Northeast of Orlando, Fl., residents raise families in a recreation-filled environment featuring a number of inland lakes, easy access to city's resorts and theme parks, and a laid-back lifestyle with a short commute to area employers.
With several well-manicured golf courses, the northeast Orlando area creates a golfer's haven for retirees, vacationers or parents seeking a little relaxation on the weekend. There are dozens of medium- and small-sized lakes in the area, providing great spots for fishing, sports and waterfront living. Lake Jesup offers camping, fishing and boating activities, while smaller Lake Howell features living options within steps of the water.
Because local residents range from families to retirees, there are also a wide variety of housing options. Condos, townhouses and patio homes are in abundance, as are single-family homes with decent-sized yards.

Property Ratings at Regency Oaks Apartments
Even here for a year. The pool areas have broken chairs everywhere. The gym is never open and currently is closed. Have not been able to use it since we moved in. Even after treatments there is roaches everywhere. If you desire a non infested place to live this is not it.
This place is so old!The parking lot FLOODS to the point where ducks are diving after an hour of rain. The windows shake with the wind and rain and it gets soo hot in the summer the AC bill was always $200+ just for a studio! The rent increase was insane considering none of the amenities were properly kept:the gym was always dirty and was 75% broken machines up until everything was broken, the pools are dirty and the water smells like pee bc its not treated at all and that includes all 3 pools. The laundry units only had 5 working machines between all the units across the property and you were lucky if you didnt lose money just to find which machines were working. And the property managers dont care that the property looks disgusting or that the grass and bushes arent cut. Calling for maintenance? Well youll be waiting for several days until they actually tell you the truth about whats going on. Ive lived here for 2 years and was only able to comfortably use the laundry unit and gym for all of 2weeks. DONT MOVE HERE your money would be wayyy better used any where else
Lied to about the roach problem when moving in. The pictures are very deceptive. The dish washer was filled with old wet food. Dead and live roaches around the apartment. I have pictures of it, but there isn’t a place to share them.
We had a 2/2. Water broke down extremely often. The good thing about water is that it's included with your rent (no extra charge), the bad thing is that you only have access to it 50% of the time. AC broke down about at the same rate, so sometimes you'd have no water AND no AC. Maintenance would routinely take days to more than a week to make emergency fixes. Pest control was a complete joke: there were so many roaches I was mad that they weren't paying rent. Your apartment does not have a washer/dryer and going to the coin laundry is a gamble. Some machines don't work at all, others will eat your money. It got so bad I begged a friend to let me come over to their house so I could clean my clothes. On top of maintenance taking forever, Regency Oaks doesn't have enough staff to actually hear out their tenants: I have never taken less than an hour to reach someone while at their office. They don't answer the phone, they just ignore it while talking to people in their office. On top of all of it, we left our apartment spotless: it looked just like when we'd entered. We even shampooed the carpets. They took our entire deposit anyway: don't expect it back. I should've laughed when they were reading us our lease terms and said they'd kick us out for drugs: pick a hallway and you can smell so much ganja that it's soaked into the wood. One of our neighbors had a mini grill that they set up IN THE SECOND FLOOR HALLWAY. Police visited the people across from us multiple times for domestic abuse. The "Fitness center" has broken equipment inside it and can comfortably let up to three people work out at once without their elbows touching. There's no "controlled access" to this place: unless they're talking about your apartment key, that's a lie. Porch pirates stole our packages. The only reason we were there is because we couldn't afford anywhere else.
Never had a problem, quiet, awesome pools, they are updating the laundry facilities, nice gym.
I love it here. These apartments are very nice and modern. There pretty affordable as well 3 pools, a gym, laundry facilities.
