Great Location and that is it. Inside of units need updates but not at the cost of raising rent. Every yearly lease renewal includes a rent increase. Rent is too high. Been a resident since 2019 and rent has increased steadily year over year. I currently pay $265 more from the original amount with zero updates. I've seen a couple of the so called "UPDATED" units. It is not worth the rent they are asking for. They do not value residents that have lived in the complex numerous years with any type of loyalty/appreciation discount like the previous owners would pass along.

Everyone has been so helpful. This is a nice quiet location. The apartment was freshly painted and pretty clean. I think we will really enjoy our time here.

Quiet area. No problems with residents. On top of maintenance. Complex is always clean and well taken care of. Enjoy living here and is handy to 255 and to town.

The laundry room is extremely dirty, the waste bucket is overfilled, pieces of waste everywhere, horrible! The area around the garbage tins at the building 10 dirty as well!

Apartments are nice, we have resided here for many years so ours could use an update, paint, flooring, appliances, etc. Nice quiet area. Close to 255.

Renew Alton is a great community, far enough from the noise but close to the highway to get to anywhere you need to go! I’ve enjoyed my 3 years living here and recommend! Rent is affordable and spaces are good for the price.

Nice small complex. Pretty quiet. We’ve only been here a month but things seem to be nice. We had one work order that was taken care of quicly. The web page makes everything so easy.

Nice apartment and nice community, but they don't always answer questions in a timely manner. I had talked to many people and they all had different answers for me

I've only just moved in a week ago so my experience is limited. I wasn't happy with the state of the unit upon moving in. It was dirty, clogged toilet w/ paper in it, missing trim, and the paint was just spot touched up and I swear that I can see every spot they touched up. Just for the amount of rent, they could have painted the whole wall. They have fixed most of the issues but I guess I'll be stuck w/ the paint.

so far everything is nicer than expected. quiet neighbors, very nice building for the price. move in procedure was a little problematic but the office was very helpful and responsive.

Its been great! It is a pretty quiet area with a lot of nice people. Its close to a gas station and 255 which makes it very easy to get anywhere. And the pool is amazing.

Apartment is really quiet area and I haven’t had any issues with anyone. Parking is a pain sometimes and people who don’t live here have been parking in close spots.

The move-in process was easy and convenient. I was guided through the process and my questions were answered in a timely manner. After moving in, I did notice the apartment could have used some more repairs/cleaning. For example, a door needs replaced, there are some rips in some of the screens for the windows, the smoke detector batteries started beeping shortly after move in, and although the floors were cleaned - there was a lot of built up dirt and grim I had to hand scrub to get up. All in all though, not bad but that's why I gave it 4 starts instead of 5. The outside is very beautiful and clean as well as the landscaping.

A very quiet neighborhood. Super easy move and everyone I have talked to with the company has been super nice and very helpful. Great location.

Fast and easy move in! Seems quiet so far. Apartment was pretty clean when I moved in. Some of the appliances look a little worn but that’s about it.

I’m leaving after ten years at river reach in Alton ! I have had nothing but bad experiences since the place went corporate! We have lost so many long time residents! If you want your rent to continuously go up , and not be able to use the pool , the washing machines, have cabinets fall off the wall, have to evacuate during heat warnings bc nobody will fix your air bc it’s a holiday, not having maintence men for long periods , not being able to talk to anyone that knows what’s going on, THEN THIS IS THE PLACE FOR YOU! Not to mention drug deals, break ins etc etc etc !

A lovely townhome community! Our townhouse is very nice and spacious. Maintenance is always helpful and on top of things. It’s a great place to rent, and they do a good job keeping the community clean.

It's been quiet the short time I have lived here. The maintenance men were diligent in correcting any problems I incurred. The complex is well lit up at night when I come in.

Quiet neighborhood. Convenient location, near 255. Near Alton and St. Louis. Apartments are nice, 3 bedrooms 2 1/2 baths, full, finished basement.

Pool does not work and hasn't worked for 3 years and it does not have a pump or filtering system. Summer of 2023 the pool was opened, not maintained, with no working pump, jets or filtering systems and to compensate for lack of filter over chemical processes was used cause skin, hair and eye irritation and damage. Pool was closed on all holidays weekends due to maintenance and no work was done. Huge disappointment and flase advertising. The pool area is also not handicap assessable. The laundry facilities do not work and are not handicap accessible anymore due to the new locking mechanism. Yet there are handicapped units and parking spots. The facilities are covered in trash and dog waste and vomit. They do not fix or replace anything with new appliances. Units have not been remodeled even though they claimed they are newly remodeled and have renamed the units. They do not replace flooring/carpet after tenants move. Units are not ready by move in date nor are they clean. They rasie rent evey year by $100-$200 increases. They are grossly over priced based on value. They take months to refund your deposit and must be threatened with legal action vefor they refund. RENEW is the worst management company property owners beware of this company before you use them. They take months to fix your unit and the fixes do not last and they blame their vendors for the bad repairs.

Great clean and quiet community. Everyone has been very helpful when there is an issue. Prices are very reasonable and affordable. Laundry can sometimes be a pain with having to pay each time but not the worst thing. Great outdoors for dogs too.

Like living here the only thing I have a problem with is people parking in handicap parking spots that do not have the proper tag. Signs say will tow but nothing is ever done.

