Greater Fondren Southwest is part of the Brays Oaks District of Houston, Texas. This large neighborhood stretches from Brays Bayou Park to the north and US Route 90 to the south. The Sam Houston Tollway forms the western border of the neighborhood.
Named for oilman Walter Fondren, this historic neighborhood contains some hidden gems and is rapidly gaining in popularity due in part to its proximity to Downtown Houston, which is just 15 miles northeast. Houston Baptist University is just outside the neighborhood and is easily reached by heading north on Fondren Road. Greater Fondren Southwest is considered one of Houston's Super Neighborhoods. There’s an amazing mix of low-lying apartments and single-family homes for rent, meaning every renter will find their perfect fit.

Property Ratings at Reserve at 63 Sixty Three
This facility has good services for tenants. Rooms and storage areas are big enough for a reasonable amount of belongings to be stored properly. Their maintenance team is fantastic and they present themselves professionally. They have security and attend to emergency issues immediately. They find solutions to problems. The office staff members are professionals and are often polite. I'll recommend without hesitation to would-be tenants. Formerly of # 3521
I been here for a year, and complained about my a/c not cooling off monthly if not weekly. they waited until my entire unit went out to replace it, and 3 days later I'm having the same issue. They don't allow you to pay water at a different time from rent. So if you are living pay check to pay check like majority of us this is a constant issue. The office isn't open on weekends which is really inconvenient to someone who work Monday-Friday. the gates are never closed because they are constantly broken.
Get what you pay for here, and in my opinion, overpriced by about $100 a month for this area and zip code. Old apts, office workers and manager most unskilled I’ve been seen- cannot even provide details on how water is metered. Water bills far exceed any other place I have lived, it’s almost as if they make up the monthly numbers - I’ve never seen a water or power meter either. Pro - maintenanve guys are really good. They do have an an issue with the subpar afterhours answering service getting urgent requests to them in a a timely manner though. Reports of flooding during storms is inaccurate - the area around here does flood, but this apt complex stays relatively safe during bad weather. Con - a lot of less than desirable people living here, need to perform better background screenings prior to lease signings please! Constantly having to hear loud car stereos from parking lots which “security” does nothing about. Trash receptacles in parking lot constantly overflowing with garbage, need to be emptied more often. Advice - get a second floor apt, having to hear people running around above you all day long is not pleasant.
I thought the apartment was beautiful. Every now and then roaches would appear but when they exterminated it seemed like that did nothing. I was cooking and a roach fell in my pot and at that moment I knew my time was up here. At night rats could also be heard moving through and scratching the walls. They constantly turned the water off without notice and wouldn't turn it on until like 8pm. On the day I moved out they turned the water off without notice so I couldn't really clean like I would have and they dedudcted $85 from my deposit because of it and stated I should've used Lysol wipes but anybody with common sense knows Lysol wipes doesn't clean soap scum in the bath tub. There was a murder that took place and the dead body was just left in the street for hours for kids to see and when it was time to renew the lease they tried to go up a extra $100 and when asked about the murder they stated it wasn't their fault because the person didn't live in their complex. Their was mildew growing from my ceiling in the bathroom and when I brought it to their attention they just painted over it. You're definitely not going to get all of your deposit back because they're going to find some bogus reason to keep your money. I paid my last month rent with a money order and they still deducted the rent from my deposit. When I brought it to their attention and asked why I wasn't notified before just deducting it from the deposit they stated they mysteriously found it and stated they didn't know which apartment # it belonged to because it wasn't written on the money order but the man who took my keys clearly put it in the same envelope with my keys. The walls are very thin so you constantly heard your neighbors. Looks can be deceiving and these apartments are very deceiving.
So I get home from wrk and my ceiling has caved in and it's Friday ceiling paint chips everywhere I have small kids and they said they can't fix this til the next week not to mention all these freaking roaches worst place EVER TO LIVE !!!!!
I've lived at this complex since last December and i have had my share of difficulty. The water at this place is forever having issues. Some days they have to shut it off and when the water us back it's a rusty color for quit some time. Over all a generally quite area.. Oh and the parking is crouded and parking reservations are limited. So boo, plus no pool.. In my opinion over priced. And management has changed like 2x since I've lived here. Although maintenance does respond generally pretty fast, That's about the best feature. I probably won't renew my Lease.
I have been renting for at least 3yrz and my rent has continously went up every 6 months.i am currently in school and there is no pool or recreational acsess available.the parking is limited and some security.the water is always being fixed and maintenane is limited, the facility does not have overnight drop slots or apartment does not treat for bugs unless you put in once a month.the location is in a very high crime rate area for the renter price.we have a lot of flooded area when it rains, but overall apartment is average with very old plumbing and fixtures.there is no renters grace period all due on first of month.
