Property Ratings at Reserve at Forest Ridge
I have been living here for 1.5 years, and just started to experience a huge, cockroach problem. The complex has done a fairly extensive pest control spray (empty cabinets, stay out for 4 hours after, etc) and I still had to kill 10, live roaches this morning. Hell, one woke me up by running across my face!! If not for the roaches, I would rate this complex 4/5. Now, I'm trying to find a way out of my lease.
It was at the end of May 2017. We aggreed on price and lease term for 1 bed room apartment. We were told to bring the money order of $250 for deposit and administrative fee. We went to HEB to get money order and came back with money order. When we got back, we were told that somebody already signed the lease for that apartment. Can't believe it

I have lived here for about a year now and am pleased with my stay, don't plan on moving any time soon. It is a small quiet place for me and my kids. My kids go to a good school not too far from the apartments. There is a cool place right down the road called 7 acre wood i think its called, that my kids love to go to. Area is very kid friendly. Any issue i have ever had has been taken care of really quick. The manager is sweet and is always helpful. She knows my kids by name and is always so sweet to them too which means a lot to me. Highly recommend this apartment complex if you are looking for a personal, homey, first name basis, affordable place to live.
The Reserve @ Forest Ridge is an awesome place to live! Its a nice quiet community, the girls in the office are amazing! They have been very helpfull & freindly with everything. Its not very often but when there is an issue they are right on top of it & there maintenance man is super freindly and speedy even on a friday after 5. All in all my family & i luv living here we feel so much at home here we dont plan on goin any where any time soon..
I love reserve at Forest ridge, I have been here for about 2 years and plan on extending my stay further as well. Unsure why some reviews say the complex in not kid friendly, my kids love this place and have tons of friends here. The maintenance is always quick and reliable. The office ladies are always very friendly, and understanding. Definitely my favorite place I've lived in the last 10 years.
Been here almost 3 years An honestly best apartment I've ever lived at. The office staff and on sight maintaince man are extremely helpful with any An all needs regarding your apartment. They have party's An events that bring us all together. Clean an refreshing pool that you're given a key access to. Would recommend highly for the Conroe area!
I just visited this property to get some information and was very impressed. The property is very clean and quiet. The manager was really nice and the apartments look well maintained and reasonably priced. Overall, I had a great impression of this property!
I've been living here for a few months now since day 1 I've been complaining of how bad the roaches are pest control only comes by request and if your neighbors aren't requesting or keeping their place clean they will continue too travel although I don't believe pest control has helped at all seems too get worse when they spray I don't recommend them at all unless you want large roaches crawling on you or your walls at night there's also a Wasps Infestation going on as well I also want too add that it's pretty quite Now compared too when I first moved in Loud music at night lots of people hanging around that didn't live on the property as well as police being called out for a number of things.
My only issue with the complex is that as a tenant i am paying a great amount for rent. With that being said, i feel like they should install washer and dryer connections inside the units. Also because it states they are equipped with them on this website. If you are not going to do so, then you should definitely stop false advertising.
Giant reaches everywhere pest control does nothing if you want a giant roach crawling across your legs at night move to Reserve at Forest Ridge
Needs to be CONDEMNED!!!! Infested with roaches and wasps of all kinds! Recently property stated that they were going to use a pest control after so many complaints knowing that the problem is way out of hand after so much negligence. I was home to witness the so called pest control do there job it took all of 1 minute literally!! Infestation is horrible you can see the roaches crawling out of any building walls. notice how they are not made of any sturdy or rot proof material just old nasty wood boards roaches love! My home is very clean and have spent lots of time and money on trying to keep roaches to minimum although you cannot say that about your neighbors. The building itself is extremely out dated and attics in this building are not separated by apartment as required by new apartment complex builders. meaning bugs will travel even more and harder to control if any effort is made at all! When visiting this property please look for these problems not to mention the swarms of wasps around the building . This is a continued problem and not something you can ignore. THERE ARE BETTER APARTMENTS! GUARANTEED!!!!
Ive lived here for 7 months all in which I have experienced every possibly proof of not wanting family or children of any sort on the property. Dont be fooled with new owners coming in cosmetic changes are being made outside of apts which include hazardous green metal ground dividers sticking out of the ground 1 1/2 " and gravel in the so called " community area" . I have seen many children trip and skin there selfs including myself. please be aware of all rules before signing a lease you will break! during the months of August the pool is open in which maybe 2 days of the week it is clean. The pool is almost always green and is bleached and wreaks of chemicals. during the holiday months you are not allowed to decorate your home more than a wreath on the door. bikes or any out door toys are not allowed on your porch or you will get fined in any are found off your porch and mgt go by they will be thrown in the trash regardless of price or name written on it. kids are not allowed to use chalk or you will get fined regardless if the know it was your child or not. These are not child freindly apartments ask tenants for there view and you will confirm this. There is also many other issues that are hidden or "painted over" inside the apt such as leaks in roofs from AC, mold and mildew in bath and patches in walls covered with glue and puddy pained over. your are advised so I urge anyone looking into these apartments to please look carefully!

Dear Resident, I am sorry that you feel Sunstone is not a friendly community. For the past three years we have strove to improve the property each and every day for the residents that we have. With the issues of landscaping, we have had to outline and change the courtyard area to be more accommodating for the playing that is going on, as the green grass we had was no longer able to grow with the amount of traffic is was receiving. With the new decomposed granite material, a barrier had to be set, just like in many shopping centers, subdivisions, and apartment communities, to avoid the material being washed out into the walk ways. If you find that you are tripping over the same area please let us know so we can inform the landscaping company. In regards to the pool, the pool was down for 3 months total during the winter due to resident negligence. Large bull rocks, and small toys were thrown into the pool and sucked up into the skimmer causing the line to completely jam. After sending several companies out to try and unclog this line we were then forced to remove the pool decking and replace the skimmer line. The pool has been blue and clear since this repair was complete and will open on May 1st. The pool will remain closed on Mondays each week for treatments but is cleaned daily. Toys will be thrown away if they are left in the common or amenity areas. While some residents have children not all of them do. When the courtyard is littered with toys, trash, chalk writings, or any other items that are not supposed to be left out there, it limits the many residents that would like to enjoy that space but cannot. We are a community, policies that are made are for what is best for the whole community. We allow chalk and toys but cleaning up your mess is something that will be required of every apartment home you have as this is not just your home. Repairs that you stayed are hiding mold and mildew, leaking a/c, and patches done to the sheet rock. If you are experiencing any of these items please let us know right away. With the extensive rehab that was completed to our property a lot of the items you stated would be covered under our 10 year warranty with the construction companies. Our goal is to provide a clean, enjoyable, place to live. If there is something that we could do to help you enjoy your home more than please feel free to come and see us. Please just understand that if everyone was allowed to do as they please, leave items where ever they wanted, and no one was responsible for their actions, your home would not be in the condition it is today.
I've been living here for two week's and it's nice and quiet. The office staff is very helpful. I'd recommend these apartments to anyone:)
