Property Ratings at Regency Dell Ranch Apartments
I lived here for two years so I certainly enjoyed some of my stay. The location is close to routes to Austin (35 minutes to downtown), close to target, and the price when I moved in was affordable. I also found that the complex was pretty quiet despite being near the highway. However my criticism includes: -the pool was often closed (once because of a chlorine shortage), full of trash, and often frequented by large parties of folks from outside the complex -the equipment in the gym is way outdated -When I moved out, I sent an email to the assistant manager asking about the steps for move out and she replied stating to leave the door unlocked. Cool. I did. Thinking move out was super simple, I went on my merry way. Two months later I receive a bill from TXU with charges after my move out day. Call TXU and they say often the complex will turn of the service. Madison did not. When I reached out to Madison asking what went wrong, they stated it was my responsibility to turn off the service. I can understand this but it would have been nice had they provided some customer service and told me this when I inquired about the move out procedure . I'll count this as a loss under the lessons of adulthood but it's certainly leaving me with a poor taste in my mouth about the service they provide. Not cool. Note: Office staff is very kind. I write this not as a personal attack but as a warning for folks to proceed with caution, and as advice to pinnacle to review their processes.
We moved in to a roach infested apartment that they also hadn’t cleaned. No exaggeration, dozens crawling everywhere daily. Their maintenance pest control didn’t do anything but lay traps. We fought with management for a week to call an outside company which they finally did pay for. It took 2 months for the infestation to go away. The layout we signed up for wasn’t the layout we moved in to. The pictures are nothing what it actually looks like. Apartment is really small. Kitchen can barely move around. A lot of the floor boards are rotted, or have holes which is what pest control said allow bugs to get in and out of. The cabinets have stains in them. The doors to each room block each other. They do have concierge trash pickup, but that also means trash bags pile up everywhere. Which attracts rats and snakes. The pool and weight room are really small, and weight room also has roaches. There is hardly any parking, and only a couple spaces for visitors. They enforce parking so strictly that they’ll tow any car if it stays overnight that’s not on the lease or parked in visitor parking. The apartments echo so bad, you can hear everything in every room. You can hear neighbors on the other side of the parking lot clear as day. Whatever they used for the wood looking floors turns your feet and socks black. Sinks, bathtubs and toilets are old and stained. Toilets are very small, fit more for kids. The garage doors are smashed in and provide very little security. Key code to get into garage was so obvious, we felt very unsafe. Do not waste your time or money.
I would give this place ZERO stars if possible. Me and my boyfriend were so excited to live here from the moment we toured the complex... great and convenient location for us, quiet, the model unit was beautiful, it was the floor plan and size we picked out- very open and spacious, we loved it! The front office was under renovation when we first toured in 2017 and turned out just gorgeous once completed. We have had the worst luck at this place and the front office and maintenance team are not helpful in any type of situations, they don't treat anything as an urgent matter and you will need to call multiple times for anything to get done after you've put a request in. Our apartment has had ants, ant everywhere- in our kitchen, they had multiple points of entry, the front door and living room area, even ants in our dryer. We had to call many times and that took over a month for the problem to be fixed. Our next big issue, that has yet to be fixed is that our apartment has RATS. We hear them in the walls and have even seen a few run around, usually when it's dark. Once again, we have to go to the office and call numerous times before any steps are taken. We ask to be notified of the plan of action, as we have many questions on what needs to be done and we are promised that they would call us before anything is to be done- and nothing, maintenance will just show up and lay some poison and glue traps and they'll send pest control on their next scheduled day. Sure enough our apartment has started to stink (what a surprise there! Especially if they have died in the walls!) and we have let the office know and no one has been by to look around nor have they been by to assess the damages from the rats or try to repair the damaged so we don't continue to see them! They have chewed up cabinets and from what we can tell have multiple entry points, but no one cares around this place, so nothing has been done to get this fixed for us. We have to continue living in this rat infested and unsanitary apartment because this apartment complex will not fix the issue nor will they allow us to be moved to another unit unless we repay all the deposits and fees again. Totally worthless and ridiculous. If you're looking for a place to live, I would not waste your time here.

i should've listened to the reviews here, but decided to go give the apartments a shot. BIG MISTAKE. i went online and picked an apartment from the floor plans they show online. filled out application, paid all fees, and thought i was all ready to go, but i was sooo wrong. the pictures of floor plans don't match the description online so i got a call saying they had no apartments like the one i picked online available because apparently i picked the wrong description (like i would know) so i asked to speak to a manager to find a resolution and was transferred to JASON, who is the most rude, condescending, offensive and unprofessional man i've ever encountered in a business. first of, he is not the manager like he claimed he was, but the assistant manager. he refused to give me the number for corporate or let me speak to anyone about my issue. i'm in the process of getting a hold of regional manager about the issue but of course i have to play detective because nobody will give me any numbers. the place is not bad looking, it's noisey because of the toll road but jason totally ruins it. there is no way i would ever be able to overlook his attitude over the "nice" community. thinking of having to deal with him while i reside there makes my body cringe so i canceled my application and asked for a refund (he hasn't called me till this day to let me know how or when i'll get my refund) luckily the ladies who work there were very professional and helpful trying to find a resolution and i'm thankful for that. so to anyone looking for a place to live make sure to read reviews before as apparently i'm not the first person who complains about jason. i would advice the first thing you do if you really want to look at the place is meet jason. you'll be walking out within 5 seconds. stay away from that place.
I should have done more research. We chose this place sight unseen due to relocation and the flexible lease option. Well, you get what you pay for, and I'm not referencing the apartment decor. Beware that you will living living among drug dealers. I know that's a very generalized statement and doesn't apply to many of the hard working poeple who live here, but unfortunately the people that promote the illegal activity overshadow that. When you have numerous cars coming on a daily basis, going inside for less than 5 minutes then leaving, common sense tells anyone what is going on. And when you sit outside in your stoop tweeting out, it's even more obvious. After one incident we never received a call back from the "courtesy officer" after calling after hours. The complex/management does nothing. They have let them continue to live there after an ax was thrown at the door and two days later they are back to dealing and having their customers come hourly. I guess management just wants the rent over an eviction and the safety of their other residents. We cannot wait to get out of this place.
These apartments are pretty nice. They look and feel more like townhomes than apartments. No exterior stairwells, no one above or below me. Attached garages. Very quiet, I don't hear my neighbors thru the walls. Well maintained. My only issue is with some of the residents that don't pick up after their dogs.
