Situated at the northern part of Delaware, Middletown provides very good housing, excellent education, and a comfortable climate. Middletown is also a booming job market, making it one of the top five cities to live within the state.

I have lived here now for over a year. Great location, maintenance people are nice, sleek apartments. But do not expect to get ANY communication from the management office, like... EVER. You will literally never get a response to an email. They will never call you back. Even when you go in, they have no idea what's going on. It took them THREE months of unresponsive calls, emails, drop-ins because I needed a new mail key (they only gave me one). The leasing contract says to go the post office. Another girl living at the complex was also at the post office. The post office told us the apartment compIex changed their rules and handles all keys. I received a lease violation for having string lights on my balcony... I did not have any lights and had to call to get it removed from my file. I reported a cat that was laying by the stairs, who looked like he got out from another unit, and the manager called me to ask if it was my cat. Now I am fighting a $90 late charge on my rent, because they didn't tell me the AutoPay doesn't automatically adjust to the renewed lease price.
I guess they don’t need new tenants, tried to call for info on some apartments and the automated machine put me on hold for 10 min before the line instantly hung up on me. Tried many times. Reviews don’t seem all that great either.
My girlfriend and I rented at South Ridge for five years. We are two educators who were saving up for a house. The last year of renting we changed our lease from 12 months to 6 months anticipating our first home owner purchase. Although our lease ended in November 2021 we bought a house in September. We completed all necessary paperwork to end the lease early and talked multiple times to representatives to ensure we were following the protocols. South Ridge ensured us that if we complete the necessary paperwork that they would absolutely find a new tenant (because of a huge waiting list) which would allow us to not be on the hook for October and November rent. This was a lie. Make sure you get anything they say in writing because they will not keep their word and will do what they can delay the move out process. We handed in our early release paperwork in August and we moved out in September to give them plenty of time. This didn't matter because they did not get an employee into the apartment to prepare for the next tenant until the end of October and didn’t have a new tenant signed up until the end of November requiring us to pay additional rent (and they took our security deposit). South Ridge is awful with communication. They won’t respond to emails in a timely fashion (I had to call them to get any response) and be prepared to talk to two or three different people when you have a problem because they have no idea what's going on at the leasing office. Would not recommend this place to an enemy. Thank you for this experience. From a young couple trying to start a new family.
I applied for an apartment for my mother who is a senior. We both are on the application because she is social security. Before applying I asked what was their criteria for approval. The only information they told me to determine approval was 3 times rent and no issue with pass landlords. However, after applying we were denied because we didn't meet their credit score ratio. I am really upset about this because I repeatedly ask how they determine eligibility and they didn't tell me about this ratio. I asked because I knew my mother didn't have great or excellent credit. I have rented an apartment with her on two occasions and we never had this situation before. I felt the apartment manager bated us to apply to get our application fee. They have others on the wait list so the apartment will not go vacant.
Recently, I renewed for the 2nd year. I love my 1 bedroom apartment on the 3rd floor. The vaulted ceiling, modern kitchen, and huge walk in closet are my favorite features. The entire office staff is friendly and easy to deal with. I love that I can pay rent and put in maintenance issues online. Maintenance is quick and efficient. The few issues I’ve put in were fixed fast. The only issue I have is that sometimes the neighbors let their doors slam. My neighbors mostly keep to themselves but are friendly. Overall, it is a great place to live.
My fiancé and i have have lived here 2 years going into our 3rd time on the lease. Not as much as single complaint. The office staff is wonderful to deal with. They are quick and very responsive. They have made sure every need we had was met. The maintenance staff has always done a great job in a timely manner. Over the course of 2 years we have had some slight issues, which were addressed in a very timely manner. I would totally recommend living here. The office staff Jessica and Julia are very great easy to deal with. As well as the great neighbors and their lovely children who are very respectful and nice.
This apartment looked great when I went to a viewing but now I am seeing how badly maintained it is. It was built poorly to start with - there are cracks in the foundation and molding, poor paint job, granite installed incorrectly. My countertop has a huge number on the edge. I'm not expert but I think you're supposed to hid the part with numbers? They do not do maintenance here. The doors have chipped paint that makes this place look trashy. There are exposed nails on the steps and patios. The clubhouse is finally opened with a pool but it's gross. The lifeguard we have spends his days making crude phone calls (F bombs ahoy) in front of the many children here or he will be half asleep with his ear buds in and hat over his face. The pool is filled with dirt and debris because it never gets vacuumed. Trash is overflowing, ants are crawling all over the food that never gets cleaned up. There are also ants in the club house inside of the fancy coffee machine and creamers -drink at your own risk. Pool umbrellas are all broken, there are never any cushions on the outdoor furniture. Am I supposed to root through the supply closet and get them out? Mail service is terrible. I have come home several times to see the entire row of mailboxes opened. Mailman didn't bother to close them up and lock them. We have rules against loud pets including barking dogs but I hear them every day. Children and their parents are always outside making lots of noise which keeps me up at night. Someone mentioned this being a quiet community. It's all luck of the draw who you get as neighbors. We recently had a resident appreciation day where the blatant owner favoritism was shown. One lady won 6 prizes from our raffle. When another won two in a row she decided it was not "fair" to give her two. Really? If you want the office staff to do anything good luck. They are totally useless and will get to it on their own time. All they care about is getting your monthly rent.
