Yes, it's called Capitol Hill -- but it isn't the capitol and there's no capitol building. So how did this Seattle neighborhood get its name? Back around 1900, a real estate developer renamed the burgeoning community from "Broadway Hill" to "Capitol Hill" because he wanted the capitol to be moved from Olympia to Seattle. That never happened, and the quirky neighborhood kept its new quirky name. Capitol Hill is the neighborhood for those who love nightlife. As Seattle's premier place to party, Capitol Hill is home to coffee houses, taverns, bars, nightclubs, and theaters.
Home to artists and musicians, Capitol Hill features a variety of festivals and events throughout the year, and it is home to the Capitol Hill Arts District. College students also find their way to the Hill, which is home to Seattle Central College and is just south of the University of Washington.

The REO is a nice building, but since the new building management company (Greystar) has taken over, things have gone a bit downhill. The building common areas used to be cleaned daily. Now, the lobby is almost always unclean...fingerprints on doors, and crumbs on the floor. The management had noted complaints made about cleaning and promised to improve, but no improvements have been made. The rent is extremely expensive for the size of the apartments, and the parking garage lacks assigned spots, making partking continually difficult. Little things, I know, but it's the small details that matter to me. REO does have a great location, one positive aspect.

Reo Flats is a fairly new apartment building in the Pike/Pine area of Capitol Hill. The location is perfect and close to numerous bus lines which makes it easy to get almost anywhere efficiently. It is also close enough to walk downtown. The units themselves are great and look very modern. The kitchen appliances work well and are easy to clean. Some units come with a walk in closet which is a huge bonus. The rooftop deck is awesome and a great place to hang out. Overall, the complex seems to be pet friendly. The community wifi is spotty at times but it is great to have nonetheless. The exterior of the building is visually appealing and fits in with the rest of the neighborhood. Although I've heard some things about the management and staff - it seems like everything has been going okay for me so far but it would be even better if this was the case for every resident here as well. Hopefully, everything stays on course.

This building has an excellent view of the Seattle Skyline and Sound from the roof. Additionally, a number of amenities exist on the roof for residents to use - including a theater room, shuffle board table, ping pong table, grills, etc. The rent proves rather high, but fairly comparable to market rates for the Seattle metropolitan area. The appliances and flooring do not exhibit high quality and should not be used without care. The building also lacks air-conditioning, which can be quite uncomfortable in the middle of Seattle's summer (very underrated in terms of temperature). The hallways also often smell of pet urine and / or body odor from the work out facility. Your typical commercial real estate multi-family venture ... quick to build and rent.

REO Flats is amazing. The staff is extremely helpful and friendly. The rooftop view is breathtaking. Other than the street noise, which is to be expected while living in the heart of Capitol Hill, the noise level is extremely low. Residents can pay extra to park in the underground gated garage. There is also street parking. I choose to park on the street, but it can be difficult to find a spot in this neighborhood at times. REO Flats is a short walk to Seattle University. Overall, if you want to live in Capitol Hill, I would highly recommend REO Flats!

I love my apartment and have been living in it for about 1 year. The view of the city and the Olympics to the West is unbeatable. It's bright, open, and comfortable. My "open" 1 bedroom (i.e. my bedroom has 3 walls) has a lot of space, high ceilings and nice fixtures. Some things look like they were slapped together too quickly, but for the most part it's great. I can hear my neighbors sometimes, particularly upstairs, but that's apartment living for you. The location is awesome and for being so close to all the "action", it's surprisingly quiet. The rooftop is amazing and has one of the best views of Seattle. One of main reasons I chose REO Flats was the management that helped me pick my unit and get me settled in. They were friendly, helpful and managed locally. They also made an effort to have events for residents. Unfortunately, that has all changed. I'm not wild about the new, mega management company and its staff, but business is business. In addition, I do feel like it's a bit like an expensive dorm/frat house at times. There's frequently loud people and remnants from the night before. Bottom line: worth it. I'll probably renew my lease unless they totally gouge me with rent...

