Living here has been unpleasant. The community manager has taken it to make it his mission to no respond to emails. It took a year to pay out my referral and almost a year to address maintenance issues.
The only good thing about this place is the location, It’s always something broken or causing an inconvenience, leasing office drags their feet to get anything done really. Maintained be so quick to leave they leave jobs half complete.

There are frequent break-ins. The halls and garage are littered with trash and roaches(there not frequently cleaned). Maintenance is slow.

Lovely apartment complex. If you have a dog, there’s no dog park on site. You have to walk your dog around areas where there are grass. Elevators make it convenient but the set up of the complex makes it tougher to get to your car, downstairs and definitely the office harder and longer time wise. Beware that when you move here you may still have maintenance orders to submit right away, roaches in your home, and a mailbox key that doesn’t work. Each parking space is assigned to an apartment so you may get stuck traveling from one parking level to the next just to access your floor.
Regard is a place of potential. The apartments are nice and its conviently located.
It’s an ok place to live, if there are no other options. Many cats and bugs around the building. Property manager is rude and unhelpful. If property is damaged don’t look to managers for help

I have been living at this complex since January I have complained on these surveys every time and nothing ever happens. I pay every month and my service request never get resolved my apartment is currently infested with gnats and has been for 2 months and nobody at my leasing office seems to care as long as i keep paying my rent, which includes paying for pest control by the way. I havent been able to use my oven since I’ve moved in because they have been “waiting on the part to come in”. Ive stayed at these exact apartments before when they were ARIUM City Lakes and I loved it.. i will never stay at a greystar owned property again after this lease is over this has been ridiculous to pay this amount of money every month and not be able to have simple maintenance requests resolved. I wanted an air filter changed they told me i could come pick it up and change it myself!! My fan in my bedroom also doesn’t work properly and they have been working on changing that out for 4 months. Its just unacceptable

The units themselves are decent and the layouts are functional. However, the complex is dirty, safety is an issue, and leasing staff is unprofessional/incompetent. I’ve been here for 8 months and there has been an issue at least once a month. It’s exhausting living here. Maintenance response time is slower than other complexes. Office staff is unresponsive, and at times the office phones don’t even work. A ton of AirBnb’s so prepare to see strangers around the property. Car thefts and break ins are still an issue. Walls are thin (I can hear my neighbors on both sides talking). Notice of issues with the complex are given after the fact if at all. The gym equipment is all broken and the gym is rarely cleaned. None of the doors lock so people can walk in the garage and complex freely. In all honesty, I wouldn’t recommend this facility to anyone I even remotely care for. The tour is going to draw you in but don’t let it fool you, ask your questions and do your research. Note that a number of the good reviews are from people that don’t actually live here, but simply had a tour.

This is my move-out experience. In early June, I called the management office. I asked to speak to Antonio, the manager. I was told he was not available. The woman I spoke to asked if she could help me. I told her that I was planning to purchase a home and would not be renewing my lease. I also told her that the home buying process moved faster than I anticipated and I would be moving out August 1. I asked could there be any flexibility in my lease terms, which ended Sept. 27th.. She said no. At the time of this conversation, I was already within two months of my planned move out date. I gave notice on June 30th. I followed the established procedures regarding move out notification. The Manager asks that we provide notice with a hard copy letter. Emails are not allowed. Once we bring a letter, we will be given a receipt. I delivered my letter in person on June 30th and I was given a receipt. July 27th would have been 60 days before the end of my lease. Four days after I moved out, I get a call from Antonio. He is panicked, saying he didn’t know I was moving out. I explained that I gave move out notice. He asked who I gave my letter to. I told him it was a woman and I did not know her name. He then starts asking me if she was light skinned or dark-skinned etc. It would be helpful if City Lake employees wore name tags so no one would have to remember their names. He then asked me to send him a copy of my letter. I assume he could not access the copy I brought to the office. I understand a lease is a contract. I also know that a landlord can’t charge two entities rent for the same property, over the same period (per the Texas Apartment Association.) I could not prioritize my lease over my opportunity to buy a home, especially in this real estate market. I had my apartment professionally cleaned after I moved out so that it would be faster to re-lease. So, the manager claims he did not know I was moving out even though I followed the established move out notification procedure. He didn’t know I was moving out, yet no one contacted me in July to ask if I was renewing my lease. The medical center is a popular area. My apartment should have been re-leased quickly if the leasing office were more competent. They should have been eager to have me move out since I’m sure my unit is renting for at least $200 more than I was paying.
This property wasn’t great before, but somehow is much worse under new management. Communication from the office is terrible and the fire alarms randomly go off in the middle of the night for no good reason.
I have been here a week. My experience with the leasing staff has been great. Glad that i chose Arium City Lakes. Location is close to everything that i need. Apartment is spacious and include all of the amenities.
For starters the customer service is complete trash. The apartment is dirty there is always trash everywhere. Cars are being broken into and left on cement blocks. The office never gets back to you within 24-48 hours plus they never answer your call. The overall experience here has been the worst of my life. The fire alarms like to go off whenever and no one ever does anything about it. I’ve complained to the office how I’ve had something wrong and had to call maintence every month in my apartment and asked to move units and they told me nothing was wrong but your constantly coming to my apartment to fix something m, yea okay makes sense right. If I were you I would move somewhere else. All you see in the apartment are drug dealers anyway. But hey the location is great.

