Amenities / maintenance There are no gym hours posted. I can’t get in to use the computers I can never access the amenities I pay for after work. I can’t access it on weekends. How do you plan if the hours are not specified? Over the time I have been here maintenance has been a nightmare. Either they come days later, or they complain if there is an after hour emergency.
Happy here I’ve lived here for several years now. For the most part I feel safe and secure. The office staff are all very nice. Love Marquise! Any repair requests are handled timely.
I lived here for 2 years and this complex is dirty both inside and out. My breeze way contained trash, appliances that were not picked up, birds nests, wasp nests, filthy rails, walls and more. These apartments are roach infested and the plumbing is horrible. My toilet never properly worked/flushed and my sink stayed stopped up. Maintenance was wither no help at all, or never showed up. Everything was sloppily painted over upon moving in including light switches, wall sockets, torn doorways and the bathtub. There were fights in the parking lots during the summer and my car was rumbled through on two occasions. RUN.
We have only lived here for 4 months and are dreading the next 8 months until our lease is up. Not a safe place to live, the neighbors aren’t bad for the most part and the area of the complex isn’t bad (you are close to everything which is about the only plus to this place). But i wouldn’t recommend living here unless you are okay with mediocre management, the occasional roach, moldy bathrooms and laundry rooms, moisture issues, unclean air, and hardly any amenities.
The staff was friendly and professional. The property is in a great neighborhood and I am very happy with the unit. I am looking forward to making this my new home .
Great location but the apartment complex is trash. Roaches, plumbing issues, nasty neighbors. Anything bad you can think of is here at Reserve at Providence. Trying to get through to the leasing office via phone is horrible. You might as well go in person.
There is a lack of cleanliness that makes this community one of the worst to live in especially with the amount that is asked for when it comes to rent. Equivalent to a landfill this community is.

18 months in and new management, nothing has changed. Maintenance is horrible, they don’t even let you know if and when the request has been completed. Some of the office staff need customer service training. This place should be your very, very, very last resort.

I have lived here going on 3 years. It has changed management companies 3 times. They have changed mainenace personnel over and over. When Pegasus started they erased all maintenance agreements prior to them taking over because there were too many and needed a place to start. It has been a nightmare Through the process many mainentence men and contractors have come but nothing has been done. There was a leak coming from the balcony above. When it rains the water comes in my apartment . The sheet rock was ruined. They brought a contractor but nothing happened. Sheen I moved in and the put the linoleum down they put it over trash. It has points sticking up after walking on it for several years the points are wearing it away. Showed several maintenance men and a contractor nothing done. The threshold need a bigger strip. Not taken care of the carpet continues to fray . When I moved in the front door when u opened it it was scratching the linoleum. He worked on it that day. However, it has continued today. It was not done properly. U can see the outside by sitting in living looking out. In winter I put a towel at bottom so the cold doesn’t come in. I could go on. The previous managment co told me they wave the transfer fee. When I signed up I asked for an apartment that I could walk right in and no steps. I’m told that new management won’t honor it. The rent advertised on line is less than I’m paying. So what’s up with that. Thanks for listening

The location is good and I always felt safe there, that is the main thing this complex has going for it. The pools are nice when they are open and the grounds are nice but that is where the pros end. Management is absolutely terrible. I had to call every month to get my water bill adjusted and even after that it was almost $50 for a 1 bedroom 1 bathroom apartment with no washer and dryer. Valet trash was convenient but you have to pay $25 a month for it. I usually didn't use my AC while watching TV because when it was on it sounded like a jet engine. I had loud neighbors in a toxic relationship that I had to call the police on at 3 am. The walls as well as the floors are paper thin and I heard every move my neighbors made and even heard when their shower was on. I had a long seam going down the side of my living room wall that looked terrible. I was told when I moved in the tub would be resurfaced but that never happened. One day I was sitting in my living room watching TV and all of a sudden the ceiling started leaking from like 6 places. The maintenance guy told me my neighbor upstairs overflowed their sink. The last few months I was there I had a squirrel living in the crawlspace under my apartment and it was still there when I moved out even though I called the office to ask them to take care of it probably 10 times. They claimed they were working on it every time I called but nothing was ever done. It is very creepy when it sounds like a squirrel is trying to chew its way through your carpet.
