I hesitated to write a negative review, but management's lack of responsiveness has forced my hand. I’ve lived at Reserve Decatur for three years and renewed my lease primarily for its location. However, after initiating a transfer three months before my lease ended in August 2024, I faced constant issues with the leasing office. Despite sending over 10 emails and visiting the office numerous times, I received no responses or follow-ups. The staff member handling my transfer was consistently rude and dismissive. I paid the transfer fee and submitted all necessary documents early, only to discover a few days before my move that my application was missing entirely. Fortunately, my new apartment was still available, but the process wasted a lot of time. Now, Reserve Decatur is asking me to pay my August rent twice. I paid on 7/31/2024 and have emailed proof multiple times, but they continue to ignore my requests and threaten eviction if I don’t pay the August rent twice. I regret extending my lease and wouldn’t recommend moving here unless management improves. They clearly do not respect their tenants.
The community is not luxurious at all, there are roaches galore. trash in the mail rooms all the time, many car break-ins, so many that an unmanned police car has to be parked by the entrance. Extremely easy for transients to hop the gate to the dog park or surrounding areas and get onto the property. Overpriced for the danger and lack of cleanliness.

First impressions are everything and I had the best experience when I took a tour of the property and spoke with the property manager prior to closing on a lease. The move in process was smooth and easy. Everything we discussed was readily available for me and the apartment met all of my expectations on move in day. I’ve been here for 6 months now and I strongly believe that I will be renewing my lease when the time comes.

The location is perfect. The property has beautiful and the staff is accommodating. I had the chance to work with Jasmine G and she was a breath of fresh air. I thought I knew what would work best for me but she helped me see what I wanted and what I needed could work hand in hand.

There are molds on everywhere - door nobs, switches, closet, window blinds, and washing machine. And spiders and spider webs on all ceilings. Clearly, they didn’t do the cleaning or pest control.

Although I did not pick this property simply because I choice to be closer to midtown, Amber was great! The property has terrific walkability! I would recommend it if you want to be tin the Decatur area!

People deserve to know what they’re getting beyond the tour. Living at this property has been a terrible experience from day 1 and I’ve only been here a couple of months. It feels disrespectful that painting is happening so fast, yet the roach problem isn’t fixed. Pictures attached are the unit and hallways. (1) First, there are roaches galore, everywhere, inside the unit, but also in common spaces, the mailroom, even the model unit. On my tour of a 2 bedroom with en suite balcony, the leasing agent Tra picked up a bug I noticed on the floor. I asked about it and pest control. He said that the cleaning staff had been there earlier and just left the balcony door open, and pests were not really a problem. The balcony door being open was completely logical—except, he lied. There are plenty roaches, the office receives complaints all of the time. There is a weekly spray ‘service’ that doesn’t work. The first time I complained, I received no response at all to my email and saw a random man pop up on my in home camera that I later learned was pest control. They never told me they were sending someone and I told them to never send anyone to my place without letting me know again. (2) The leasing agents are not that nice and they do not take responsibility. Obviously, they are nice when giving a tour. Imagine showing up at move in and you can’t get inside. One of the selling points the agent, Tra, pointed out was that there are multiple entry/exit points to the building so that someone could enter close to their unit. After applying, I picked up my key on a Saturday and let them know I was moving in on Sunday. At no point, did Tra say there were no door handles on my entrances to the building and they’d been that way for nearly a month (per another resident I witnessed struggling to get in). I was paying by the hour for a moving company and left voicemails with the office about the dishonesty(by omission). The next day after having all of my things moved in, he did not apologize—he argued with me on the phone that no one lied to me and if I wanted to renege let him know. It was the rudest I’ve ever been treated by leasing anywhere. Obviously, I spent ridiculous money to move in, struggled to get my things inside, and did not magically have another place to go. I said ‘no, you did not lie and tell me there were door handles on the doors you told me I could use to enter, but you knew long before I did and said nothing so I could find an alternative route.’
I went to visit the Reserve Decatur complex and the experience was amazing. The leasing agent, Tra, made my entire experience enjoyable. Not only was he knowledgeable about the property but walked me through the online application. The property is very modern and beautiful. I will definitely recommend these apartments to my friends and family.

I have been a resident of Reserve Decatur Apartments for 4 years. Since the recent new management change I have already seen improvements for the property. Not only were the breezeways vacuumed, the new groundskeepers have made it a nice place to come home to. I am looking forward to the changes coming that will be enforced, that will continue to make this a nice place to live. My interactions with Ajia and Tra have been nothing short of exceptional. I've lived at reserve for 10 months now and I absolutely love it here. The staff have always been more than happy to assist me in any questions, issues or concerns I have ever had. The property and location are more than perfect for me and my family. I would highly recommend living here.
I have not even lived at Reserve Decatur for a full week yet, and already I am filled with regret and wishing that I would have chosen to live in one of the many nearby apartment complexes. Upon moving in my unit was not clean.The sinks had dirt in them and there were floss picks on the floor that someone had clearly left behind. There were stains in the bedroom carpet and scratches in the paint on the cabinets. Not to mention there was dog poop in the hallway of the building for almost a full 24 hour before anyone came and picked it up. The parking here is also terrible. The parking lot is always filled to max capacity so if you come home any later than 8pm there's no possible way to get a decent spot. Also the doors/key fobs never work properly. I have to go from door to door(sometimes with bags full of groceries) trying to figure out which door will work at any given time. There was no warm welcome upon my move in. I was simply greeted by a dirty apartment. Do yourself a favor and choose somewhere else.

I’ve lived at Reserve Decatur for 1.5 years now. When I first moved here, the management team was great. They were always available and courteous. They had regular events, including the summertime and Super bowl. Amenities were clean and impressive. They were maintained. However, as happens with most apartment complexes, new management rolls in and things somehow begin to fall apart and aren’t repaired in a timely manner. It’s Saturday currently, and I could walk in the front office detailing how the Starbucks coffee maker isn’t working, the women’s bathroom light is malfunctioning, and the stall of the men’s bathroom is stopped up, and the entire staff is focused on making a sale and negotiating with otential residents. Screw this place. Nice pool yes, but for the price the staff doesn’t care about maintenance. Takes one minute to survey the coffee bar and make sure there isn’t stains and paper towels thrown across the counter. This place is disgusting now.

Considering the unattended bags of trash just feet away from the front door, the stream that smells like waste that's yards away, and the poor maintenance of the carpets and other common areas, this property is not worth the price. It's not safe or sanitary. There aren't enough sidewalks, so forget running or taking your children for a walk. There was a large hole by the elevator that was not repaired for 3 weeks. Make your own choice, but had I known better, I would have chosen another property.
