So far, it's been very good. Front desk staff is awesome, and even the Internet/Cable guy took great care of my unit when we scheduled an appointment.
I really enjoy staying here! Everyone in the building is very nice, the gym is well equipped and the pool is lovely. Very close to las Olas and there’s no need for a car to get to most places in Downtown
Love living at The Regatta at New River. The location is my favorite part. I walk to work in 8 minutes and am in the heart of everything. The staff at the Regatta and maintenance crew are fantastic.
Tricky process signing the lease/applying, but when i moved here everything has been amazing!! The front desk and renny from leasing have been amazing

It was extremely difficult to get approved to live here never mind how expensive it is. That all said, one would think the apartment we rented would be in pristine condition. We have been here 30-days and we still have a water leaking from outside in our bathroom, our refrigerator is missing drawers, hardly any of our close doors can close because they were not cut to size properly, and we have found a number of items broken or poorly installed. The location is amazing but the apartment, has been a bit disappointing to say the least.
I’ve had a great experience living at Regatta so far. The apartment itself is spacious, modern, and filled with natural light, which makes it feel very welcoming. The amenities, including the pool and fitness center, are well-maintained and add real value to the living experience. The location is also ideal, with easy access to nearby shops, dining, and outdoor spaces. The management team, especially Ileana, has been helpful and responsive, which has made the move-in process and any subsequent needs stress-free. Overall, it’s a great place to live!
Just moved in and everything was excellent. Iliana helped us through this process, she did a great job! We are super excited to explore the downtown area since the building is walking distance from a bunch of cool places.
Moving in was seamless except for the service elevator not working. The front desk girl was amazingly helpful and helped with everything. 9/10
Maintenance team is very slow and some of the management team (not all) can be hard to deal with. Additionally, some people don't clean up after their dogs.
So far everyone has been very nice and helpful. Package system is amazing and the views from the building are beautiful. We are extremely happy so far.
Great place to live! Walking distance from all the downtown spots. Close to the wharf and bodega. Some construction going on in the area but excited to see what shops will be opening up across the street

I truly enjoy living here! I’ve been here since the building opened. I enjoy the people, the amenities and the neighborhood. Living on the river is great for walking and it’s close to everything.
The amenities are definitely a highlight here. The pool area is well-maintained and a great spot to relax during the summer months. The fitness center is also equipped with modern machines, which is convenient for those who like to work out without leaving home. However, there is room for improvement when it comes to maintenance. While issues are generally addressed promptly, there have been a few instances where it took longer than expected for repairs to be completed. It would be great to see more consistency in this area. Overall, comfortable living environment with good amenities. The management team is friendly and responsive, and the location is convenient for accessing nearby shops and restaurants.
Overall, Regatta at New River is a great place to live. It is kept clean, we don’t usually run into any issues, and the location in proximity to Las Olas is great.
I like the building overall and location is great. Staff is very nice, but it takes a very long time to get issues taken care of, which can be extremely frustrating getting no responses to emails and phone calls.
We have been living at Regatta for 2 1/2 years and thoroughly enjoy the location and the amenities. The pool area is spacious and well-maintained. The gym is nicely equipped, and offers great natural light. Love being able to walk less than a block to get to restaurants or grocery and just a few blocks to Las Olas. Can’t beat it!
We have lived here for 4 months and love it. It's in a great location, it's a peaceful community, the office and maintenance staff are friendly and helpful, and neighbors are respectful.
I have been at Regatta since the beginning and love the amenities. Parking has gone through many changes but having an assigned space is fantastic. Any concerns I have relate to neighbors who don't follow the rules or don't take care of their garbage.