Avoid this complex and all owned by the same company. This complex is over priced, under cared for and the staff is ineffective and dismissing.

A welcoming community, well-kept and has a quiet environment. Staff is very helpful and friendly and responds quickly to any requests/concerns.

The community in Alton is quiet and relatively clean and peaceful, however there are a few small things that if not handled will turn into bigger things. Like for instance, when the landscaping company comes and mows, they do not pick up trash but instead mows over things and turns one small piece of trash into many scattered items and looks awful. They also leave ruts from their heavy mowing equipment and the lawn has rows of uneven terrain from the tracks now which is very noticeable. Bag worms have invaded and are destroying the bushes, and all the evergreens are being destroyed. If you have experienced a bag worm invasion than you know they also stink really bad and spread like wildfire to surrounding bushes. The community laundry room is always filthy, stinky and full of trash not maintained. The pool has had issues over the years and tis past year was only open for a few months. Overall, compared to what your paying for, its mediocre and slightly overpriced.

Nice, quite complex. Neighbors are all friendly. Staff is generally pleasant. Need to hire more maintenance people to respond to maintenance requests in a timely manner. Other than that, things are generally fine here for a no frills apartment complex.

The people who live here are nice and its quiet. The management here is not good. They are unfriendly and do not get things done in a timely manner.

Quiet area with friendly neighbors! The unit has nice appliances and I am a fan of the vinyl flooring. The app we use to rent to okay, kind of confusing to use at first.

Need to improve maintenance, parking lot lighting/lighting around the complex, it’s very dark! I have submitted numerous requests regarding the lighting and was told over a year ago it would be fixed.

Nice apartments, waiting for some updates. Quiet neighborhood. Pool is nice. Next week laundry room is to be updated. The lawn is kept up. Easy access to 255. Lots of parking spaces. Residents are a mixture of college students and older adults.

I give five stars to the apartment community. The staff is friendly and supportive. The maintenance staff is great. I love it pet friendly and has assigned areas.

I made 3 maintenance orders, 1 was well completed in a timely manner, but the rest 2 orders had been completely ignored. The laundry room is not clean, the area around the garbage tins is still trashed and nasty.

It's a really lovely community all in all! The pool area and common areas are generally kept looking nice! The Townhouses are slightly outdated but maintained well. Some trash needs regularly picked up and emptied from the common laundry area and pool areas and the surrounding corners of lots and dumpster areas. All and all. im happy here. :)

I love living here. It's so nice. The pool is wonderful and everyone has been so helpful. I'm so happy my kids have a place to call home. We could not have chosen a better place.

Office staff is not truthful, and the grounds in yard maintenance is awful I love my apartment. I love my neighbors I love how quiet and peaceful it is but I feel that the care of the apartments in the outside appearance has gone downhill in the three years I’ve been here the pool sucks and the laundry room is disgusting.

I’ve been living here since March 2020. The community is overall quiet and quaint. The neighbors are friendly. However, the pool hasn’t worked since 2020, rent has increased, and not all washing machines work, needing fixing since I’ve been here. Maintenance request may be slow due to the new company building their team, who took over in 2021. Rent increased $100 since 2022. Overall I enjoy living here but we’re not receiving all amenities that need to be included. Living on the same side of the car wash can be noisy, with people playing loud music late at night.

Very courteous always attends to whatever needs and requests. Much appreciated. Looking forward to the swimming pool, being open and functional, was set up last year, but Covid stopped a lot of things. No problem with safety. I have seen the police make their rooms. Neighbors are. very courteous. Safe place to live. Even when walking at night.

I like my neighbors and the community and had a very smooth move in process. Parking is convenient and neighbors are never loud. It’s so nice that it’s pet friendly and my neighbors are always good about cleaning up after their pets

Management is slow and not helpful. The laundry machines don’t work too well and rent goes up a lot every year. I wouldn’t recommend for long term.

Apts need updated, flooring , paint, cabinets etc. better outside lighting also needed. I have asked for outside lightning for over a year. Let’s hope this year is better as far as managing the complex.

These are very nice apartments. Lots of room for a small family. The area is a quiet neighborhood. Convenient to 255. Offers laundry room. Nice size pool, people respect the rules of the pool.

Good little community to live in, friendly neighbors and decent apartments. Laundry has been an issue at times but no real complaints otherwise

So far all is satisfactory . Nice quiet place, very well maintained.. I have been here for 2 weeks and have met neighbors on both sides of my apartment and they seem very friendly. My dog is also settling in well.

Very large living spaces with lots of closet space. Quiet neighborhood. Only wish staff were more straightforward with costs/policies upfront

They make it look nice but really it’s a very unorganized and unprofessional place. Don’t be fooled by the looks. Among the constant issues I have in my apartment (that takes a very long time to get fixed) the amenities such as the pool has not been opened for two years and the washer and dryers either don’t work or ruin your clothes.

We still enjoy living here. People are nice. I just wish it was a little more lit up for night walks with our pets. The dumpster behind building 6 when it rains gets alot of water in front of it . Other than that its a great place to live

Great! Few items not working but they follow up quickly and take care of issues. Would definitely recommend living in this community. Seems quite and grounds are well maintained.
