The new management has made a lot of positive improvements in terms of exterior renovation, maintenance response wait time, improved gym facilities and a designated quite room for study. The only thing we missed is the convenience with amazon mailbox , whixh is now removed from the compound.

Staff here does an amazing job, always professional and cares about the residents. They have always been kind and helpful for whatever needs may arise. Buildings are kept well maintained, they have a brand new gym which is awesome! Pool is nice on the hot days. I. Couldn't ask for much more.

It is nice having a lush green forest to enjoy out on the balcony. There are a lot of birds that sing. It would be even better if management could have all the trash cleaned up within it, left there by drug-addict homeless people and even some lazy residents who frequently toss their empty beverage cans & bottles over the wood fence.

I don't like the fact that when I open my front door that there is homeless people sitting on the stairs in front of my door charging there devises and doing drugs. I'm really starting to feel uncomfortable and unsafe.

New management continues to focus on aesthetics of property, implementing new rules and regulations instead of focusing on residents needs and concerns. From delayed work orders ,to Errors with rental fees and amenities not being accessible. Residents are moving out as new management Has forced their households too with the rent increases and property fees increases. Making it hard for tenets to sustain residency. I believe in making a community better by helping the community by interacting with the community, Listening to residence concerns, acting right away in the time of Need. Uplifting residents in your community. Renew on James Approach has been barbaric in its efforts to “clean up the property”. I will not recommend this property to anyone looking to move into the Kent area.

The environment is a little bit not very secure with homeless people walking around at night,the apartments are very nice but most of the times something has to be fixed and it can take a while,since Renew took over alot of improvements has been noticed and we are expecting more .About parking people will park cars on the way and sometimes distract others .I still think it's a good place to rent.

It was great when I moved here4yrs ago...but now there's so much police activity here...and the shootings seem to be more frequent...but it's usually quite at night

Admin has been much better and more responsive (property manager is on her A game every time I’ve interacted with her). Maintenance still needs work as work orders take a lot of checking in to ensure they get done. Haven’t been able to get a single work order in without having to reach out to admin about lack of communication or updates.

I like the location and access to public transportation. I am happy to see some.community events coming back. I do not like all the garbage that is laying around. It's effort being made by Renew to make improvements! It does still take too long to get maintenance requests completed.

It would be nice if I had a dishwasher that actually cleaned my dishes, 4 working burned in my stove, and a take fridge, lol . Other than that I have no problems other then random people sitting on the steps from time to time and the homeless using the water in the side of my apartment, it’s really loud.

There is a good, wide parking lot and there are always free spaces, a quiet place. The outside area is clean and cleaned every day. The apartment is spacious and in light colors. There is a bus stop nearby.

It’s has been incredibly frustrating living here from the day we got our keys. At first it was decent enough, however they will tell you your unit it newly renovated and that is a lie, I had a coworker who lived here and they told her the same thing and nothing was renovated. The main issue is that they ignore maintenance requests. We’ve had a hole in our bathroom ceiling for MONTHS from waiting weeks for them to fix another problem, fridge no longer works. Our neighbor doesn’t even have an oven bc she’s been waiting for the apartments to replace hers. The garbage situation is also disgusting. People litter everywhere, and these apartments are huge but there’s only one garbage compactor so you can see mountains of garbage piled high. So if you want to pay full price for a broken apartment where you will be ignored, live here.

My partner and I paid $400 to hold a unit. We had someone go take a look and there was broken windows, trash everywhere, homeless people living by the dumpster. Still waiting for our money back. Never moved in.
It seems that most apartments are filled and the vehicle parking is really bad. I don't know if apartment renter's have multiple cars or what.
Loud noise during the week and music blasting, as well as during hot days neighbors will be BBQ charcoal and you cant open windows

The location is perfect it's close to everything, grocery store lots of fast food place around lots of gas station and it's closer to common station and bus station it's perfect for a person with no vehicle
I wouldn't necessarily recommend, because of the activity. I don't think it's the safest place anymore. I would only recommend because of the convenience of the appliances in the unit and because the office staff is really great.
Never apply for this place! Me and my partner applied for these apartments about 3 weeks ago, and did everything in our end to go forward with our application. In fact, we actually got approved and was told by a worker named “Victor” that he was going to email us a welcoming email. We were obviously looking forward for the email to go forward, but days pass, then couple weeks passed. Nothing, we got literally nothing! Throughout the 2 weeks that me and my partner were waiting for the email, we were calling 2-3 times a week to follow up with Atrium, left them voicemails (because no one would pick up 98% of the time). We even went there in person, and talked to this guy that was brand new and had no idea what was going on. He told us that he was going to leave a message to victor because for us since we’ve been trying to follow up. Waited for 2-3 days, still nothing happened. Finally, we decided to go on with another apartment that had SO MUCH better management team. Most importantly, a responsive one. Once again, my experience with Atrium was so messy, please think twice about applying for these apartments! Right now, I’m still on there case to get my FULL refund back (security deposit), because the way I was treated and the way they treat there future residents is just unbelievable!

The office staff is great, apartments feel spacious, windows, doors, fixtures, appliances are all sufficient or better condition, and while the website sucks rent/utilities payment is mostly painless after setting up auto pay for each
The dynamics of people here change more or less frequently and at the time someone wants to move in, the dynamic would not be the same at the telling of living conditions here.
The neighbors are great, office is helpful. .Need to clean up and have tenants take a bigger view on what they call home.
Rent is a little high for the area and the alley full of homeless still hasn't been handled
This apartment is not up to par and does not meet my expectations of what was seen online/ what was being sold.
I am a little hesitant to fully recommend because of the questionable people that hang out in the property and behind garages. I would also recommend once the grounds are kept clean. There is currently a lot of trash in the bushes and in the parking lots.
Depending on their needs what their looking for. The events are great I would highly put that on my top favorites n the personnel grew who work closely with the residents.
