Drugs deals, homeless people, and sketchy people are consistently all over the building. Huge problems with break ins, keeping trash in order, and dog poop/pee out of carpeted hallways. Constantly smell garbage when in the halls. My apartment wreaked of weed when I moved in. The parking garage is dangerously narrow and extremely steep to drive up. The front office is an absolute nightmare to communicate with. They try outsource everything to outdated third parties so you end up paying a ridiculous amount of fees on top of rent. These third parties that you pay for are inconsistent at best. They use Parkeaz for guest parking so if you want a guest it’s $6 a day manual card entry on a website for them to park and you have to register their cars info on a website. They booted my car the first day I moved in because of failing to give me a registration code for the Parkeaz service. They use Fetch for packages and I’ve had lots of packages returned to the sender because the front office rejects them. I cannot stress enough do not move here. The pictures look nice, the model unit they’ll show you is nice, but it’s a big trap. If they had better management of the property it might be better. This place needs a serious shakedown and a few security guards to go along with it. Don’t fall for it.

Please do not move into this community, you will regret it. First, this complex is not safe AT ALL. There are constant drug deals taking place and it smells like weed at all hours of the day. There are very sketchy people in the deck at night who are presumably coming in to buy drugs. Secondly, it is extremely loud and people play music so loud that you can't be at peace. There have been multiple shootings in the units and all the property will tell you to do is call the police. DO NOT move here, it is not worth feeling unsafe daily and living in a trash dump. The management is extremely unhelpful and is always looking to defend themselves. Forget walking alone at night because you might get shot just take the bullet shells on the ground as a warning.

I would recommend this community if you want to deal with management who are unprofessional and unwilling to assist residents with issues. The leasing office randomly closes, as well as amenities, without notice or reason. Do not live here.
Horrible Management style, they push issues off to the leasing agents. They will ignore multiple attempts to communicate with them and do not care about how their refusal to assist affects tenants and or people. If you dont harness a natural sense of concern for people do not work in an environment that requires it.
This place is horrible. Greystar took over in the fall and this place went from bad to worse. Car break ins have gone up, homeless people sleeping in the stairwells, apartment break ins, and even a drug raid. Maintenance takes forever to fix anything. The office manager is to be be blamed. She never answers emails or phone calls. The office workers have been trying their best. But they are not given the tools. No one hardly ever answers the phone. The manager and assistant manager never wear masks. Anyone want to catch covid? Walk in the office. Greystar corporate never responds. Millie the manager said she would "forward my concerns." She will say anything to go on her lunch break. If you have nice tires on your car, you will loose them. More than five cars got their tires stolen and put on blocks in less than three months. People speed in the parking deck and crash into cars parked. Ok, now your actual apartment has paper thin walls. You can hear everything above , below and on the side of you. Roaches and mice are visible daily. So if you want to be looking for a new place within a month. Move here. I forgot .... The trash. Piles of it every floor. If you want to bring a friend over to see your new place, they will laugh at you when they see all the trash. Let's talk elevators that are always broken. Or the gates, or the doors, or your mailboxes getting broken into.

This is a really nice property, convenient to the hospital and the university. Publix across the street is a real convenience. The new management has made some improvements. The cabanas by the pool are very nice along with nice courtyards. It feels pretty safe with the gated community and being able to park on the level with your apartment. It is important to understand all of the fees that will be charged by Conservice which does the billing for LaVista Walk. Fees include Water, Sewer, Gas, Trash, Pest Control and a service fee. I hope this is helpful to anyone wanting to move here.

New management is horrible. They never answer phones or emails. They just began charging to receive packages. They want us to use use a susty called fetch. It is $15 a month to get your Amazon/ FedEx/ups packages. Maintenance takes forever to get to work orders. Doors been broken for months. Cars speeding through parking deck. Also rats. So many rats on the property

