Settled about eight miles northeast of Downtown Austin, Walnut Creek is a peaceful, industrial area that features fantastic commuter options. Between the public bus routes, access to both Highway 290 and 183, and proximity to the Austin-Bergstrom International Airport, travel is a breeze. Though Walnut Creek is mainly industrial, there are many suburban streets around the town filled with homes and apartments for rent.
Walnut Creek, named after the creek that runs through the neighborhood, boasts many outdoor spaces like the Big Walnut Creek Nature Preserve. Take a stroll down the scenic Walnut Creek trail, or travel a few miles to the Walter Long Metropolitan Park. This city park has a large lake that’s perfect for swimming, fishing, and kayaking on a warm Austin day. Along the major roads in the neighborhood, you’ll find businesses, services, and casual restaurants, along with unique finds like Meridian Hive Meadery.

Property Ratings at Reserve at Walnut Creek
This management staff from Kairoi has been at best a complete joke. Right before I renewed, Kairoi management took over and they have been nothing but money hungry thieves whose use the word "policy" as and end all be all to all their corrupt nature. First warning came when early on they had double charges on some trash pickup payments. Boy did the manager huff and puff when it was pointed out and had to be changed. Next they got smart and when they wanted to add a sneaky invalid extra charge, such as charging a renters insurances charge even though they are already paying for it through a third party, they changed their insurance verification system without notice to the resident and when the verification system flagged all residents that had not used their system to verify the insurance the management team snuck the renters insurance charge after payment for the month had been posted hoping that I would be missed till next month so that can claim policy does not allow them to cancel the charge since it was caught during a separate month. Once I brought the charge up, I backed my claim by explaining how no residents were notified of this change in insurance verification system and their clause was they said "ooops too bad start looking at the community portal more often, policy does not allow to change this charge" as if they even posted any notification about this. Next, they got even more deceitful, when they told us the payment portal went down and then without prior notification the portal was back up but the payment system had already tacked on a late fee. Luckily, I caught this early but when I went to discuss this they mentioned how "oh this is your first late payment, we can remove it" as if they had not tried to screw us over by saying the payment system was down and conveniently just long enough to incur a late fee. Aside from the management at least twice or once a month several cop vehicles show up at the apart complex for a raid or some other criminal activity. They only bright side to this apartment complex has been the maintenance crew. All my request were fulfilled in a timely manner. One more thing, escalation of these issues with Kairoi does nothing. They will not call you back and they will not answer your email. If you do decide to live here, best if you have a lawyer buddy and some firm footing.

Hello Omar, Thank you for taking the time to share your concerns. We take your feedback seriously, and I’d like to personally reach out to you to discuss everything you’ve mentioned in more detail. It seems there may have been some miscommunications that contributed to your frustrations, so I’d like to provide some clarifications. Regarding renter’s insurance, it has always been a requirement of your lease. In cases of lapses in coverage, residents are automatically enrolled in a liability risk program. We did send out communication about the changes to this program via the resident portal, and we apologize if the next steps weren’t as clear as they should have been. Please note that you’ve always had the option to opt out of the program, provided that a current insurance policy meeting our requirements is kept on file. As for the payment portal, it experienced a global outage that affected all communities using the Active Building platform, not just our community. We immediately sent out notifications when we became aware of the issue and, as a result, we waived late fees for anyone who made payments online after the reactivation notice was issued. Additionally, there were multiple payment options available that did not require use of the portal, and residents are always able to pay in person at the office. We also want to address your concerns regarding crime and law enforcement activity at the property. We take the safety of our residents very seriously and are committed to maintaining a safe living environment. We are continuously working with local authorities to ensure that any issues are addressed promptly. I have put in multiple complaints of noice and harassment and attempts of theft multiple times since I moved in. Problems have not been resolved. I regret moving here since the first month. This apartment complex is not safe. Way too expensive for very low quality apartments. Amenities have not been available most of the year. Find a better place.

When I first moved into The Reserve at Walnut Creek in Austin everything was really good, Greystar came in and revamped the place and things got even better. I ended up having to leave my lease and move because my ex-husband, and co-signer on said lease at the time, became violent and a protection order was placed against him during the lease duration. I have court paperwork stating I could not remain in the apartment because he could not be within 200 yards of my residence. The order very clearly stated that he would be remaining at the residence and I would be relocating to Galveston County per the court order. I sent this in to the management at GreyStar/Walnut Creek and they told me that wasn't proper explanation for why I wasn't responsible for a 10,000 dollar lease my ex-husband broke months after I left. The management that placed this on my credit knew that I was a domestic violence survivor and still placed this on my credit. It's disgusting that this is how I get treated given the circumstances of my situation. I was assaulted multiple times by the man I shared this lease with and the management knows and doesn't care. It's hard enough moving on after something like that, with a broken lease like this it's been almost impossible to afford a rental property for me and my daughter. Do not be fooled by the pretty properties GreyStar may have, they have absolutely no morals or respect for their tenants when it comes to money.
I am staying in this community more than 2 years and I find it really safe and easily accessible to all the supermarkets/theaters and other happening places. The community is now transforming to a new lifestyle as their management changed and since then every month you will see different kind of changes to the existing facilities. Pros : 1. Located near 183 and I-35 so commute to almost all the places is very fast. 2. Supermarkets like Walmart/HEB is very near within 1.5 miles from the place. 3. The surrounding is very peaceful and there is no disturbance from outside noise. 4. Very safe place to live as we can walk around the community anytime in the night and day. During my 2 years stay I have never come across any kind of criminal activity inside the community. 5. It has a good big Swimming pool big basketball court, Fully laded gym which will make your day running. 6. The management is really good and always ready to help you and listen to all your queries. Maintenance request is addressed within 24 hours which is really great. 7. Every apartment is attached with full size washer and dryer which is rare in other Austin apartment communities. 8. There are pet park, Covered parking, Garage, kids play area and lot more amenities available. 9. big spacious rooms with all the kitchen fitting and have renovated with premium finishing on few units which is providing more value for the money. 10. There are monthly community events, pool party etc organizing by the community which makes the community more interactive and more social. Cons : 1. The renovated units are little more expensive than the market price. 2. The old management was rude and not good, but after the new management took over, they make sure of everything and they are extremely professional and good. I would recommend everyone to this apartment from my personal experience.
