Property Ratings at Reserve at Orange Park
- these apartments are old (30 years) you will pay double for air conditioning compared to a place that has newer ac units. - there is a major cockroach problem!!! - there is a noise problem- lots of partying, loud music, after hours issues at the pool (which the management does nothing about) - this is a money hungry large corporate company which will consistently raise your rents and you will certainly pay if you break your lease - they will charge you unreasonable move out fees in you leave anything in the breezeway while you move out, like if you are returning your water bottles to the water bottle service company; even if you called to let them know - as this is a very old building- you will constantly have thing breaking down. Very poor plumbing, ice machines breaking, dishwasher issues. The ventilation system has not been cleaning in over 30 years… think recycled dust.

if I could give them zero stars I would. Grounds always filled with trash. No one picks up their dog poop. They don’t regulate parking so people will double park in front of you. Three fights in three nights. First day I moved in the apartment was infested with roaches
The staff is excellent and always smiking, the landscape is pretty, sometimes maintenance is slow when they are short staffed but it gets done
They will do and say anything to get you in and get your money. They will promise you the world well at least that was my experience with Lakisha. Place is not what they try to make it out to be. STAY AWAY!!!
We have lived at Autumn Cove for a little over 5 months. and from the beginning it has been nothing but smooth sailing. Being in a military family, we had to find somewhere to live close to NAS Jacksonville, get in quickly and do it all from across the country. The Management Staff was nothing but helpful throughout the entire process, and made sure we had somewhere to live as soon as we got here. The apartment is beautiful and the grounds even more so. We love living at Autumn Cove and cant wait to make more memories here.
Let me start by saying this place was great the first month we moved in. Everyone was willing to work with us and our dogs and help us find what we need. Come to find out this place is not "Professionally" maintained by Robbins Realtors. Then the truth comes out. 1) Subpar Office staff. there are different staff members that are present at different times of the day. information is hardly relayed to anyone if something needs to get done. some of them are rude and hardly offer any help. Half of the time they don't even know whats going on. 2) After initial "clean up" of the apartment, everything was great. Then all the hiding bugs and problems start to show once you get settled. ROACHES are a big problem here. Ducks are also a big problem here. Everything here is a big cover up. The model units they show you are the only ones that are really up kept, but of course, it is to lure you in. 3) Updates to the apartment are handled unprofessionally. Everything is dirty when you get back home. They leave all their trash and leave you to clean it up. Carpets get dirty, Paint is left everywhere and they have the audacity to tell us we as the tenants are responsible for clean up? I am sorry but that shouldn't be the case. ONLY GOOD THING: 1) Good thing I can say about this place is the maintenance staff. They handle a lot of stuff and will go out of their way to get what you need. They are the friendliest out of anybody here.

so i lived here about a year and some months and it was horrible. They create non-existent problems with people, they never respond with any maintenance issues, I've had one maintenance guy tell me its just faster to fix the issue yourself. They could never remember my dog had special needs who is deaf and epileptic and i required any maintenance to be scheduled, when they finally did attempt something they would do it without notice and had documented that she was blind after numerous times of informing them that she was not blind and of her conditions for safety concerns. The appliances and counters were not as they advertised i had lock missing on my door to the exterior that was missing and we found mold in the vents and windows while living there. The ac unit was too small for the unit so in the spring and summer my electric bill skyrocketed and when changed to month to month they came up with new charges and gave me at most a 3 days notice. When i moved they were extremely rude about anything to get the apartment in Spectacular condition also lost packages through out the time we lived there and documented the wrong time when we moved out. What i received today in the mail was this bold and outstanding bill for a 1000.00 stating i had not paid a deposit (even i did) and charging me for new carpet that was not damaged by me, for new blinds which was fair because my dog did damage them, but i had already prepaid for them, and cleaning which i had spent a whole week doing and it looked better than it did when i originally moved in. DO NOT MOVE HERE ME AND MY WIFE WERE MISERABLE HERE BECAUSE THESE SO CALLED LUXURY APARTMENTS ARE NOT LUXURY THE FLOORS WERE FAKE THE CABINETS WERE SCRATCHED AND DAMAGED THE COUNTERS WERE DAMAGED WHEN WE MOVED IN. IF I HAD THE TIME AND ENERGY I WOULD SIT ON THE ROAD AND TELL ANYONE WHO WAS ABOUT TO TURN IN TO YOUR COMPLEX TO TURN AROUND THAT THIS PLACE ISN'T A PLACE TO CALL HOME.
MOLD FOUND IN MY APARTMENT 1002 AT LANDMARK AT AUTUMN COVE LUXURY APARTMENTS in ORANGE PARK, FL 32073. I moved in Landmark At Autumn Cove Luxury Apartments in Orange Park, Fl 32703 on 08/03/15; within 2 months I noticed unusual residue on my furniture’s and other items in my apartment; it was confirmed 12/9/15 that my apartment has a high category of aspergillus/penicillium MOLD. I couldn’t believe it, now this! My mother just recently passed; I can’t even mourn the death of my mother; back to back I am getting hit with something! During this research of determining where the mold originated, I was told by my insurance adjuster that the leasing office at the complex was trying to say it was I that brought the mold in, therefore my insurance adjuster had to hire an independent contractor to come in a take samples of the mold and send it off to the lab to validate the findings above. I was extremely worried about my health due to not knowing if it was mold and what kind of mold it was and wanted to get out of the apartment. I did research of my own and contacted a prior resident of my apartment and was told that the a/c unit broke and the entire carpet in that apartment was soaked due to the amount of water. It was recommended that they should not reoccupy that apartment until all the damage wood is removed and possibly knock down certain walls due to it may be a slow leak in the walls as well. Speaking with a couple of my neighbors, they too smelt mold in their apartment. A neighbor did state that the maintenance from the leasing office did come and look around her apartment but would not tell her why. Due to the amount of mold in the apartment I had to have everything in my apartment professionally clean; my rental insurance only coverage up to $10,000; I was told I need an additional $7,000.00. When I found out that everything in my apartment had to be professionally cleaned I had to wait until the insurance claim was approved; once approved the cleaning processed began and is at a standstill due to not having the additional cost to continue. As of 12/31/15 I no longer occupy the apartment. I am in a bad situation I do not have the extra $7,000. Robbins Property Associates refused to compensate me for my down payment and expenses that I incurred. NOW I HAVE TO COME UP WITH THE REMAINING MONEY TO GET MY FURNITURE AND CLOTHING! THEY EVEN HAVE MY MOTHER ASHES!!!!!!!!!
This property is in a great location close to shopping restaurants in nas Jax the mall the movies Etc. The staff is very friendly and helpful in the maintenance team is very experienced
Great place to live. Friendly staff. Minutes away from NAS Jacksonville. Close to I-295, which makes it easy to go to downtown or I-95.
Not a bad place but the maintenance is lacking been here 6 months still dont have a working ice maker. Last week when I paid rent also sent in a few maintenance requests still not done they were minor.pool has been closed several weekends including 4th of july due to green pool. Grounds are well maitained and staff I very nice. Like it for the most part but probably will not renew my lease in feb.
