Property Ratings at Reserve at Jacksonville Commons
The management team at this Rental property are completely unprofessional. For example, they have threatened blanket fees to be added for all residents under the same building for some litter left outside, but theyll allow for a random RV to take up 8 parking spots with no issue. To go with that, the laundry facility was closed indefinitely recently, so I don't understand why that's still advertized... Anyway, proceed with caution. I recommend doing a short-term rent if you dont have any other options.

This apartment complex is phenomenal! The staff and maintenance here really care about their tenants. We love our spacious apartment and the amenities that come with it. The location is great. Restaurants and stores are with in car and biking distance. The area is safe/ family friendly. I’m my opinion, this is one of the safest/ best apartment complexes in Jacksonville.

The most frustrating part is neighbors who blast music at all times of the day. Nothing is done about it. The apartments are older but maintained though.
Office is helpful, maintenance responds quickly. When people move out their idea of cleaning is painting over it, including the appliances. And its not the best neighborhood, frequently police are called to the area.
Highly overpriced for what you get. I had a few issues while living there. First one, I was locked out of my apartment while my husband was out in the field. It was after the office closed (around 7:30pm) I called the maintenance guy to help me get in he would not do it. Said he couldn't be sure who I was. I had to stay a night at someones house, (I was new to the area, and my wallet was in my car, which I lost my keys while at work). The next morning I ask for a key, and they did not even ID me... They just asked what apartment building and number.... Walls are pretty thin, I can hear my neighbors conversations in my bed room. Stairs are loud when people walk on them. Oh and dog poop everywhere!!! They once did a random inspection and would NOT tell you when they were going into your apartment. AND they would not tell you when they did so. It was horrible! I had to call into work two days because I didn't want them alone in my apartment. A maintenance guy walked in without knocking the change the AC filter. I was naked inside!! After that I told them to leave it by my door and I will change it. When we moved out they charged us an additional $300. And they were quick to mention it'll go to collections if I dont pay within a month. I thought the staff was nice, apparently not when you move out. I was never late on my rent and never gave them hassle. Im glad to have moved out and found a house that is cheaper then this apartment complex.
The overall cleanliness could be improved. The ponds were low and unsightly, not everyone picked up their pets feces, and there was a extremely bad roach infestation when we lived there. The military movers nearly left because of seeing so many. Likes and suggestions: The pool was the best amenity by far! The location in the center of town and right next to the school district was also very nice.