Located right next to River walk, I enjoy talking a walk with family next to the river everyday. Well maintained, locker system are neat, concierge are extremely good. The one issue is parking for guest but I’ve not faced any resident parking issues.
Not satisfied with new staff and maintenance. When I first moved to Regatta the management group was so attentive and helpful. They also worked hard to find resolutions to make the residents happy. Recently I’ve noticed the complete opposite.
Great building. The construction is exhausting especially that we don’t get a break on the weekends. Some of the residents need to be more mindful of where they throw their garbage but otherwise clean building. It would be great if the very rare resident activities get scheduled more consistently after working hours rather than in the middle of the day since not anyone works remotely
i’ve had a great experience living at regatta. the location is so easy to walk to places downtown and the apartments are beautiful. Only issue I’ve had is my maintenance request being closed without being fixed and parking has been annoying but other than that I would definitely recommend living here.
The staff stops caring once you sign the lease. Floors are filthy, and maintenance requests are consistently ignored.
Roach infested. The only thing luxury here are the prices. There are roaches all over the floor and the walls on certain floors. Management refuses to do anything about it and never responds to emails. I am just now discovery that this has been going on for years based on viewing previous reviews. Security is awful here. Save your self the hassle and look elsewhere. They do not care about their residents. This is for the building located at 400 SW 1st Avenue, they keep changing the name and management but nothing really changes. It used to be New River Yacht Club, now i believe it is Regatta at New River.
6 months ago I made the BEST decision to call Regatta at New River "home." Moving was a stressful process, but the team at Regatta is willing to address and concerns quickly and amicably. Fernando with maintenance is the definition of a true professional. His ability to fix any issue and friendly demeanor make any problem quickly disappear. Our manager Chrissy is always available to help, even on her days off. The location speaks for itself, but the staff make this place more than just another rental apt., they make it feel like home.
This building used to be amazing until Altman Mgt. company took over. They’ve taken away our valet parking and guest parking. Now you have to pay $150 a month for a reserved spot or levels 3-6 of the garage are open parking (if it’s not marked reserved). However, there are not enough spots. Many residents are now coming home and unable to park. These issues have been communicated since they’ve announced valet was going away but nobody listened. Petitions were even signed and mailed in via certified mail. No response. Now cars have to park along the walls inside the garage and are threatened with violation stickers or towing even when there’s no spots available. Our water is shut off several times a month from 10 am to 4 pm for repairs/maintenance. Good luck getting a hold of someone in the office or if you have an emergency. They also do not communicate anything such as when the location of the package room changed or the new rules for parking. In fact, while people were paying $150 a month for their reserved space, they didn’t have the “reserved” painting done yet and people kept parking in their spots. They were unprepared and it was a total disaster transitioning. The garage doesn’t appear to be secured either as bikes are being stolen. Noise is also an issue. The hallways are loud, the Wharf is loud, and I frequently use white noise so I can sleep. I regret renewing my lease and can’t wait to get out. Very sad to see this building take a turn. I highly recommend looking elsewhere. There are plenty of nice buildings in Fort Lauderdale and this one doesn’t even compare.
I've lived here about 2 years now and cannot wait to leave. I renewed my lease only because I was just too busy to move at the time. Most of my neighbors have already escaped. Since Altman took over, there are now weekly building-wide water outages (sometimes multiple per week), often with only a 24 hour notice. Thus far, management refuses to address the root cause of the issue or offer any rent abatement for rendering units uninhabitable. When I asked about abatements on the community forum, my post wasn't published. The management team has also censored questions and comments from a number of other residents, on this and other issues. The parking garage, which has no cameras and is far too small, is an unmitigated disaster. Many residents have reported damage to their vehicles by the valet. Meanwhile, some residents have started randomly claiming parking spaces. I see stickers or notes put onto vehicles saying that the space is reserved, even though there's no indication of that. One resident is parking sideways just to take up two spaces, though neither space is marked as reserved. It's the Wild West. While the valet service is scheduled for removal next month, the damage problem will persist as residents try to navigate the double stacked spaces and tight corners with no visibility on their own. It is very easy to damage your car in this garage. Going 100% self-parking will hopefully solve one MAJOR problem with the garage, which is that the entry and/or exit lanes are often blocked by unattended vehicles. I have shocking photos from the night of the Boat Parade, when there were a grand total of two valets working. There were cars lined up all the way back to Publix. No one could get in and out. Even when that's no longer an issue, at least one lane is blocked by a moving truck (virtually every day). And I can't count the number of times I've seen waste disposal block both lanes. All that said, I don't know where or how guest parking will work once valet is removed. All parking surrounding the building is either metered or taken up by the construction workers. Let's move on to the excessive noise from The Wharf, the train, and the bridge. The only livable units in this building are high floors facing south (opposite The Wharf). Even in one of these units, I can still hear the train noise and the bridge signal at all hours of the day and night. I had to cut out a lot of this review due to the character limit. tl;dr: Don't move here.
Great location, great people. Amenities were taken away and what's left is not well maintained. Parking is a big issue. Nothing prepared me to the lack of urgency and commitment form the management. if you want to be treated fairly, it might not be your home.
