I currently stay here and I’m warning you all now to not move here. There was a shooting outside of one of the apartments. It’s not safe for anyone let alone kids/babies. If you choose a downstairs unit get ready for leaking and water problems constantly. Also ready yourself for lazy maintenance workers and rude lazy leasing consultants. I think the owner needs to fire everyone and rehire a whole new team.

I have lived at this complex for several years and overall this complex is pretty quiet and the staff is nice and friendly. Bianca and Jamie have always addressed my needs whenever I have ran into a problem. When I had an issue with another tenant in one if the buildings I was staying in, Jamie and Bianca worked together to get me moved to another building with the floor plan I wanted when I first moved here. I love my floorplan and I appreciate them taking the initiative to work with me to allow me to stay and be at peace.

There was a terrible water leak in one of the utility closets next to my apartment. The water flooded my kitchen, dining room and a large part of my carpet. I called Tony and he came within a reasonable time (Sunday). Next thing you know they were in my apt. vacuuming up the water from the carpet and the dining/kitchen area. I was very pleased with the outcome of every thing. I give them 5 stars for this!
The leasing office staff is terrible. They're are slow, lazy, and liars. You have to stay on to get any requests taking care of.

Worst property management company I have ever dealt with. The Assistant manager is rude and will add as many false fees on u as she can. My dishwasher was broke over 16 months and the office staff just kept deleting the work order so it never got replaced. The gas company told them twice I needed anew stove they told me as long as it works they aren't going to replace it. They filed a dispossesory warrant on me AFTER my rent was paid in full and wouldn't even write me a letter to explain it was their mistake when I was applying for new residences and it was popping up as an eviction on my credit while I was still a tenant there. Then for a year they had no online payment so you had to get off work early just to turn your rent in so the Asst Mgr suggest I mail post dated checks. I do that and she runs them through my acct 2 days before the date and gets me charged fees and tells me I can no longer ever write them a check due to their error even tho the office staff admitted it was their error. They are supposed to clean the carpet every time u renew your lease, well I renewed mines twice and never go my carpet cleaned and now 2wks after I move out they charge me $400 for carpet replacement because of 2 soda stains. I filed several work orders regarding a leak in my sunroom and bathroom, well mold started growing and it was still leaking when I moved out it had never gotten fixed..

I came here in June 2016,we found our apartment as if someone left that very day, everything was in a mess dirty toilets, dirty kitchen even outside, upto now no one has helped us, I hate this place and I won't recommend anyone to come here

It is my understanding that management and property maintenance have seriously declined since CF Lane took over this property. This property is in serious need of rehabilitation. The privacy gate is ALWAYS inoperable, management gets an attitude if you complain, property owners only care about collecting rent, units do not look like the model, no ceiling fans, cabinetry and carpet need replacing, tennis courts need repairing and the gym is an advertised amenity that is inaccessible. This is bar far the worse place I have ever lived in my life.

I have lived here since Sep. 2014. MY apartment is big and spacious but old and stays infested with woodland bugs as can be expected since i live in the back. I have a had a rat or mouse enter my home and the way the office handled it was simply unacceptable. They suggested I wait almost a week until pest control could come in. I had to pay some one to set traps and get it out for me. The cost of rent has gone up $50 and they impose water administration fees that aren't in your lease agreement. The gym has been closed for almost 6 months now. It was the main reason why I decided to live here. How can you increase the rent and not make any updates to the apartments, add amenities or justify the price increase other than a new company took over. There are cats roaming everywhere. So if your allergic this may not be the place for you. On another note. Maintenance responds quickly and office staff is pretty good.

I don't have any major problem with faculty, but with it being an older apartment, there are a lot of maintenance issues with my apartment from indoor roofing leaks, to outdoor underground leaks. They are responsive in fixing them as quickly as possible it is just a nuisance to see things breaking often.

