Property Ratings at Reserve at White Oak
I went to fill out an application and got my money order. When I sat down to chat with the lady about what I wanted she quoted me way higher prices. I asked her about what's on the site she said "yeah, those prices not right. This feels like a bait and switch
I walked in the office, music was playing, snacks available, and the ladies in the office were so nice and friendly. I am a college student attending LSU. The price for my 1 bedroom 1 bathroom apartment is cheaper than I paid to rent a room in student housing. My apartment is huge. I moved into the downstair renovated. Love the fitness center and it only takes me 20 min to get to campus. I am glad I chose this place.
I would give this place zero stars if I could. We showed up at 2:30 for a tour and no one was there. We tried texting and calling and there was no response. That was extremely unprofessional and disappointing. While we sat there we saw so much traffic going in and out and the doors were wide open. Very bad vibes.
It looks nice, its peaceful & that's it. We have to pay extra fees every month because their system does not work properly. It's not our fault the systems don't work. The gate does not work, so they US PAY for parking passes instead of just giving them out. The pools are rarely open. The move in and renew fees are terrible and extremely expensive as well. Maintenance doesn't come & they don't do pest control on a timely basis. There is always someone new working in the office & they all tell you something different. They rarely answer the phone. They'll pick it up and hang it up. It's not worth the money you're spending. I like how ducked off the apartments are & I like how quiet it is, but still not worth the money you pay.

We'll work to improve these aspects to provide a better experience for our residents. The prices are not worth it, the apartments are newly renovated but there is a lot of criminal activity in the apartment complex itself. Also the staff always adds up fees for things you are not responsible for. They are very money hungry on this property and very unprofessional. Maintenance does not respond to requests in a timely manner.

I alppy for this place and I pid 250 for the application fee because they said it was a $100 deposit. So once I feel out the application they told me it was 600 deposit and then 350 for a move in fee and I ask them can I wait to next week to give them everything and on a wendesday they told me I need to have the money on Friday or they going to take back my application. And they basically money and didn't give a chance to get the money or at lease hold me application for a bit. They are just money hungry.

Hi Mikaila, I am so sorry to see your one-star review. We want everyone to leave our office happy and feeling great about the choice to lease with us. I am truly saddened to see that was not your experience. I would like to add that we only hold an apartment home for 72-hours without a deposit. We can always reopen your application when you are ready to reapply. Andre, your Leasing Specialist, advised that you scheduled a tour for Thursday. We hope to exceed your expectations this time. If you have any further questions regarding the application process, please contact me directly: reservemanager@acmapts.com
Do not move here. They money hungry they will put charges that don’t have nothing to do with you on your bill. They don’t care about us but just the money. Please find somewhere else to stay . Please don’t move here!!!
They don’t care of the property. Maintenance request take months. They don’t care about their tenants. The staff is rude.
I have been living here for a few months and still have not received a washer and dryer after the office tells me 2 weeks! they have been saying this since I have moved in, the roof has a hole in it and my whole apartment reeks! They were supposed to come in an hour and never came! Management is terrible.
We felt unwelcome. Didn’t even come in the apartment to show it to us. Only spoke to point out the pool and ask if we wanted a brochure after. Loud people in the lobby, and someone sleeping outside on a lawn mower.
In the 16 months that we have lived here we’ve had nothing but unresolved problems. A month and a half in we had a major electrical problem cause by failure of the facilities to replace a corroded neutral pad on our half of the building. The result was over $4,000 in losses that cannot be fully replaced by my rental insurance. The management company has claimed no responsibility for their negligence. We have a blocked gutter causing flooding into our unit when it rains. We have a load-bearing post that is not bolted down. We have glue oozing up through the floors. We have to run our dryer four times to dry clothes and this is likely due to the electrical surge that occurred in March of 2019. Although the property advertises that they are a smoke-free facility, they will not stop your neighbor from smoking inside their unit. I cannot be in my own bedroom without being nauseated. The club house is not functional and there’s only one poorly maintained pool. I seriously doubt corporate knows any of this and you cannot call them either. If you consider this luxury living, by all means take the plunge and enjoy. On top of this our rent increased to pay for facilities that don’t exist and management is rude and dismissive.

The staff were super attentive to what my family and i were looking for. They talked to us about the property and all the things that the surrounding community had to offer. When we were shown a 2 bedroom apartment for me, my husband Alan and my daughter, I was blown away about the unit. It was super clean and very up to date. The rooms were spacious as well as the closets. The unit has a washer and dryer hookup. Kitchen was also spacious. They showed us everything around the property. After my family and i moved-in we were very happy. The maintenance staff were also attentive and always came to our rescue when we needed something fixed or changed. The pricing of these apartments are very affordable and they are very beautiful. Best place to move.