I have very mixed feelings on this apartment community. Here is what I see at the pros and cons: Cons: -why in 2017 are their apartment built without a ceiling fan / light combo in each room is beyond me. Not only is there no ceiling fan or light in each room there isn't even an electrical out in the ceiling if you wanted to add one! -the actual square footage of the apartment is much less than advertised. -the shower surround installed in the master bathroom is simply stupid. It is too small. It features a ledge that you can sit on which takes up valuable shower space, and or right where you would want to stand to take a shower. There is no lip on the door on the surround so even when using a shower curtain you walk out to a puddle of water on the floor. -they must have installed the smallest hot water heater known to man because after 10 mins you have no more hot water. -there is not enough kitchen lighting -the main room is wider than it is deeper makikg wall space for a large couch or entertainment center impossible. -unlike most other apartments I have been in you get no seperate outside storage room. Unless you want to rent a garage -the entry stairs and foyers leading up to the apartment are wood and I can imagine over time these are going to look very unsightly as they degrade -the decks are also made of deck wood which also will look unslighty, but the biggest designer flaw here is that it is not a solid floor so if I spill a drink or want to water pants or wash my deck off it cascades down to everyone's deck below! -no elevators. -fitness center and pool are not even built yet, and by the time they are summer will be over. -traffic going north on 301 and 896 in the mornings is horrible. Pros: -it is very quiet here, and you do hardly hear anyone from inside your apartment or around in the community. -you can't beat the ultra conveinace of being so close to shopping or a any place to eat. All are within walking distance. -the finishes inside the apartment are nice minus those mentioned above. -the monthly rent seems to be on par if not just slightly high. -in a good school district for those with kids. That's it hope the review was helpful.
I was looking for a 3 bedroom in Middletown due to the great school district and I found my home at The Reserve at South Ridge. The apartment is very spacious and I am loving the cabinetry and the energy saving appliances and the island is awesome (loving the deep sink). The bathrooms are very nice, they have a hotel feel to them. The complex is very quiet and neighbor friendly! Although this is new construction and the clubhouse and swimming pool is not yet in place, I can only imagine how nice it's going to be once it is completed. There is great lighting all around the parking lot and buildings. All the kids play together as if they have know each other forever. The leasing staff (Jessica & Arianne) are very nice and welcoming and they received my packages when I am not home (this is a plus). I have not had issues since we moved here in February. If you are looking for a luxury apartment this is the place to be. The rent is reasonable and the landscaping is beautiful. We are loving our new home!!!
I picked this place because: 1) it was brand new construction; 2) it (claims to be) is extra roomy; and 3) the amenities. But it turned out to be a lot of lies/bad information. They (the architects, according to the manager's office) claim that a 2-bedroom is 1255 sq. ft., but if you look at their own diagrams, it doesn't add up. Looking at the measurements from their floor-plans, by my calculations, it looked like it was at most 1100 sq. ft. However, when I finally got into the apartment, I took a tape measure and measured from one end of the apartment to the other, making individual measurements of the rooms to double-check, and I found that the actual square footage is somewhere between 1040 and 1044 sq. ft. - nowhere near 1255 sq. ft. they claim! Other design issues: the kitchen sink is smaller than a table place-mat; there are no drawers or medicine cabinet in the master bathroom, so you have to store everything either on the counter or under the sink; the only towel-rack in the master bathroom is behind the bathroom door, as far as possible from the shower; and, on the gas stove, if you lean against the knobs (which you pretty much have to do to get to the microwave), you can inadvertently turn on the burners - when you push in on the knobs and then let go, they have a tendency to pop back out in an ON position. They also claim that they have a fitness center, clubhouse and pool, but they're not even built yet! From what they've said, I won’t get to use them until just before my lease is up! Having said all that - I gave them a second star for two reasons: it is very quiet - I rarely hear any noise from upstairs, and the only noise I hear is faint footsteps (the front door, on the other hand, has gaps between the door-frame and the door - you can easily see light coming in on both sides and the top of the door - so I do, loudly, hear any conversation going on in the entry way); and because, although they only gave me four days to try and find another place, they did offer to let me out of the lease and give me my money back.
