Property Ratings at Regatta Shores
This is an apartment complex that I've lived in for a few years. I still live here now but my lease is up in August and I will not be returning. The trash is never dealt with. Every single morning there's huge piles of trash in front of the dumpster. The doors are operated by keypads which need to have batteries replaced. If you don't replace your batteries you're locked out. No one can help you unless there are during business hours. Regularly there are extra charges for trash (ironically) and parking. The staff in the office are helpful and kind but they work for a horrible corporation called UDR which does not care about its residents or its property at all.

Do not rent from Regatta Shores. Some aspects of the rental experience, such as additional monthly fees and flooding-related issues, were not made clear until after the lease was signed. Parking fees, despite no assigned spots, and mandatory pest control charges were not clearly communicated. Trash overflowing from the dumpsters weekly, despite a monthly trash fee. There was a persistent mold smell in ground floor units, including ours following flooding prior to our move in that was not disclosed. Communication from property managers was inconsistent, and support to renters was limited. My overall impression was that the management approach prioritized profit, looking for any and every opportunity to extract money from tenants, and provide as little as possible in return. Ultimately my experience was frustrating and dehumanizing. Avoid this place at all cost.

Jan. 19 I put in an online application and paid to hold an apartment. Jan. 23 we didn't move forward & were told in writing we would receive a $195 admin fee refund. Feb. 17 I emailed for an update-silence. March 2 I asked if I needed to go to the property to be helped and was quickly sent an empty "let me check" email but then again silence. On March 16 I submitted a successful credit card dispute because of their failure to issue the refund or communicate any status with me. June 19 I received the only correspondence in any form since mid-March's brush off email- a letter from a collections company that I owe $505+interest to a place I have never laid eyes on. I asked them to provide me with an invoice about this alleged debt, it seemed like the least they could do but was referred to the collection agency. That Monday I immediately called collections and started the dispute process. Regatta Shores failure to produce the requested documents has staled this process. I reached out to 3 different departments about furnishing the necessary documents & was either met w/ silence or to contact the collections company. If they had read they would have seen I had already reached out to the collections company which was the reason for my email. So here we are July 8 & I’m continuing to fight this brick wall that is Regatta Shores and UDR. They offered me a refund and then failed to provide it. After I made two requests for a status update they failed to issue the refund or provide any update beyond an unfulfilled “I’ll check on it”. I made the reasonable attempts to get the refund and after a month and a half of silence I did what I was supposed to do when someone rips you off I disputed the charge (that’s why everyone knows to do these kinds of things with credit cards.) They are trying to tarnish mine and my husband’s credit to collect a fee that was supposed to be refunded. They failed to send me any correspondence or notice so I could handle this with them instead of being sent to collections. At every step they have failed to do their job and to me that is deserved of a one-star. It must be nice for them to get to wipe their hands of me and try and pass me off to a collections company while I’ve spent hours and hours and hours over the past seven months dealing with the mess they’ve caused from simple incompetence.
Waited 6 months for my dish washer to be fixed, and another 5 months on my oven only had 1 burner. I signed my lease and turned in my inspection sheet to front office and was told I would have a copy close of business well that was in July of 2018... Guess what still waiting thanks MARK NOT!!!! The hot Tub has not worked since July of 2018 so dont believe the web site. Good luck find parking I know for a fact that 2 people in my building that have 3 to 4 cars each sitting out side in the parking lot. Now this is not really there fault but dont plan on getting mail there is over 15 people getting mail at my mail box and not much you can do about it. For the amount of money you spend on this place you would think it would be great think again. Id rather rent a RV and sit on a camp sit with my family then rent from them again.....
Ants in parking lot. Ants in cars. Roaches coming out of the drain. $100+ late fee after my trust guaranteed a payment. LaWanda in the office treats you like your a beggar, with a trust account, mosquitos. And pot parties. Stay away. Charging way to much then there worth and we have the "upgraded" unit
Place is a dump, can’t get anything done by them.When you contact the management there’s always excuses. They never get back to you, several emails later until they finally get back to you. Things never get fixed .When we first moved in we had two pages of things that we found wrong that they never fixed.
Wonderful apartment complex. Very quit and well kept. The staff is very friendly and welcoming. Anytime I need anything they are always there
I chose to rent my first apartment with Ragotta shores in Sanford, beautiful affordable apartments right on the lake Monroe river front in sunny downtown Sanford. My experience has been nothing but wonderful being a first time renter. The staff is very nice & attentive to your apartment. Any issues you have that you must put a work order in for are usually solved within hours the same day. They do monthly checks on various things and are very flexible. I lived in a one bedroom vaulted ceiling with a fireplace, actually all of the apartments at Ragotta shores come with fireplaces and can really change the look of your apartment. The kitchen is rather large for an apartment with lots of storage. The only thing I would change would be I wished there were storage closests. There's only a laundry room and master bedroom closet I really missed a linen or pantry closet. All in all a great choice. ??