We've been renting an open bedroom floor plan from REO Flats for the past year and have been very pleased with the quality of fixtures and obvious time spent creating each apartment. Management has also been very attentive and easy to work with. The building generally is a fun space. Photos and descriptions of REO Motor Company vehicles line the walls, the rooftop deck features two BBQs, a fire pit, a ping-pong table, a shuffleboard table, and a large screen TV. The only downsides that we've experienced are simply that with the design of many of the apartments, airflow isn't super easy to achieve without a fan, making the apartments facing the city a bit stuffy and hot during the summer. There was some thought put into this as well though, as I believe all the apartments have a port in the wall specifically suited to attach a portable air conditioner to. The other downside being that because of the hardwood flooring throughout the apartments you tend to hear your upstairs neighbor walking about if they wear heels. Other than that, it's a great place to live. And the location can't be beat.

I have lived in REO Flats for 13 months, and resigned my lease for another 12. I love living here for many reasons: the location, finishes, and amenities. First, the location is unbeatable. You are as close to everything you want to be: restaurants, bars, grocery stores, Cal Anderson park.; but not on top of it where you are surrounded by noise 24 hours a day. (Quick note, if you are on the west side you will hear the fire station). The apartment finishes are beautiful, the kitchens, flooring, bathrooms - everything is very well done. In addition, for a new building, the walls are pretty thick and you do not hear your neighbors. Lastly, the amenities that the building offer are overall above average. The roof is fantastic, with beautiful views, 2 grills, and a fire pit. However, the gym is mediocre, and because of this I never use it and spend additional money on a different gym. The negatives are that with a new building you pay a premium price. If you can afford it, I highly recommend REO Flats.

A great option for those looking to live in the Capitol Hill neighborhood. Very short walking distance to an abundance of bars, restaurants, grocery stores, parks..definitely at the center of it all. Beautiful rooftop deck to take advantage of in the summer, high quality furnishes, and very pet friendly!

Reo flats has been a wonderful experience, the location is in the middle of all the action and we are in love with the convience. We have been living at Reo Flats for the past year and love the luxorious apartment feel and the friendly staff who go above and beyond to ensure we stay happy. Reo Flats is clean and full of friendly neighbors and staff the garage parking, restaraunts and grocery stores nearby make life so much easier and to top it off the rooftop is great for entertaining friends with awesome panoramic views of Seattle, fire pit and gas BBQ - We absolutely love it and recommend it to anyone in search of a place to call home.

I love the building we are in, and when we started renting about a year ago I loved our management - they actually are the reason we went with this apartment. Recently they left and a new company took over and they aren't as friendly/open in my opinion. Additionally, they aren't in the offices as much, which can be a problem when we need a package. They seem nice, but they don't seem to be as resident-oriented as our last management company.

REO has it all--laminate hardwood flooring, granite countertops, stainless steel appliances--everything you need to label the place "luxury". For high speed internet, opt for Cascade Link and leave your troubles with Comcast/Century Link behind. One of my favorite features of this building is the port in the wall made specifically for portable air conditioning units, you're going to need it if you're in a fancy West facing apartment on a high floor. The rooftop deck has stunning views with two gas grills and a gas fire pit. With all that said, there are a few downsides. Rent is absurd compared to the value of what you're actually getting, especially since parking isn't included and most units don't have a bedroom with four walls and a door. At times I feel like I still live in a dorm on a college campus, with noisy neighbors and hallways hallways reeking of a strong marijuana smell on most weekend nights. If you're lucky you'll find empty beer cans in common areas and urine on the elevator floors. (Thats how you know everyone had a good weekend, right?) Despite the clauses in the lease, rules are often broken by tenants and the management seems to not really care. The local real estate company that previously owned the building, Madrona Real Estate Services, sold off the building within a year of opening it to a large national real estate management company called Greystar. Most of the original REO employees were fired and the new company has made the building feel less like home or more like a temporary situation until I can find something better. I'd recommend this building to single twenty-somethings looking to experience living on the Hill after they've secured high salaried tech jobs.