Staff is terrible, nothing gets fixed and apartments are not up to par for the price. Noise is out of control and you can hear your neighbors especially if there is a child above you that runs all hours of the day vibrating your whole apartment. Good location but not worth all the hassle. Save yourself the frustration and avoid this place.
Don't move here please! They advertise 2 pools, they actually have 3 and last summer they were closed all year! Mold is growing everywhere and maintance is useless, not even qualified! We have had so many water leaks and our ac is always broke. The office never answers the phone. I have had to resort to contacting an attorney, he was completely appalled of the conditions, so bad so he contacted the health dept due to all the mold and it's never fixed. Please do yourself a favor and do not move here. My attorney is just now starting the process of having this place immediately fixed or possibly condemned. They also constantly add things to your rent without a notice or even giving you an option. For example, they unexpectedly added valet waste to our rent after a year of not having it and it costs $25 for someone to get your trash, don't even give the option to take your own trash to the dumpsters yourself as we did previously, also it's a pest fee each month and I have no clue what that is for bc nobody has ever been here to spray and it's rodents and roaches everywhere. You should just drive through and look in the breezeways and you can see for yourself.
First they get you with a low rent estimate, but then there is the trash fee, required cable fee, state trash fee, breathing fee, red fee, blue fee. After you adjust to that, internet is extra, yes the one thing everyone uses everyday in the modern world, is extra. Electricity is extra, with the poorly insulated walls and window that neither keep the outside air nor noise out, you'll be using it a lot. Oh, and the archaic central air in the apartments is as loud as a jet. Water is extra, could even be extra extra, depending if you are stuck with one of the apartments they love to overbill. Moving out early to avoid these extra fees, is extra. Going month to month is extra. Leaving at the end of your lease without giving notice is extra, and you will automatically be signed up for month to month as an extra extra. I'm sure they have a plan to go bankrupt eventually and they'll be sure to profit off all of their residents when they do, just like a certain shrewd billionaire we all know and love.
My apartment needed some fixing day one. It took two months of bugging the leasing office to get things fixed. Then there is the water bill. Billing is done through NWP and if you are overcharged the first month, expect to be overcharged the rest of your lease. The leasing office will claim they are trying to work things out, and NWP will tell you the same. Nothing will change.
Do not live here, feel free to read below, or take my word and don't waste your time. From day one this place has been a nightmare. Bugs (even though I'm paying a "pest removal fee"), rude and unhelpful staff, break-ins to apartments and cars, unresponsive/incapable maintenance, when they did respond, twice they unlocked and walked right into my apartment without knocking or giving any kind of notice, water/power randomly will shut off without notice (not as a result of non-payment), have probably called the office about thirty times for various reasons over my one-year stay and have had them answer the phone MAYBE 5 times.
The worst experience endured. Terrible customer service I have to move to a different complex in 4 DAYS because of the carelessness and lack of honestly that the employees provide here. They tried to charge all these hidden fees on an apartment that I tried to transfer to when I specifically asked before moving forward with the transfer. The assistant manager was less than helpful and did not once try to find a solution to my situation and not once apologized for that was done. All she said was that she didn't know what was going on and that she had a lot of things piling up, and proceeded to tell me I could decide if I want to stay at this complex or not. As a manager in customer service this is by far the worst customer service I've ever come across and very disappointed with this entire complex. The only thing going for this complex is the location other than that, everything about this place is unacceptable.
I would NEVER suggest this property for someone to consider their home. I transferred my lease May of 2015 from Florida when it was under a different management company. When I moved here, it was to find out that the property was under new management (Pegasus), which in Florida is know to be fairly good properties. After moving in, it was one issue after another, and excuse after excuse as to why things eiter weren't being taken care of at all, or taking literally MONTHS to have an exterior light changed (safety issue). Over a year later, how can you continue to say oh its because we are under new management. Come on IT'S BEEN OVER A YEAR!!! Washing machines are left in from of buildings for days by maintenance, work orders take months to be completed, if completed at all, they had maintenance workers that were stealing from residents, and they also allow people who DO NOT work for the property to have keys to enter your apartment without notification!! Had I not been home today, my dog was free, and someone came in and got bitten, THEN I WOULD BE AT FAULT!!! THIS IS THE MOST UNPROFESSIONAL PROPERTY IVE EVER LIVED AT AND IM COUNTING THE DAYS UNTIL MY LEASE IS UP!!! DO NOT MOVE HERE IT'S NOT WORTH THE MONEY AT ALL!!!
