS.

Couldn't be happier here! Perfect location. The staff is exceptionally friendly and create a very neighborly atmosphere. Quiet building, yet conveniently located to Adams Morgan, U Street and Dupont.
This is a great building with a unique style! It has everything, and the management is friendly and helpful. The apartments are new with lots of storage cabinets. The community amenities are also very cool.The only downside is the lack of an easily accessible metro (it's a 20 minute walk to the red-line-only station). However, the location has everything one may need: from a few grocery stores to many restaurants, parks, gyms, and etc.
Reed Row is a great place to live. The apartments are luxurious and the building amenities unrivaled. Combined with a great and knowledgeable staff, it does not get much better than Reed Row.
I have been living here since October 2018 and absolutely love it. I love my apartment and the fact that it's close to my work (yea I work to work everyday). Also, the staff cares a lot about the residents. They get it! Whatever you all doing out there, please don't stop :) It's been a pleasure and thank you!
Everything looks nice in the model units, but after moving in problems start to crop up. Some examples: The showers were not properly constructed and have been leaking into the apartments below. This could become a mold issue over time as the drywall in the walls and ceiling have gotten wet repeatedly. They have already come through twice to tear up the bathrooms in attempt to waterproof the showers. The heating and air conditioning unit is quite loud. Make sure you hear the AC/Heating run before you decide to live here. It is loud enough to wake me up at times. The walls are thin, so I hope you don't mind hearing the bass beat of your neighbors music, or conversations in the hallway, even at reasonable levels of noise. Cabinets look nice, but cheaply manufactured. When we moved in, they said that we should be able to apply for on street parking, but they neglected to tell us that it was yet to be approved by the city, and I had to pay for rather expensive parking for a few months until I could sell my car. The payment processing for the apartment is suspect at best. I have reached out multiple times to discuss some charges placed on my account. A month ago I was told I would be contacted by the Property Managers superior. Even after multiple times reaching out to the Property Manager, I have yet to hear back. It feels like management is looking to squeeze money out of its residents, they have begun attempting to collect money for "package storage", and push people to a package management system that automatically charges your credit card if you don't pick up your package promptly. Don't expect any of the amenities or policies they sell you on to exist for any length of time after you move in. This week they announced a coming "reserved bike storage", an amenity that was previously an offered for free. When we moved in we were told the apartment was dog friendly, and the only place dogs were not permitted was the roof deck, but recently they have started sending out "reminders" stating that pets are not permitted in common rooms. Additionally Reed Row offered 24/7 concierge service, In December they reduced the hours of the desk staffed to 9am-11pm Mon-Thursday. Not everything is bad though, maintenance requests are handled promptly and professionally. Reed Row will sell you a "luxury apartment" at a "luxurious price" and under deliver on that promise.
Is the building that was just built next to a Pepco transformer station, for which there are plans to "re-build" it ? So there is slated to be another year or more of on-going construction activity in this exact location ? Champlain street resident.
