Property Ratings at Regency Village
First the good - Regency Village is new and looks nice from the outside, but is a bit of a mirage. There are multiple issues with Regency Village including noise between floors, freeway noise is quite loud and constant, for a new place a surprising amount of stuff needs fixing, and get use to rent increases at a rate of 8-10% per year. Suggest you look elsewhere.

The place looks nice, but the construction quality is lacking. Multiple defects and equipment that breaks often all in a place that is less than 2 years old. Also be prepared for 8-10% rent increases. Look elsewhere.
My husband and I moved into the newly constructed Regency Village Complex in Merrimac during its inaugural opening on October 1, 2019. As a retired couple we decided to downsize and experience the advantages and amenities of apartment living. Our apartment is a spacious corner unit on the top floor. In reference to storage, we have 3 large closets in the apartment as well as storage space above the washer and drier units. The kitchen has stainless steel appliances and wood cabinets. The bathrooms also have wood cabinets and attractive fixtures. In addition, the Regency Village provides us with individual securable storage units in the garage. Both the garage storage unit as well as garage parking privileges are at no additional charge. Wonderful! The in-house fitness center, community lounge and games area are very attractive amenities. Prior to the current Covid-19 problem, we attended a few resident info sessions that provided us with an opportunity to meet and chat with our new neighbors. Once the pandemic situation passes, these common areas will provide residents with more opportunities to more actively use them as well as socialize. During construction, the Regency Village advertised itself as providing a modern upscale living space. We agree with this characterization and we are pleased that we made the decision to move into our Regency Village apartment. The management team and staff have been very responsive. The staff are readily available and easy to work with. The maintenance of the complex is first class and we look forward to property enhancements as we enter the sunnier and warmer spring season. We are new to the North Shore area and the town of Merrimac, each of which is a convenient location to beaches, restaurants and shopping. Also, Regency Village has easy access to Route 495. In summary, we are very happy about our decision to join the Regency Village Merrimac community. Donna and John McAdam
I was drawn to this great community the first time I drove in here as there was so much construction going on as I sat for a couple of minutes looking it all over & said to myself this is going to be my home for the duration of my life time!! Not even meeting the manager I just knew in my heart this was going to be my home!! After meeting Lisa & going over all the paper work involved I was completely happy knowing I could move here!! She is a great girl with lots of potential & I felt I met another wonderful friend & if I needed any help on anything she would be their for me!! I can't say enough about this community & the wonderful folks that are here enjoying it as much as I have these past 7 months!! Being in the country & surrounded by this great little town of ours is the best!! When the construction is all completed & the landscaping is done we will have one spectacular community with all of its beauty!! What more could one ask for!!
