Property Ratings at Regency Square
Know what you're getting into with this company! I recently applied to Regency Square and paid the $500 deposit and $70 in application fees. The kind lady in the office told me that I had 5 days to withdraw my application or I would forfeit the $500. PLEASE realize that they are talking about actual days and not business days as I applied initially on a Tuesday and cancelled my application on the following Monday. To me that's 4 business days but the office lady said it was 7 actual days. Also, before you apply and pay the fee, make sure you understand what utilities and amenities are included in your unit. The different sites have confusing and misleading information about these apartments. If you do apply make sure to screen capture or take pics of the list of features and amenities that are included for your particular unit because once they accept the application it won't be available for viewing on their company website and you'll be left trying to piece together information from various sites like this and it may be to your financial detriment if you change your mind. In my mind that's dishonest and deceitful business practice. We also were never given the opportunity to see the unit or meet with someone in person before our 5 day limit was up and I was out $500. The office staff was very kind and helpful but this company's practices are unethical. Heed my warning and don't lose your money!

As the Property Manager of Regency Square, I would like to respond to Mr. Gilliam's review. Our application, which Mr. Gilliam signed, clearly states the following in large print: 1. Applicant understands that if application is canceled after five (5) days of receipt, full security deposit is forfeited. Application fee is also forfeited. 2. If applicant cancels within five (5) days of receipt of said application, full security deposit is returned. Some of our apartments have washers and dryers and some include utilities. Mr. Gilliam never checked the actual listing on what was or was not included. Mr. Gilliam spoke to me on the phone at length several times regarding his application and his concerns regarding his roommate getting approved and never once did he ask any specific questions regarding the unit he applied for. I have worked for Mid-Atlantic Realty since 2003 and can assure you their practices are professional and we treat all applicants and residents the same. What Mr. Gilliam was asking for is to be treated differently which is a fair housing issue Susan Andrews

I love living here. The property manager and maintenance man are great. The apartments are quiet and well kept. The main areas are clean and decorated nicely. I have never had any issues.