This is an older apartment complex that needs some updating. As the company seems to be spending money on the outside of the buildings and appearance of the community, the apartments themselves need some help. Overall, for the price you pay, they are good size apartments in an area close to everything you would need. My biggest complaint would be that you can hear everything coming from the apartments both above and below. If you move here, make sure your apartment is ready, before you move in. When we pulled up with our moving truck, they were just cleaning the carpet, the apartment hadn't been cleaned, and nothing had been repaired.

While not without its small quirks, this apartment has been fantastic. The leasing office staff are always incredibly friendly when I stop by. I have only had a handful of maintenance problems and they were handled quickly. The amount of space I got for the price is incredible for being so close to Atlanta. The grounds are large and feel more like a suburban neighborhood than a cramped city apartment complex. I have been very pleased with my experience at Reserve at Twin Oaks.

The apartment is okay, just for starters. I like that there is security gate. It has been really quiet so that is good. The bad thing is the trash is overwhelmed every weekend. The leasing officers are professional and helpful. The roaches was unbearable when I got here but now I have not seen one.

I moved in 3 years ago, and it was a great place to live. If there was a maintenance issue, they usually showed up the same day, even for minor stuff. Once the complex was sold, things went downhill fast. They've been working hard on "cosmetic issues" like replacing retaining walls and painting, and they have done some exterior repairs to the buildings, but interior stuff? Not so much. They send notices out all the time about things like replacing the filters in the HVAC, but then no one actually shows up. I reported rot around my sliding glass door right before the complex went into foreclosure, and when the management company took over and sent inspectors around to check for structural damage, I showed it to him and watched him write it down on the report. When I mentioned it at the office, I was told, "don't worry, it will be fixed when we do the repairs and repainting." When they got to my building, they replaced the rotted supports, and we got a note saying to clean off the patio so they could pull down the balcony above us and do more repairs. That was months ago, and the old balcony is still right where it was, the box for the light switch next to the door sticks out from the wall by about half an inch, and the rotted facing has still not been replaced. A couple of months ago, the water was out off and on for a couple of days, and when it came back on (on a Sunday), the upstairs neighbor's bathroom flooded and flooded ours. It shorted out our fire alarm, made the exhaust fan stop working, soaked the carpet, ran down the walls and made a horrible mess. I called the office number over and over and over for hours, and got a message that the number was unavailable and I should check the number and call again later. I went to the office ans reported it the next day, and was snarled at for not reporting it immediately, but someone did actually show up the next day and fixed the exhaust fan and replaced the fire alarm. When I was cleaning up, I discovered mold on my AC vents, so they also had someone come out and vacuum out the vent system, and I bleached all the vents while they were down. Now we have mold growing on the ceiling in the bathroom and bedroom, and when my husband went down to the office today and said something about it, the complex manager told him that we DON'T have mold, because this is a "mold free community." She said she was coming up to see it for herself, but that was hours ago, and she still hasn't showed up.

Ive lived here for quite some time. I loved it when I first moved here when Marissa and her crew ran things... But the rent is too high for how they maintain their property. They never file work orders.. they are rude when they answer the phone. They have no simpathy for their residence. They always add something new with the water and raise the rent. It's horrible. The gate is always broken. The gym hasn't been in working order for over 6 months. The pool is always I mean always filthy. There is trash around and lots of big spider webs in the walkways. It may seem nice but don't move here, you won't be satisfied!! I would give them zero stars... ! One positive though. The neighborhood is quiet never have issues with the residents.

Lived here for a few months now , rent is affordable. So far no major issues in my unit. Maintenance came by relatively quick on the one issue we had, management seems to have things together. Complex is quiet and so far no major hassles. The trash does pile up on Monday at the compactor, but they usually get it gone by tuesday. It's the one trash site in a decent large complex, so no surprise it can build up.

They do not take care of this place AT-ALL. They rarely file maintenance work-orders, refuse to empty the 1 compactor or 1 back dumpster. Water often leaks from the light-fixtures and the women in the office say that it isn't their problem. They keep the outside of the buildings looking nice, but refuse to do the necessary work to the apartments. I wouldn't recommend this place to my worst enemy.