Cute on the surface but raggedy. When I moved in my dishwasher was unhooked and washing machine leaked freely all over the floor. The light in my bedroom was out (not just the bulb) and it took 3 MONTHS and multiple work orders to get someone to fix it. Maintenance is a joke. They TAPED a broken part back onto my microwave and it randomly fell off one day when I was cooking and bruised my arm. I notified them and they said they would come fix it the next day. This was about 6 months ago and I haven't seen them since. For packages they had an okay system of lockers, but once they got full instead of putting out the rest of the packages at peoples doors, they just left them sitting around the lockers. They recently decided the lux lockers were not sufficient so instead they plan to charge us an extra $15 a month for package delivery through a service called fetch. They tell you times they will drop off the package but don't hold themselves to it. I signed up for a delivery from 8-10pm. I went to bed around 10:30 when I realized it wasn't coming when it should have. The fact that they really expect us to pay for basic package delivery and are now refusing to take them in the office is craziness. There's always trash up and down the hallways and stairwells. We are charged $15 a month for trash but it is not valet and the chutes are inconveniently located depending on which part of the building you live in. I have more complaints but since I still live here and I'm not naive to retaliation I will end my review here. I only choose to stay because I love the location.

The location is great and the price seems “right.” However—-the elevators never work. Trash rooms are usually overflowing and hardly ever emptied. The hallways often smell like garbage in the summer. If it doesn’t smell like trash, it reeks of marijuana. Packages and mail are stolen regularly. There have been 3 major car wrecks in the garage involving 6 or more parked cars and a destroyed brick wall in the past three months. The gates are always broken. Honestly, it is unsafe. My car has been broken into. People experiencing homelessness are found frequently sleeping in the stairwells inside the building.

Greystar is managing The Reserve at Lavista Walk since September 28, 2020; it has only been four weeks but improvement is already visible. Greystar always strives to provide top quality service to every guest, and we are working hard to turn your experience around.
I have lived here for two years, and am so glad to be leaving. They respond to maintenance complaints but not with action. I have had cockroaches, a poorly function washer, an HVAC that does not function in the master bedroom, and that is just in my apartment. In the complex as a whole, the parking garage is a death trap with its blind hairpin turns and constantly broken safety mirror, the fire alarm will go off in the middle of the night and will not resolve for hours. Of the four times this has happened in my two years, only once was it warranted from an actual fire in the, you guessed it, parking garage. The trash chute room is so poorly construed that the room is always littered with garbage everywhere. Some people now even leave their garbage in the main hallway with no action taken from management. Garage gates and arms are also always broken which is less of a nuisance and more of a bad look. Doors and door handles are broken. Elevators are out for weeks to months at a time. Hallways reek of weed, and the stairways always smell of something better left unsaid. And the package lockers break frequently and communication on where a package is located during those times is very poor, leading to confusion and irritation. Ultimately it feels management nods and agrees with complaints but is ill equipped to handle the issues in a helpful manner. They have poor communication between their workers and that leaves a lot to be desired. This aside, the pool area and garden areas are nice. The dog park is more where people go to smoke. Management is sweet but full of empty platitudes and promises. The complex is fairly quiet. The location is good with a Publix across the street and a marta bus stop right outside. Cheshire Bridge is not always the safest street to walk around on, but I have never felt unsafe in the apartment itself.

The place is a complete mess... -NOT clean -Pool always dirty green color or broken -Rude management -Horrible RAT and pest problem... Tons of visible rat traps all over the exterior and dog park... -Supposedly is a NON-smoking area but sadly there is always some smoke smell lingering.. -Most of the staff will be changed out during your lease so I would get everything recorded or written via email so you don’t get screwed over in between a transition... -Parking garage entrance breaks constantly and there are wrecks all the time in the garage... -Security well not ever do anything to keep you safe as most do not carry firearms even... -Plenty of break-ins in the garage and the apartment buildings still happen.. Unsafe!

The young lady was helpful with my move in the property is beautiful especially at night with all the lighting and the fountain at the Zin garden it’s really a nice place to live. Everyone always speak in the office and the maintenance staff is very helpful location couldn’t be better.

Since Sonya the new manager took over I have had nothing but great things to say! I've seen my fair amount of Management Companies come through this building and am PLEASED with this one! ! For me specifically, everything has been amazing. I've only needed maintenance twice and the first time somebody came within a few hours but the second time it took a few days. One thing I am not happy about is the constant turnover of our staff at the front desk.I think the only one that still works here from when I moved in is Jameson, but he's the Assistant now. Those individuals Kelly and Jameson were outstanding at their job and made coming home a pleasure.Overall everything has been great and I will most likely be renewing my lease next summer.
Toured recently and loved the apartment! Close to everything I need. Nice clubhouse.

Elevators have been out for two months. They are trying to get rat problem under control. Office is incapable of solving issues on their own.