So, I had been looking for a new apartment for about a month and had 3/4 “MUSTS” and Arium at City Lake seems to meet them all. On top of that the friendliness and professionalism received from Antonio, the Assistant Community Manager; and Monáe the Leasing Specialist, I am looking forward to doing business with them. They have been communicative, accommodating, and thorough throughout the process. And this is something that I had not experienced in my search prior to. In fact I was considering another apartment that was comparable and decided to go with this complex. After I was approved the process of paperwork was all done digitally. They also have an accent wall program where they’ll paint the apartment for you...it costs but def worth it! The property was clean and well maintained as far as I could see while walking through the the halls, mailboxes, garage, fitness center, and grounds. It’s located just 10 minutes from The Medical Center, about 15 mins from Hermann Park, and there are brand name stores and places to eat nearby, as well as, walking distance to NRG Stadium. So far I am impressed and feel like I’m in good hands for the next year. I’ll post an update after I move-in and have some experience with the office again. Hope this helps!

I am the third or fourth individual who has had their wheels stolen off their vehicle in the last four or 5 months. The office was nice enough to call me and let me know about the matter, but I have not heard anything from them since the incident and I have left various voice mails and emails. Not even the courtesy to say that they are looking into the matter. The entrance gate is constantly breaking down and management drags their feet to get it repaired.
Horrible place to live, I’ve been staying here since October 2019. The apartment above me make so much noise it’s hard to sleep at night. They have a huge dog they just let run around in the middle of night I have reported this 4 times nothing has happened. But one courtesy call to the tenant. Also, the first call was because the tenants threw Dog pee off the balcony that landed in my chairs and loud noise. Called the office staff again today and there acting like there is nothing else they can do. Also, this morning I have witnessed the 4th car that all the tires have been stolen and left on 4 bricks. No security, cameras don’t work, and don’t care about there tenants. And the building is dirty, no pressure washing what so ever. Sorry my locator found me this place. DO NOT MOVE HERE!!!!
The walls are too thin. I can hear EVERYTHING my neighbor does. I can hear music, dog barking,doors closing, (explicit) conversations, and I can hear my neighbor being intimate. Yes, I can hear moaning and more. Although the property is beautiful and fairly priced(in my opinion), sleepless nights far outweigh the aesthetics. I have talked to management, and while he said he would work on it, the lack of communication, coupled with the continued noise, leads me to believe steps to rectify it have not been established. In addition to the noise, my car was vandalized in broad daylight. Now I have to replace parts that will cost me a pretty penny and I am a full-time student. I cannot afford mishaps like these. The office was supposed to check cameras and get back to me, but no call. Again, lack of communication is a huge issue. Will, was my initial contact person and he always had a listening ear.
Pros: Maintenance is responsive. The office staff is friendly. I love my floor plan. Cons: The walls are very thin. Dogs are often unleashed on the property. So if you don’t like animals this is not the place for you. Regularly see dog poop in the hallways. I’ve seen dogs unattended in the hallways. One night I opened my door and had to quickly slam it shut to stop a dog from walking in. Another night a French bulldog ran up to me in the hall. Unleashed. I don’t know how management can get a handle on this but they allow pets so that leaves to door open to these kind of issues. Not convenient for door dash or Uber eats deliveries or visitors. No visitor parking or visitor entrance. Also, the pest control guy that comes once a week told me that there was nothing I could do about the waterbugs/cockroaches that I see in my apartment because there is a tree right outside my apartment and a lake next to the complex. He advised me to keep my drains closed and keep my apartment as cool as possible.
I’ve been here nine months and this is the third manager to date. The last manager was great, very personable and always available now we have a manager that’s always in his office and door closed and when I did talk to him concerning the safety of the property because the security doors around the complex don’t close behind people as designed we are still open for people to walk in off the streets. And the new maintenance guy is so rude it’s unbelievable. We are becoming more and more disappointed in living here, can’t wait for the new complex to open across from us