They are rude and awful. They take a month to fix things- EVEN A/C. Which is illegal. It took 26 days to get them to acknowledge the almost daily requests. DO NOT MOVE HERE.

We’re discouraged by this characterization of our community and regret that your experience here has been anything less than exceptional, Michele. Our goal is always to provide maintenance services in a timely manner. All resident requests are addressed in the order in which they are received with priority given to more urgent repairs. That said, if your request has been pending for longer than expected, you can always reach out to us directly at (225) 960-7875 to get more information about the status. -The Reserve Team
Save your time and money. Looks are definitely deceiving with this place. The buildings are "renovated" but nothing works and everything breaks easily. Its supposedly a gated community but the gate DOES NOT WORK! The roads have the biggest pot holes ever and with all the rain you never know if you are gonna mess your car up bc you can't see the holes. THE WALLS ARE PAPER THIN ! Maintenance SUCKS, the leasing office workers... SUCK... Smells like sewage during hot summer days... there arent enough dumpsters on the property so they are always over flowing with trash ... and your neighbors... wont be the best ppl either??. I can go on and on but I would run or of space. If I could break my lease I would. I hate staying here and seriously wish I would have chosen another place to waste my money at least then I might feel more comfortable and safe ! But that's a whole nother issue ... smh. I will not be renewing and you should not sign a lease here at all! .... you've been warned.
The management team is HORRIBLE and all of the lovely comments about Niki, please note that Niki is GONE! It takes maintenance 8months (no exaggeration) to complete a request. When dealing with anything involving management, I don’t know if I live in hell or at the reserve.

Dewayne, we are sorry to hear that our management team has not been up to your highest expectations. We would appreciate the opportunity to discuss this with you in greater detail so we can learn more about where we missed the mark with you. At your next convenience, give our office a call at (225) 960-7875 and we'd be happy to work with you. -The Reserve Team
The area is fairly quiet but beware of the pot holes going throughout the complex. They are newly renovated apartments so inspect the apartment with great detail if you decide to move in. Communication is great but not beware of false promises, I have been waiting for a dryer for roughly two months!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! TWO MONTHS!
My experience has been wonderful from the beginning! The leasing agent Nikki was so sweet and helpful. She made the experience enjoyable. I did not feel pressured to make any decisions! The community was nice and i loved the apartment! Everyone in the office is bubbly and sweet! Maggie was so fun & kept me laughing! The lobby is beautiful & well kept! They have been an absolute joy! I am so excited to move into this community!
I was one of the first tenants that moved in. It was quiet at first. Very chaotic. Now you are responsible for gas, electricity, water, sewage, and pest control. The walls are paper thin. You can smell the neighbors smoking weed and cooking. The quality of people moving in is sub par, especially when it was originally suppose to be luxury apartments with certain move in criteria and the price I pay for rent vs the new people rates coming in. A lot of the tenants hang around outside all morning and all day watching the people who do have jobs go to work. Management doesn't answer the office phones or return calls. I am very disappointed in my choice to live here.
I love this place, the workers are nice and it feels great to have 2 police officers on site. Making sure we safe
That is very good place for life The apartments is very comfortable The staffs is good people the recreations areas is well and the maintenance is very very good
Always very helpful! Very pleasant and knowledgeable... staff will go above and beyond to solve any issues the come up.
I will try contacting the office once more, than this issue has to be moved up to the real property management out of state. Surely they can’t know what is going on here. For the amount I pay for rent I could have moved to a very nice brand new REAL luxury complex I was interested in for the same amount
If you are going to stay here make sure you get a bottom apartment those are fully renovated from the flood I have an upstairs apartment and I have stayed here two months and most of the thing I put I on my move it sheet have not been fixed(including the mold) and now that I put my 30 notice in because there is mold under my kitchen counter they want to come out and fix things I feel they are only doing it because they do not want to let me out of my lease

We apologize that this took place. We are continuing to improve our standards for our new apartment homes. We did negotiate with this unhappy resident and released her from the lease agreement. We want only happy residents!
This Apartment complex is rather quiet and most of the staff are helpful . I would recommend this location to friends and family .

Size & prices or good but seems everyone deals with pest issues. Staff is nice before moving in but they take their time fixing anything.
