Property Ratings at Regency Square
This is by far the worst apartment I have ever been. Almost everything is poor. It appears there is no management for this property because when you go to the office with a problem they direct you to go deal with it yourself instead of the office rep making sure it's handled. Just moved in and everything is a mess. Roaches all over and lots of maintenance issue. In fact I have a had time believing the positive reviews I see and I regret signing this lease. I wonder why someone is always responding to reviews as if they care whilst in actual fact they don't really care per my experience. I am so tired of this apartment even though I just moved in.
Yeah its a older building but they have done outside renovations and to get ready for the gentrification going on in the area. The grounds are kept clean considering folks just are slops and leave trash bags out on common areas or throw trash in the parking lot. But the groundskeepers go around and clean stuff up or if you tell the office they usually handle it. The office is welcoming and friendly and actually seem to listen. The Maintenace requests we put in so far have been addressed. Yeah the elevator only goes one floor and you have to walk the rest up stairs. Alot of issues like the back gate being broken or a water heater trailer blocking pat of the drivable area making it hard to see if any cars are coming are issues that will take time (due to parts or permit or labor issues) to repair. The leasing staff has been very transparent with those things and other things. When we had that freeze and all the pipes burst this apt yes we were out of hot water but it was only for a few hours not days like some of the newer more expensive places. Its alot of tree, plants and standing water where the common walking area so you will get bees and other critters just make sure you keep your personal living space clean and you should have to worry to much I mean this is the south.

There is such poor communication that there could be any changes made to your rent without you knowing. If you think you're signing a lease for one amount, they will just charge you whatever they want before the changes in utilities are suppose to even take effect. If you are desperate enough to live here because of the good location and it being near campus, at least make sure the apartment is ready before you move in. I moved in and nothing was ready. I had to wait for an oven to be installed without being warned. I didn't have a bug problem, but there is such water damage, the floors are so uneven. I've always gotten rusty water in the tub it takes a long time for the water to run somewhat clear. That was new. It is not handicap accessible even if you live on the first floor because the elevators never work half the time. I found out the hard way when I injured my leg. And the elevator only goes up from the garage to the first floor. So don't expect elevators if you see that on the website. Find somewhere else if you can. The bare minimum I need for peace of mind is at least transparency.

The site lists as Calm, and basically the neighbors are quiet. However, the truth is that fire station 19 is directly across the street and there are about 10-17 alarms a day where you hear the fire trucks and other emergency vehicles as late as 1:00 AM and as early as 6:00 AM. The Cable system is not on fiber optic so forget high speed internet. There is a bug problem and I get the apartment sprayed frequently but despite that there's still a problem. Rent is too high for what you get..

This has been home for the last 5 years. I have enjoyed living here in a 1 bedroom then I needed more space and got a 2 bedroom. The location can't be beat! The apartments are a good size and great price.

This is an update to my previous review. Maintenance came in to "fix" the AC, because water was leaking down to the apartment below. 2 weeks later, it started having problems again. It was 78 degrees inside this past week... I give up. Lease is up end of July! So glad to be leaving this dump!

The main AC has never worked consistently. We've notified management many times, and they continue to fail to permanently get it fixed. We had to ask for window units, and they only brought us one for the bedroom. The rest of the apartment stays hot. Still waiting on a second window unit. Also, to echo what the previous reviewer said, the drains in the courtyards are poorly designed, and they flood every time it rains.

I have just moved in and am loving it. The leasing process was quick and straightforward and David was so nice and helpful. He explained everything to me so I understood it. The complex is very quiet and clean. And my apartment was spotless when I moved in which I really appreciated. So glad to call Regency Square home.

The staff is unpleasant to say the least. Susan has always been rude and unhelpful. Any time something is brought up to Susan, she says that it is not her problem. I have personally caught her in her own lies a multitude of times. The grounds are dirty and poorly designed. You can't walk to your apartment without getting your feet wet due to the poorly designed drains in the courtyards. I doubt some areas are even up to safety codes. Overall it's been a mediocre experience made bad by interactions with Susan. Not to mention, the rodents and bugs that greet me every day.
Absolutely LOVE this community and am ALWAYS given amazing service by paola the assistant manager. Would recommend to anyone and everyone! VERY cute upgrades professional staff, upscale look and always clean/well maintained!
Upon moving in me and my partner has multiple issues includes bugs found all over the apartment (assuming that it was because it wasn't cleaned and the door was left open when they were making it "move in ready." We had ordered for two of our accent walls to be painted different colors and they weren't painted until a week AFTER move in. Our refrigerator completely did not work. We ended up wasting up to $100 worth of groceries because maintenance told us it would take a feed hours to get cold and it never got to a cold temperature. That ended up having to replace it with a brand new fridge. We also had old food & residue from the prior tenants coming up from the dish disposal because it wasn't working. (It was completely disgusting - me and my partner could not eat near the kitchen for about a week.) After all the tough calls & complaints of the first week after move in, everything else went rather smoothly. It's a pretty safe area and doesn't get to rowdy. A huge con is that the courtyard practically floods when it rains. They remodeled the courtyards about 2 months after we moved in so I expected the problem to be fixed but it still feels like your walking through a shallow swimming pool if it's pouring down outside.
I moved here in 2014 because I was starting grad school and wanted to be close to campus. This complex is one of the cheaper ones in the area and one of the only apartment complexes that includes some utilities in the rent. I haven't had any problems with my neighbors or any crimes. There is somewhat of a water problem. The units sit on top of the parking garage, but the walkways are flooded after rain. Maintenance has tried installing more drains, but the problem has not gone away. The central heating and cooling units could use updating since it is an older complex. My air runs constantly in the summer and my apartment is still uncomfortably warm. Same for winter. I've had to buy a fan and a heater for my bedroom to stay somewhat comfortable at night. I renewed my lease for another 13 months in August because of my budget but I will be looking to move once this lease is up.