The tour you receive is the nicest thing you'll see. This place has gone downhill since they opened. 6th management in 4 years, same weed smokers still live there. Cars still getting broken into and you won't be notified even though you pay for your parking spot. I have seen them track down people who accidentally hit their gate and break it. Cars still constantly parking in tow zones and tow trucks come as often as a blood moon. You want luxury then look elsewhere.
This complex is run down with rodents (rats to be exact) taking over the property. Nothing is being done. One maintenance worker for an apartment complex with over 400 units. Management is horrible and changes monthly. Do not waste your time and money!
The apartment is beautiful yes, but the management SUCKS! I wish I had taken the reviews seriously before. People park anywhere even on your PAID RESERVED spots, and the office does not do anything about it. They take no action at all, so people continue parking wherever they want even on other people's assigned parking and paid reserved parking!! The manager is extremely condescending and unprofessional. The management does nothing to fix your problems! Further, They offer 5 dollar off your rent if you leave a good review -- so don't trust all the good reviews!! This apartment is TOO expensive for such a terrible service!
This has been by far my worst leasing experience. Let me list out the reasons to give you all a better understanding. 1. If you do not live on the 1st floor, your halls will be dirty. The 1st floor is where the tours of the property are done so it has to be well kept. 2. My FOB (remote used to get in the garage and building) has not worked since March 2017. I went to the office on 3 separate occasions for assistance. The last time they told me it was the battery that was dead and that I needed to run by CVS or Walgreens to purchase new batteries. I'm pretty sure they are supposed to provide that to me like they have in the past. I ended up having to buy the batteries because I obviously needed to get access into the building! 3. The main elevator goes out of service at least once a month, no exaggeration. So if you live on the first floor and have to park on the 5th be prepared to walk up and down those stairs for a few days out of each month 4. If your balcony faces the pool, it is not a luxury, trust me. You will literally hear everything going on outside. I've heard fights, phone conversations and general convo, all outside my bedroom window. Everything echoes. Not to mention, the walls are super thin. I can hear when someone down the hall closes their door. 5. Marijuana is the scent of choice on my floor. You can literally get a contact high walking down the hall. 6. Now for THE MOTHER OF THEM ALL - Security!!! (or lack there of) Our vehicles that are parked in the "gated" "surveillance" garage, have had the windows busted 7 TIMES!!!! Even our guests car was broken into. Before superbowl weekend, literally 30 vehicles in the garage were broken into in the over a two night period. Even though the parking lot has cameras they never seem to work! There have been at least 40 break ins in just the last 5 months. A resident who parks 2 spots away from me, had his truck literally left on BLOCKS, they took ALL OF HIS TIRES. This is unnerving and scares me because my fiancee' goes to work early in the morning and might run into these thieves! Or what if my son (11 months old) and I run into them? I am scared for the safety of my family; however Arium City lakes do not seem to have the same concerns for its residents. Here's 1 good thing - Ron, the maintenance guy. He is always super friendly and super helpful, but thats about it for me. I gave this place a 1 star ONLY because 0 wasnt an option in order to submit.
Please don't be fooled by the smiling faces when you go into the leasing office. The community and 1/2 of the staff are horrible! I have resided here since the property opened, and have seen a decline since Carroll management took over November 2014. The CONS - Parking is a huge issue to the point even residents get there car towed for parking in the garage. What's even worse is the parking is assigned. You could get a parking space that's not even on the same floor. Example I live on the 4th floor and my parking spot is on the 3rd. Sometimes I come home to find out that a non-resident is parked in my spot and guess what. They don't get towed just a warning. Let's talk about the property. There's a gym on the first floor that I use frequently. The TVs on the workout equipment never work. If they do you may get 2 - 3 channels. There's unsupervised kids that come in and play. Again non-residents who come to the gym and tie up the machines. The same for the pool area and let's not discuss the filthy grills on property. DISGUSTING!!! Then the stained carpets and dirty tiles in the hallways. That you will never notice on the 1st floor because people tour the property on the 1st floor so the tiles get mopped and the floors get shampooed. Don't be the poor resident that lives near the garbage room. The hallway floors leading to that room is sticky and stained. The last con I will share is the noise levels at City Lake. I don't know who to blame the cheap apartment walls or just loud residents. Since it's by NRG stadium you will have to deal with very unnecessary traffic especially during football season and Rodeo