Theses apartment are okay, but you had to keep asking for pets control to come around mine apartment to spray. Because I always had roaches and baby roaches everywhere. And when the pest control does come, and spray. The roaches come back in 2 weeks. The laundry site is okay, but its cost $1.75 to wash and dry. But every time I wash mine clothes, I had to re- wash them because they never be clean enough. The fire alarm will always sound off when you are cooking, even though the vent is on high. Maintenance is okay, but you really dont need to call them for anything, because its take 2 weeks for maintenance to even show up, and on top of that you always have to follow up with your maintenance request. Now the people in office are nice, but its seem like there a NEW FACE everytime you make a payment or make a maintenance request. Now when it's time to move out after your lease agreement is up, the front office will say that you didn't give them notices and you did, and wont to charge you for stuff things, because they dont wont to give YOUR DEPOSIT MONEY BACK. Dont live here ever. This place just wont MONEY MONEY MONEY.
Hallways are incredibly disgusting. I was promised they were cleaned weekly but turns out they never do until I requested them to be cleaned. It took them about 3 months to clean after I asked so many times. MOLD, WRAPPERS, TRASH AND BUGS! Embarrassing when family came over. Maintenance was ok until they came in to check my AC unit and left my apartment below 65. Not staying another year, by far the worst place I've ever lived. Can't wait till my lease is up!! Office agents are mostly nice but a couple of them are very rude.
I have had a termite infestation that keeps returning, termite poop being kicked out of my walls and onto my floor, desk, And bathroom countertop. My AC has broke at least 16 times. Terrible place to live. The problems never end. Management is useless.
Horrible records of getting maintenance done when asked for. Takes days or weeks and requires follow up before they work on things. They will promote fitness center, laundry, pools, which stay shut or dont work for weeks and months.
They are not very helpful and the office staff can often be very rude to your needs and issues. They treat you like a cash cow. There has been about three deaths so far since ive moved in and one of them was through gun shot. You can see drug trades going on whithin the complex. Not safe at all, ive seen people get even their motorcycles stolen from this area.
Just don’t do it. My review was entirely too long for this. It wasn’t a good review. Just trust me. Don’t move here.
DO NOT MOVE HERE. The absolute worst management has taken over the community, there are drug busts, kids running around kicking balls to your windows and doors, LOUD neighbors fighting and blasting music, dog poop everywhere you step, RUDE CONDESCENDING DISRESPECTFUL leasing office. They never fix maintenance problems they'll just cover it up or never come but say they fixed it. When you move out they will make up charges to keep your deposit and charge you for existing damages to get more money out of you. GET EVERYTHING IN WRITING and take pictures before & after move in. If they deny you a walk-through upon move out GET IT IN WRITING, they will take advantage and wrongfully charge you for things. Call corporate and the Florida Department of Agriculture & Consumer services if they try to take advantage of you if you decide to move there. I wish I had done this before they got me. We were great tenants, quiet, to ourselves and went the extra mile to make sure the place was clean and vacuumed before we left for good. There are other residents that they've done this too and they were threatened.
I lived in one of the brick apartments which was beautiful and all, and the area isn't bad and there's a pokestop which is cool. BUT the management is awful! Kim is nice and wonderful till you move in and then she's a snake! She's condescending and rude and does not care about you. Not to mention if you give even the slightest bit of attitude back she treats you like a child and threatens to move you out as "management decision" if you act up. Completely immature. Maintenance guys are really nice though.
Its a nice complex, but i have noticed with the new management that they are way to picky about when you pay your rent, also the maintenance is kind of slow of some issues or only half fix them. I enjoy the apartment itself but some of the management isn't the best.
it is very spacious and comfortable, prices are reasonable, although the building is old is well keep. very quite place.
This is an older building, but lately they have been switching management companies and trying to upgrade and make it a even more better community. I am an much older single living female and they have been good in helping me out when needed and are very kind to me.
I have lived here for two years now and have had interesting things happen all around me. Constant turnover in neighbors, tons of bug issues, water gets turned off all the time due to leaks on property. However, the maintenance crew is awesome as well as front office staff. Security had been helpful a few times in the late night hours.