DO NOT CONSIDER LIVING HERE!!! ABSOLUTE WORST PLACE TO LIVE IN ATL. I wish I could give them 0 stars. Ever since Ram Partners took over it has been an absolute nightmare! They charge fake fees to your account ( most recently a $360 pet fee, and I don’t even have a pet) and force you to pay them, the amenities are limited (can’t access computer or printer after the office closes which is stupid for people who work an 8-5 job), they never hold resident events, the office team is NEVER HELPFUL (it’s honestly a revolving door and one of the leasing agents told me it was because nobody wants to work at this property due the horrible management under Tess), they are only open until 6pm M-F which is when most people get home from work, and then aren’t open on Sundays. Then, when you try to reach out to corprate, nobody ever responds. Security is an absolute joke because the parking gate is always broken, the “secure doors” they recently added to access the building from the garage weren’t closing all the way (fixed it after I had to call the police on my ex who was able to gain access to my apt numerous times), and the security officer sleeps in their car. If you move here you will regret it!!!!! I am a single female who has lived here for 3 years and has never had a problem until Ram took over. I do not feel safe living here, and I feel that this management team takes complete advantage of their residents. Not to mention the time that they had construction materials laid out all over the parking garage, which caused 2 NAILS to puncture 2 of my BMW tires, and fought me about taking responsibility for their negligence and not wanting to pay to get them fixed. This place is a joke and I can’t wait to move out at the end of my lease

If you decide to live here, be aware that the front staff are never available. If you work full time, you aren't able to see them during office hours and they do not respond to emails. If you do take time out of your day to go see them in person, there is usually only one staff member working and about 5 people in front of you in line. They are understaffed and unprofessional. Tess is incompetent as a manager. In addition, the parking deck is absolutely awful. If you drive up, notice that almost have the cars have been damaged from the tight turns. It is poorly designed, and guest parking is a nightmare. When I have visitors, they have to park at the Publix across the street to come over because the parking deck is so dangerous. They even had the audacity to tell me when I was moving in that I needed to have my brother's truck parked in guest parking to avoid getting booted while we were carrying furniture into the level of my apartment. Overall, the place is okay. Maintenance is does an amazing job and very kind. The front desk staff/management are miserably overworked and forgetful. Do not live here if you have a nice car and don't want it to get body damage. I live on the second floor and have to go up 4 blind turns to get to my apartment. I personally know 5 people who have lived here and 4 of us have hit our cars on the sides of the deck during the turns. Another con - the pools don't get much sun because of the high walls around them.

Really convenient place with a Publix and CVS across the street. Easy access to I-85 and a short uber ride to buckhead. The management is very nice and they answer maintenance requests very quickly (within an hour). Gated parking deck and restricted access doors make it a safe place to live. Only reason I'm not renewing my lease is because I'm looking for something a little cheaper.

I must say I am very pleased with my apartment. The grounds are well kept and the staff are nice. All maintenance requests are done in a timely manner. The apartment and appliances are up to date. You get your money's worth with secured parking and onsite car wash. The area is very nice and close to shopping centers and stores. I would highly recommend.
When my boyfriend and I first saw the apartments we were vey excited to move in. After just a few days we realized the annoying qualities of the apartment we would have to deal with for the next nine months. The fact that the complex has two pools is great! Except for the fact that they are both located at the bottom of the courtyard that is surrounded by the apartments..... the fact that the noise from the pool echoes through all of the apartments at noon is one thing but when you have to wake up for work the next morning and you are woken up at 2,3 or 4 in the morning to people yelling and doing cannon balls is another... unacceptable (not to mention the roaches that crowd around the pool at night... yuck.) Now for the inside of the Apartment...... the water pressure is messed up at least once a week for no apparent reason, the paint they decided to use is the opposite of stain resistant, in fact i'm sure the paint looks for stains and pulls them in like a magnet, they claim the carpets are brand new but along with the paint on the walls the carpets were probably the cheapest material they could find and decided they would do, the power goes off for multiple hours at least once every two weeks for hours and to top it off the windows and the door let in/out so much heat/air conditioning...... and bugs. Needless to say the apartments look great at a glance but once you have a chance to live in these apartments you realize you dun goofed and now you are paying $2,000 a month....
My apartment is just the right size and has just the right level of luxury touches for the price. It is very livable, convenient to everything and easily accessible to all areas of the metro area.
