Living here has been disappointing due to poor management. The gate has been broken since early this year, creating major safety concerns as it remains open 24/7. Grass cutting, once regularly done, is now rare, leaving the grounds unkempt. Pest control is lacking, which has led to an increase in bugs around the apartments. The gym and swimming pool are frequently dirty, making it unpleasant to use these amenities. Basic upkeep is neglected, which is frustrating for residents who expect better maintenance. Overall, it feels like management has let things slip, and it’s impacting the quality of life here.

I recently moved out of this complex due to all of the problems. Within the first couple of months, I had a major roof leak, that took them over a month to come and repair. The A.C. went out, they finally showed up 2 days after the invoice was submitted because I called them again to see why they had not showed up. Finally, he shows up and only changes the thermostat, which was not the problem at all. Called back again 2 days later and it took them over 5 hours to determine it was the compressor, then had to wait another 3 days before the came to fix it. I was without A.C. over a week. with it being over 85degrees outside. They brought in a window unit that did nothing but run up electric bill. Not one time did the managers reach out to me considering this is supposed to be an EMERGENCY SITUATION, to offer me compensation for a hotel or anything. Then not even a few weeks later the hot water heater line burst all over my stuff in the laundry. It was always one thing after another with the place and the Maintenace people are a JOKE. To have an apartment that is upstairs, and the door is down, NOOOO doorbell and was told it was too old to fix and I would have to purchase my own if I wanted one. The water in the bathrooms had to be fixed because the water always ran slow. When I moved into the apartment the guest bedroom smelled like mold. It took me awhile to get that smell out. The windows and doors have gabs under them, so it was always a draft in the apartment. You will need lamps for the living room and guest bedroom was not told when I moved in. The front doorknob if you weren't careful when turning it, it would fall off. It took them over 3 days to come fix that. Being above garages you were always awakened by the neighbor's garages going up and down. being charged $25 a month for trash pic up that was hardly ever picked up. I threw my own trash away considering the dumpster was 50 feet outside my door and most of the time trash was everywhere. I finally move out and I get a bill for over $200 for some ridiculous charges, a water bill $140 for one person, I never got a bill that high while I was living there, no washer and JUST ME THAT LIVES THERE. I found paying $56 a month ridiculous. considering I came from a 3k sq ft home with 3 people in it and paid this much. What a rip off! It was in my lease for them to call b4 coming since worked from home, most of the time that didn't happen.
BEWARE!!!!! BEWARE!!!!! BEWARE!!!!! If you plan to move here, do not select the lofts with attached garages on the highway 6 side. All is well until the children get out of school or on the weekends. They use the driving space between the detached garages and the lofts as a playground. The children hit the detached garages with balls using them as a basketball goals (so there are very disturbing loud noises) The balls are thrown on top of the roofs, they attempt to climb on top of the roofs and if you are renting one of those garages, they hit the vents which keeps the vents closed causing your car or stored items super hot. If they aren't playing pretend basketball, they are playing pretend soccer hitting your front door which is a very disturbing loud noise. They scream and yell while using very blue language. They have to be told to stop throwing the ball if you are trying to walk to your car or trying to park in your garage or pulling out of your garage. Both of us have been hit along with both of our cars. . We have asked management to stop the playing in the area and have received no assistance. We have spoken to the unruly children and they just won't comply. We basically have to admonish them every day! The property built a playground but it is for toddlers. We have a doorbell that does not work. We were told it is too old to repair! There are garages underneath. The one directly underneath the Master is very loud that it wakes us every time the neighbors leave (and they go and come a lot). It is not their fault that the garage door opener chain is old. We have asked management to replace but our requests have been ignored. So, we don't sleep well. We have requested screens for our windows. One day, maintenance covered a hole in in the first restroom with something that was toxic. We could not breathe! We had to open the windows with no screens inviting birds, flies and whatever wanted to visit us in! We have requested screens. It's been 2 months and still no screens. One of the high ceiling light bulbs blew. This light is vital for going up and down the stairs upon entry. It took three weeks and three requests before the light bulb was replaced. A 16ft extension ladder was required to replace it or we would have replaced it without thought. We had to use our cell phone lights to avoid an accident.
moved in recently, place is full of roaches, bathroom with dirty moldy tiles. More roaches! Feels and smells old,and not well maintained. The second room and living room doesn't have light or outlet to put one. Manager said every unit is like that. How is room supposed to function without proper lighting? Now I have to but and put floor lamps! Cannot wait to move out! Location is great but save yourself from the horror this place awaits you! Rent is too expensive for this nightmare of a place!