time. So to be fair I will list the PROS the Asst. Manager is friendly and will help. (That's how I finally got a parking spot on the same floor as my apartment). The handy man Ron is great and lives on property which has been helpful when my A/C unit stopped working in the middle of the Houston summer. The property is actually by a lake which is good to run around. Just beware of those mosquitos and sometimes the doggie doo doo that people don't pick up. It has a good business center with a computer and printer. Unfortunately the fax machine doesn't work and now the hours to the business center have been changed. Lastly the property holds events for residents on occasion. Not as fun or intriguing as they use to when old management ran the property, but they do try. I always want to tell people the real truth when I see them tour the property.
There is a beautiful view while taking a walk along the lakes. Which the apartments overlook. There is plenty of space and you can enjoy a swim in the resort style pool and workout in fitness center. It's a one of a kind living experience
Moved to Houston to attend law school. Was worried about finding an apartment complex that was close to the school with a reasonable price. After looking around at other apartments I decided this one was the safest/most accessible apartment. It's located just outside the 610 loop on the Southside of Houston and really speaks for itslef. Just about everything a person needs is close by and the surrounding area is pretty nice. But what makes this apartment complex shine is easily the staff. I've never dealt with a friendlier set of people. Whatever you need, they got it. They'll work out payments with you, cater to any requests you might have, just an all around great team. I highly recommend this apartment complex because I have had nothing but excellent service from the staff here.
Very close to the medical center. The gym has a smith machine. No guest are allowed to park in the garage and guest parking is limited. Management is trying to make renters happy with maintenance and events.
As a first time apartment tenant, I must say I have been very impressed with the efficiency and teamwork Arium at City Lakes display. I have lived here for about 2 weeks and I have heard nothing but positive remarks from other tenants. I am impressed with the appliances, wood flooring (1st floor), as well as the size of the bedroom and closet (walk-in). So far my morning commute has been easy and accesable since the highway is about 1 minute away from the apartments. Even though the highway is close by, you never hear a single car pass, and I must say I am fully secure with the gated system used throughout our complex. The pool, business center and gym are a plus!
It has a been a great stay at ARIUM City Lakes apartment, it is located just south of the medical district in Houston,Texas within walking distant of NRG park and arena. The apartment is a modern style with high ceilings, all stainless steel appliances, granite counter tops, and washer & dryer well kept lawn, pool, and court yard not to mention a small lake on the south side of the building. The gym, business cernter, and lounge room are other aminities that you indulge in during your leisure time. Our community is very diverse and ranges from the young to the elderly. The management here makes the community more active by having. Football nights , Movie nights, and pool parties in the spring . I have meet fun and great people in my one year stay but everything hasn't been perfect. Prior to moving in I had to pay an extra month of rent which was completely unexpected, after moving in we noticed we had a leaking refrigerator and leaking washer. After making a maintenance request it was replaced . I can truly say it has been a great stay at aruim city lakes
Relocating from a different state I wanted that same luxury I was used to with a bit of craziness. Located near NRG stadium this complex lives up to my expectations. It is close to many shopping vicinities, and staff members in the office are always nice and get things fixed quickly. It has a lovely lake near the pool area which is quite relaxing. The cons I feel would be that the walls may a bit too thin as I can here neighbors sneezes and conversations. Other than that this complex is great at upkeep and and takes the safety security of their residents seriously.
This apartment complex has all of the amenities I want: a pool, a fitness room, and it is modern as well as gorgeous! On top of that, there is a man-made lake past the pool for taking walks or walking your pet. The leasing office consultants are also great to work with and will help you with all of your needs with a can-do positive attitude! The apartment is also very interactive with its guests and hosts plenty of social events that grant residents the opportunity of getting to know each other better and becoming a living community itself.
I reviewed and moved into this apartment. after reviewing it online. The apartments were nice, wood floors and I noticed the tenants as I was given a tour. The guide was very knowledgeable of the property and was able to give me a move in discount on my application fee.