I have lived at this complex for over 3 years with no issues until new management took over. The new management staff NEVER answers the phone but I catch them sitting at their desks everyday chatting amongst each other. When you finally get a hold of them, they act as if they never heard of your problem no matter how many voicemails and online requests you may put in. They claim they have three pools in the community but there hadnt been any water in the main pool all summer! The ones they send us to, has been closed for repairs, which means there is no pool as they claim the community has. The gym only has 5 machines with three of them out of service! They have been out of service since the new staff arrived. Overall, the new staff acts as if it is their first day everyday and they could care less about any problems you may have but they expect rent to be paid ontime although they are not holding up their end of the leasing contract! RUN FAR AWAY FROM THIS APARTMENT COMPLEX! I guarantee you will find something better and worth your money!
The reserve at providence is reserve of what they want to fix if things break and reserve the time frame to fix things when they want to fix. Half the time things didn't work well in the apartment, like the A/C system to the up stairs, leaky pipes to the dish washer and up stairs apartments. Back yard talet repair fixing things around the apartment, the reason I say that is I had to recock the showers in the apartment for my family. They over charge on everything with little or no service. they charge for trash, When it was not picked up...I had to take it out. trash bins get full. They charge for cable when you don't want cable, water bill would be over charge. Save your money, go somewhere else.
I have some very noisy neighbors, they are rude and very inconsiderate. They are up all night walking and stomping and letting their pet run through the house at 2 and 3 o'clock in the morning. So I addressed the problem to the Leasing office and they told me I have to get a police report. Why???? This is why you are in the leasing office, if I have any concerns or issues. People are vengeful these days, and I'm not putting myself in the middle of something that the Leasing office should have taken care of. I can't wait to move out of this complex.
I love my apartment but I barely have anything because of rent, sometimes I come home and no food to eat because all money seems to be going to rent, this would help me out a lot and I look forward in winning this and I will, thanks.
I've been here since june and its been an ok experience. The apartment itself is fine, nothing is falling apart, it is clean, and the only thing is one side the closet missing a bar to hang clothes. I do want to warn anyone that it seems they are doing renovations so you have to deal with construction. Most the time it doens't get in the way but it's still annoying and most the contruction guy are just creepy. The laundry room needs to be cleaned... we go to a laundry mat farther away due to this. The people that live around you are really a hit or miss. Some people are great but there are a good amount of people that are just plain creepy. Parking is ok but definitely not great. They pick up your trash from your porch which is definitely awesome and super convienent. I can't say anything about the pool because I have yet to go. The gym needs some more equipment due to the amount of people so I have a seperate membership elsewhere. It is pretty quiet but it's actually a really great location.
I have been living at Lynden Square apartments for about 6 months now. I love the location since it is only about 5 minutes from the arboretum and about 10 minutes from South Park mall! There are a lot of great little restaurants within a short driving distance. The apartments are older but they have done a renovation. I would definitely recommend this complex for anyone looking for a great priced apartment on Providence Rd.
Great location, great communal facilities and a nice, renovated apartment! Though on a busy road, complex feels quiet and homey -- not too many units and plenty of parking. Great green space and pool area and close to shops, restaurants and a short drive to Uptown.
The apartments have great maintenance, but there is a rule that you have to pick up your dogs waste and throw it in the trash. So many people dont pick it up you need to look down on the ground if you walk your dog.
While these apartments are not great, or even really good, they are not terrible. The new management seems nicer, but their maintenance is still slacking. The closets and cabinets are a bit on the small side. However, it is better than some that are cheaper. The neighborhood is its best selling feature. If you can't afford a lot, this is probably the best for the low cost.
Great apartment complex for the price. Spacious living, kitchen and bedroom areas with great storage. All updated appliances in kitchen and bath, hardwood floors throughout common living area (carpet in bedrooms, tile in kitchen). Fabulous amenities- large size pool, cabana area, workout room, mother in law suites available for rent for a reasonable price and game room. Only downside is the location, sometimes difficult to get in and out at high traffic times but with two entrances on two different roads it is never a huge problem. Valet trash pick up, cable, internet and washer dryer included in monthly rent! Would recommend this apartment to anyone!
It's fairly cheap and so is the construction and management. There is nothing luxury even though it is written on the sign. Takes forever for problems in the apartment to get fixed. The upside is the location is great for getting pretty much anywhere in Charlotte and the neighbors are nice and quiet.