Do NOT rent here! Our apartment flooded from the ceiling down. There is clear water damage, holes in the ceiling covered by cardboard box pieces and barely air dried carpet, they have deemed this “livable” by their standards according to Kim in the front office. They are not replacing the carpet (just the padding under it) even though it was soaked! This water damage being left as is will turn into MOLD and they don’t care. As the carpet guy told me this morning, “They don’t want to replace anything they told me. Just the padding.” So if you consider this room “livable” and like getting no compensation off rent or moved to a more “livable” unit then feel free to live here. If you like being treated like a human being with compassion and proper consideration then look somewhere else.
The contract is a joke! If you think you could leave properly after the contract ends, you are wrong! You will be keep charging even the contract ends. You could only stop the charge if you give them written notice 60 days in advance! They wouldn't tell you this when you signing the contract. When you asked them, they will say that it is written in the contract page xx. It was my bad that I didn't read the contract thoroughly but I suggest you do if you going to rent this even it takes an hour or more for the reading. The best part is: according to contract, they need to give you a reminder notice around the deadline (i.e 60 days before the contract end). Do you know what is the notice looked like? At the beginning of the so called notice are full of promotion items of their apartments may be offering you discounts when you extend the contract. It is more than half page junk messages. So if you are determined to leave after the contract end, your proper reaction will throw it away when you read the first half thinking it was just a promotion leaflet. You are wrong again! There was a small reminder statement hiding at the middle of the page saying you need to give 60 days notice to leave!! It is their way of reminding important messages to customers and it looks like doesn't want you to read it so that they could keep robbing you after the contract ends. I would not recommend this according to their mean management attitude

TERRIBLE: The above people who say this is good, are all lying to you. -They showed me the 2bdrm during the tour like its perfect but everything is falling apart. -Manager/Managing staff has no customer service skills -Maintenance respond so slow/(if they do) -The apartment is really dirty! you are paying for a very low quality apartment. The only thing they are good at is making sure you pay your rent on time. especially the manager. Don't waste your money and don't fall for those fake reviews. no one would give a 5- star who really lived here.

I don't know about before but the new management has things under control. Great customer service and integrity. They say they're going to do something and they do it. Property is very nice and the pricing is competitive. I highly recommend these apartments.

I have lived at Regency at First Colony for nearly 2 years and I am ready to go. Yes, the location is convenient and in a nice area. However, the amount of rent you pay is certainly not worth the age and lack of amenities at this complex. The units (some of them...why would you upgrade some units and leave others looking like it's 1992). I rarely have any peace with very thin walls; I can hear my neighbors babies crying, movies playing, and I can hear my upstairs neighbors conversations through the bathroom vent. I also occasionally can smell the meal my neighbors are cooking through my A/C vents. I have better window insulation in my car...EXTREMELY thin windows and I can hear every dump truck/fast car roll down Highway 6 at all hours of the day and night (mind you I leave at least 1000 feet from the gate). You can hear every scream from the kids playing in the parking lot below and I live upstairs. Some of the breezeways/stairwells of the buildings are so aged, stained, dusty and infested. The gym is small and cramped and the machines are often not working. Like most places, parking is of course very tight unless you make it home early. The complex is newly acquired by Pinnacle Management and they have done next to nothing to enhance life here. They must not care about tenant retention either because there is no sense of engagement here and they never run any leasing specials so referring someone here is pointless. A couple of positives...the office staff has always been courteous and the maintenance team responds to service requests promptly. The landscaping is generally cared for and they do power wash the buildings every 6 months or so. The complex shares a nice lake area with the office complex next door and you can go to take a walk, feed the ducks, or to the few restaurants/stores in the shopping center across the way. To summarize,If you can help it rent elsewhere and get more for your money in Sugar Land because Regency just isn't worth it.
This is an attractive destination in an incredibly convenient location; you cannot go wrong with being just a block away from stores, restaurants, health services, and gas stations. The staff is available at times that alternative apartment complexes' aren't, and the community is highly secure and kept clean. There's options open concerning laundry, and pest control is helpful. An office and free coffee is offered at the leasing office so you can research and print documents out, and free wifi is available. My only complaints are: High Rent Hidden Fees Unorthodox Policies Snobby Neighbors who believe NOTHING should be out of place. (This isn't HOA Beverly Hills, people!) So if you don't mind the above-average costs or the occasionally annoying snob neighbor, I highly recommend this apartment - it's definitely worth the cost.
Very nice place. Very peaceful, good neighbors. Nice pool and weight room. Laundry available. Very close to many attractions in Sugar Land Texas. Newly renovated apartment s with a kind and efficient office and maintenance staff.
