Property Ratings at Renaissance at Hobble Creek
Their monthly fees for water, sewer and trash will get outrageous. He'll be paying for God. Only knows what don't rent here

Thank you for your feedback! We’re sorry to hear you’re experiencing issues. Water, sewer and trash is based off of usage and the amount of people in your apartment home. If you’re having problems or feel that something is not right, please let us know so we can address them quickly. Your comfort is important to us! -The Team at The Renaissance at Hobble Creek
DO NOT EVER, EVER RENT HERE. RUN THE OTHER WAY AT ALL COSTS. They will come up with random charges upon your move out, they'll come up with reasons at random to replace the carpet and blame you for it. We were told upon our move-in that our carpet hadn't been replaced in three years and then, after leaving, they decided, "GASP! We "overlooked" that it was replaced right before your move in! It's all on you that has to pay for the carpet you didn't damage." There was flooding in our apartment while we were there and they pulled out the carpet padding but didn't replace the carpet and I now know why. The fee they claim they'll charge when you move out? Yeah, they'll randomly tack on extra to it and claim they charge 2 months behind on utilities in your rent. I promise you, as nice as the apartments may be while you're living there - it isn't worth it in the end.

Thank you for sharing your feedback with us, Larsan. We're sorry to hear about any confusion there has been regarding charges upon move-out. We did send you an email showing all the carpet pictures you requested and proof of the carpet being replaced right before your move in. We can provide your ledger to help explain utilities as well if that would help you understand how that works. Please reach back out to us directly when you can so we can take care of these claims properly. Thank you and we hope to speak with you soon.
We enjoyed living at Renaissance. The open floor plan, spacious apartments, and lots of windows lets in natural light. Kitchen is on the small side with not much counter, cabinet space but it is do-able. The pool and spa were very nice and we used them frequently! Staff was always a pleasure to deal with too. Wish I had a Renaissance in my new location!

Thanks, Cindy! We're thrilled to hear that you enjoyed everything our community had to offer and that our team provided you with exceptional service. We appreciate your kind words and wish you the best in your new home!
Recently Moved Resident but lived at the Renaissance at Hobble Creek for over two years, Dont expect your security deposit back at all. $350 deposit but over $400 in move out fees and cleaning fees. Must be using the highest rated cleaning service to clean the little 10x10 little corner of carpet in the apartment. It is a 3 plex apartment so expect to hear every single noise if you are on the bottom floor. Congested to little to no parking. Pros: maintenance team is awesome, had two leaks and my mircowave blew up and they were on repaired within a couples days, also living so close to Chinden St you surprisingly cant hear much from the traffic. Cons: Former BSU student it is over a 20 min drive to campus.

There are many newer, nicer complexes to stay in this area. All reviews should be taken with a grain of salt, but this place is an absolute dump. The fact they call these "luxury" apartments is an absolute shame. The pictures online do not represent most of their actual apartments. Most units look just like they were built in the late 90's. They have continual sewer issues. They still charge a separate fee for your utilities. Most other units in this area will cover utilities. They will charge you cleaning fees at move out, whether it's necessary. They assure you verbally that they will return deposits in full, then apologize for the "misunderstanding".

Thank you for taking the time to leave us your feedback. We were unable to find you within our system of current or previous residents, but we would like to address your concerns directly. Please reach out to us at your earliest convenience so we can handle this. Thank you and have a great day.
The Renaissance at Hobble Creek is a nice place to live - but they'll charge you for everything they possibly can. I know that seems like a given, but I feel like people should know all the details. When you live here you pay a pet deposit if you have them, and monthly rent. It's pretty high rent, but I suppose for the location and the grounds it's to be expected. You also pay for power, water, sewer, and trash service, they don't cover any of the utilities. Upon move-out, should you need to break your lease, they charge you 2 months rent. They also deem your security deposit forfeit. What that means for you is that not only do you pay them thousands to leave early, but they also charge you $300 to clean the apartment, charge you for every little thing that may have been damaged, down to the drip pans on the oven, and charge you to replace the carpet because there were "stains" that they had to rip up the carpet to even see. They claim to be pet friendly but don't understand that little things happen - like cats puking on the carpet. Because it's carpet and nothing every truly comes out of it, even though the messes were cleaned up they replace the carpet - and think it's reasonable to charge $630 to their former renter because "the deposit was forfeited". Once they've determined all of these lovely extra expenses, they put $950 on your account due that day (17 days after move-out), and immediately send you a collections letter. If you don't pay in 30 days, they're sending it to collections. They'll assure you on the phone though that if you setup a payment plan and pay them, they won't actually send you to collections, they'll keep it in house. They charged me refundable (as if) and non-refundable deposits on move-in, administrative fees, rent every month, and all utilities to live there. Upon move-out they charged me 2 months rent, and all the possible cleaning fees they could dream up. I'm not opposing the charges on move-in or the lease cancellation fee. However, slapping me with more than $900 above and beyond that 17 days after I moved out with no warning and a collections letter is a really bad way to do business. I'd avoid living here if at all possible.

Thank you for reaching out. Due to the nature of your concerns, we feel it would be best if we spoke with you directly. Please give us a call at (208) 938-1000 when you have the time. Thank you.
Management is terrible. They realize tenants do not have the resources to dispute deposit issues. Gave my written 30-day notice and then moved out but then was surprised to see a bill with half a month's rent because they could not get in and clean it in time. Their problem, not mine. They realize they can take advantage of people and they do it every chance they can get.
I have lived in two different floor plans at the Renaissance at Hobble Creek apartments. PROS: Let me start off with the pros to the complex, the floor plans are great compared to the standard long hallway plans you see in most apartments. We live in the largest 2 bed 2 bath they have and the taller ceilings and open floor plan are great. The location of this complex is the best there is for those who work or go to school in Boise but don't like downtown living. It is off Chinden and Eagle road and takes about 15 minutes to the University from the complex. It is also a straight shot down Eagle road to Fairview and all the shopping in the area which is nice. I have been fortunate to live here before the crazy rent increases. We pay with a detached garage ($75) around $915 a month. I know for our apartment alone now if you were to come in it can be over $1000 dollars which is high for these older apartments. CONS: This complex is over 20 years old so the units are not very energy efficient, I have repaired my far share of drafts and leaks in the winter and summer months. We don't use the A/C or heater in the unit because they are dreadfully inefficient. We use a window a/c for our room in the hottest months and space heater and blankets in the colder months. Our energy bill is around $100 a month taking these measure, when used there a/c and heat our bill doubled and some months tripled in the beginning. They used to include cable as a required cost in your rent but have since discontinued their contract with Cable One. When we first moved it W/S/T was included in the base rent, now it is an added cost dependent on the number of occupants you have in your apartment. The walls and ceilings don't afford much in the way of sound deadening, you can hear things drop, drawers close, electronics if they are loud and people be overly passionate. The management has changed three times since 2011 and now the complex is run by Greystar. The staff aren't going to bend over backwards to help you and while I won't say they are rude, they aren't the most friendly either. The pool they offer looks more rundown than the pictures they provide on their site, it is always full of leaves and bugs, unless a resident fishes them out (I do) when they want to swim with their kids. The spa is broken a lot. I would look around if spending $1000 a month is okay, but the location is good if you work at HP. Just wanted a fair eval. for the complex.
Great price, great central location, great Amenities. Well maintained, nice landscaping. Accepts pets.
