Property Ratings at Regency Woods
I would honestly give the Regency Woods 3 stars. I lived there with my wife for three years 2018-2021. The first manager of our stay was not as helpful and seemed to always brush off our concerns if there was a problem. The second manager who took over in late 2020 has done a much better job and has been more accommodating in trying to create a more enjoyable experience. Maintenance was very nice and always responsive during our stay. But maintenance had to come fix things in our “newly renovated townhome” with “luxury amenities” too much for our liking at its price point. In those three years they had to replace the microwave oven after six months and the fridge after a year because of a lightning storm. We also had a problem with our dryer for all three years, where it wouldn’t dry our clothes properly or shrink them while on low heat or air only; maintenance and management refused to listen for two of those years. The dryer still didn’t work as we moved out. The other issue you should know about is the water shut offs. There seemed to be an excessive amount of water shut offs during the day in three years. Our unit flooded every month to end 2020 and start 2021 because the plumbing wasn’t working in other parts of the building. The Klein Property management refused to address the issue properly for about six months, so every month we had water in our kitchen from the downstairs toilet. When another unit completely flooded Klein decided to fix it. In the end, three stars is pretty generous considering what we had to deal with. Maintenance is very helpful and responsive, besides the dryer, the second manager Brendan is great as well. It was better when he took over, but it still hasn’t been perfect. Just be warned, these houses are from the late ‘60s and it can show beneath the surface. It’s a decent rent for some questionable “luxury”, but I think it could be better. We did stay there for three years because the property is in a nice area and has excellent schools. They also renovated the pool this past year and it looks inviting. It is also conveniently located near PlanetFitness, grocery stores, shopping and a train to Center City Philadelphia from downtown Doylestown. Finally, I hope this review helps, it has been truthful and honest. I was not paid for this review. The first manager did pay people for 5 star reviews in 2019/2020, so be warned. Also be careful, you might have to sign an NDA before you move out. Have fun at Regency Woods!

My husband and I moved to Regency Woods over 2 years ago and enjoy calling our townhouse home. The exterior property is WELL cared for and clean. They recently put new roofs and siding on all the units and the property is consistently tending to the grounds. This is not your typical apartment living since you'll have and upstairs and downstairs, thus helping with any adjoining residual noise from neighbors. We hardly ever hear our neighbors but sometimes can if our home is quiet. What we will hear daily is when their utilities are running, but that's to be expected. We are in an upgraded unit which are really done nicely. New HVAC, hardware, doors, slow closing cabinets, new beautiful counter tops, subway tile bathroom tub area, new flooring in bathroom, new sinks, new floor in in the kitchen. Carpet throughout is a bit old and I think should have been replaced, but it's not terrible. There's some quirks where perhaps there was some corners cut, to be expected though. Nothing that a maintenance call couldn't fix. The maintenance crew is flexible, professional and quick to respond no matter what level and they will follow up and never leaving you hanging. If there is a long standing issue they will work with you and your schedule to ensure the problem is fixed. Our neighbors are all super friendly and we enjoy using the pool which is always extremely clean and well taken care for. The facility and office constantly encourages and hosts events, picnics, garage sales, social gatherings and fundraisers for the community thus encouraging our community growth and development within Regency Woods as well as throughout Doylestown. The units are a bit pricey, but you're technically in Doylestown Borough so that's to be expected. Overall, great starter home, home for business professionals and for folks over 50.

The pool area is always well maintained. During the day there are hardly anybody using the pool. Even on weekends it does not get overcrowded. Also if you have a maintenance issue it usually gets taken care of that day!!

My wife and I have lived at Regency Woods for more than a year and a half, and it has been the worst community experience of our life. They have made our life hell. After about a month or so of moving into Regency Woods, we experienced numerous acts of vandalism of our property costing THOUSANDS of dollars in damage. I documented these experiences and reported them after the very first instance. Regency Woods told me they couldn't do anything to help us because they didn't know who was committing the crime. The acts vandalism continued for more than 6 months, one after another. Finally, I caught the individual (who lives in Regency Woods) and they were prosecuted. I reported all of this to Regency Woods, and they even confirmed it with the police. When asked what action they would take, Regency Woods responded that they would take NO ACTION. Our life has been a mess since moving to Regency Woods. My wife and I have to live in constant fear that our property is going to be vandalized. We can't even decorate outside and celebrate the holidays because we can't keep a 24 hour watch over our property. At Regency Woods, there is no consequence for committing crimes against other people in the community. Yes, the criminal in this case DID in fact violate their lease agreement, as it clearly states that you may not violate the property rights of others in the lease agreement. But, that doesn't matter to Regency Woods. They stand by the criminals, and stand against the victims. We've spent more than a year dealing with this terrible situation, and Regency Woods has done nothing to help us, but everything to protect this criminal.

The walls of the apartment are paper thin. Throughout the entire day I can hear my next door neighbors (and their kids) running around their apartment screaming. If they are playing music, I can hear it in every room of my apartment.Its not just screaming and music, I can hear the people in the apartment next to me walking and having casual conversations as if they were in my own house. The manager Abby told me that noise is to be expected....excuse me? Additionally, there are a ton of insects crawling around everywhere, despite having the apartment sprayed. In the past weeks I have found 2 SLUGS on my kitchen floor - so disgusting. There are a ton of kids in the complex and I constantly have juice boxes and snack wrappers on my lawn from them littering. Also, the air conditioning is frightening when it jolts on. It is so loud when it runs and it is located in the living room - no Netflix & chill if you have the AC running. When bringing this up with the managers they said they are high efficient HVACS and the noise is normal...Lastly, we are right next to two grocery stores so expect to hear them loading and unloading trucks at all hours of the day. After learning all of this information, we asked to move to a different unit and the management told us we have to wait until the end of our lease term, which was terrible customer service considering we weren't able to see the place before we moved. Had we seen it, we would never have lived here. Also, after being notified of the noise, the management has not followed up to see if it is getting better. They claimed they are putting a noise barrier in the apartment next to us, but that has yet to happen and its been a month. My one star goes to the maintenance staff because they are amazing. They always come within 24 hours of your request.
Relatively inexpensive with a friendly and attentive maintenance staff. Can't speak much on the leasing agents as I haven't had many dealings with them. They did act quickly when we had a noisy neighbor move in. Things have been quiet ever since. Throw in that living in Doylestown is always a good thing this place is great for people of all ages.
